I was wondering if you could talk about which is the best to do first - find the place where you want to live, or find a job first. This has been something I've done a lot of thinking and researching on, and I seriously cannot figure out which is the best option. It seems like the internet is divided when it comes to this topic. My boyfriend and I don't want to spend the time/money required to spend two weeks living in the city we might want to live in (as you suggested in one of your vids). So I was hoping you might be able to talk a bit more about this topic in a video. Thanks for considering this!

Thank you very much! Yeah this virus is definitely cramping everything up. Pompano is pretty nice and safe if you live close to the beach. But it does have some rough areas, especially when you get closer to the highway. Best to stay East of US 1 if possible.
Awesome video Mike. I think the Jenson Beach takes the cake. When you can almost cast a fishing line from your balcony for $1700 a month with a gorgeous beach and ocean and nice apartment I would say that's an amazing find.

As you go further north up the coast of FL from Miami Beach, starting about, say, Port St. Lucie, the sand gets less white and less fine and the ocean gets less crystal blue/green. And some areas have increasingly shrinking and eroding beaches and have had to pump sand from offshore or truck it in to widen the beach (known as beach re-nourishment). I didn't see evidence of this in the photos, but when this occurs, rental prices drop.
Yes the sand quality can certainly vary by area, especially because of the beach re nourishment like you mentioned. Here in Miami Beach, they are currently doing that now (even though no one can go to the beach) but they did it my area already, and now we have even nicer sand than before. Super white and soft.
Michael, I really enjoyed watching your video.op One thing you might have overlooked is they advertise a cheap rent, then they nickel and dime of the renters. A surcharge if you have a dog,a parking spot and more... in any case good job can't wait to see the SW edition.

April on Florida's east coast is when the season has ended. The roads aren't so congested. The water is placid. I lived in Fort Lauderdale Beach. Two or three blocks from the ocean. I don't treasure being right on the beach, I guess as much as others. It can get downright nasty on the beach. I remember shooting a basketball in 30 (not the norm) mph winds.

It's common for a lot of places to come furnished as sometimes they'll rent these places out seasonally and the owners will come use it as well. Most places do not include utilities when you're talking long-term leases that are six months or longer. But a lot of times on shorter term leases it's common to have the utilities included in the rent payment

Yes they are all long term rentals for a year lease, but the ones that are furnished sometimes are offered as short terms as well. But they will be more expensive for sure, and the amount of time varies on whats is allowed by the building and owner. 6 months or a little less is common. 1 or 2 months, less so but is possible in FL
I'd like to buy condo on the beach, but on the gulf side for under 500k, where is that possible? Possibly Clearwater? I want a town with plenty to do (restaurants, movies, shopping etc) but not crazy busy like Miami.
It depends on the size of the condo you want, but Clearwater could be an option. I see there is not too much for sale on the ocean there for this price that is a 2/2 (just as an example). If you go a little south, there are many more choices by Indian Rock, and St. Pete Beach. This general area I think is going to be your best best as far things to do. Because if you go too far south, it is more retirement, and north of Clearwater is a lot more rural

Great idea for a vlog! A couple of quick things being from the Broward/Palm Beach side. There ARE some buildings on the beach in Lauderdale in a stretch called the Galt Ocean Mile. It's located between Commercial and Oakland Park Blvd and consists of an enclave of about 20 buildings. These buildings are right on the sand and have great features and amenities albeit probably most are out of reach as far as being "cheapest". They do have 1 bedrooms and studios though and this is a fantastic location, probably best in broward imo (I used to rent a 1 br there). Also, Riviera Beach is not a great place to live, I would stay away. Granted beachside is probably nicer but the city itself has a very high crime rate, one of the highest in the country. Love Hollywood, lots to do there and they have a boardwalk (called Broadwalk). If you speak French even better as there is a huge French Canadian population there. Hope this helps Michael!!

Some places do come furnished. When you are looking for a place, just be sure to check the listing to see if it is furnished or not. And if its unclear, ask the realtor. Usually it is used by a previous tenant, so that is something to keep in mind if you are not comfortable with that. Of course, any unit that comes furnished, could have recently just been furnished, so that is another question to ask before looking at the place in person 👍
@@lillydejesus9510 Yeah usually when you see new construction pics online, it is staged or even virtually staged. Always just make sure furnished or unfurnished 👍
Mike, these are great videos. I was wondering if you could do an east coast, large pet friendly version? We have been looking for a year now to make a move, only to keep getting disappointed that most wont allow a 75 pound Black Lab dog. She is the sweetest dog, but most only allow little dogs if at all.

And if all else fails, you could get your dog certified as a service dog, and then the buildings will have to accept her👍

No I don’t personally handle any type of short-term rentals. Also this video was shot before things got as crazy as they are now so it’s much more difficult to find a place like you see in this video
trending in CA now>>HOA's making RENTeRS pay for renter's insurance on top of rent. Disgusting !! This can run a couple of hundred a month. I told my landlord 'The place is furnished !! IT is all your stuff ! Why should I pay for that? And on top of that it is NOT IN MY LEASE"....so what happened? The landlord raised the rent a few months later , raised it $300 a month. !! I moved.

Well some of them do come furnished, and it is common here to rent a furnished place if you wish. It usually will cost slightly more, but is very convenient to just move in with a few of your things.
All nice apartments. These are not to rent for a year, almost all rentals are furnished apts. Places are mostly low populated , not many jobs, with the exception of Ft Lauderdale maybe. Good places for active retired people looking for 6 months experience in sunny Florida, I guess!
Actually at the time of shooting this vid, all these units were available for a year lease. And just because they are furnished does not mean they are only short term rentals. I have rented many units over the years to people for yearly leases that were furnished. But the job situation is a concern in some of these areas for sure, especially the more isolated ones.
The Pompano beach one looks like a real god deal for only $1500! So when someone signs the rental lease, can they pre-pay a number of months in advance?
Yeah it was! I doubt any of these are still available since I did this vid a while ago. But there other deals out there like it. You can definitely pay months in advance!
I will keep that in mind! I didn't want to get that specific for this first one, since a lot of people are considering moves all over Florida, not just down in the Miami area. But, I'll put it on my list 👌
I would like to see you do this list again, but keeping it strictly places that are NOT 55+ housing. I'm sure with how FL is and the looking around that I have done most of these are probably 55+
I don't think that will really be necessary. It's been a while since I made the video, but I remember looking at this when I was selecting the listings and try to stay away from 55 and older communities because obviously that singles out a lot of people. Almost all of them anybody could move to. It's just that all of these units I chose are in cheaper areas of Florida for the most part. Which was the whole point of the video 👍
Miami is expensive. Been there 2 times last couple of years. But I love Florida. Maybe someday I’ll move from Norway to Florida 👏🏻 Have been 2 times participated the Miami to key west poker run in early November with boats. Looking a little bit for fun at houses to buy on the country side in Florida because it’s a lot for the money 💰
Yep it is very expensive here in Miami, and that is why it did not make the list lol. Not even close. You can definitely get quite a bit of house for the money, if you buy a house in rural Florida. If you win a couple more of those poker tournaments, you might be buying one sooner than you think 😉

Hi Vince, yes I remember. There are some pretty good Italian restaurants down in Miami. I can't speak for the rest of the state so much, but we do have a quite a few good ones here, that are actually owned and operated by Italians from Italy. They may be able to be used as seasonal rentals as many of them are dual purpose and the owner will rent short term or long term. But all of them were available for a year lease.
I wouldn't go as far as to say that, but if I were you, I would at least visit and spend a few days there first, before choosing it. Make sure the vibe suits you and you feel comfortable👍

I have a place on Hutchinson Island in Stuart. It is so beautiful and peaceful. The downtown has great restaurants.

Which one does short term rental?
I'm not sure as that was not the point of the video. The video was to show regular long-term rentals available near the coast.

Are those all long term rentals or could be rented for let’s day a month or two?
Yes they are all long term rentals for a year lease, but the ones that are furnished sometimes are offered as short terms as well. But they will be more expensive for sure, and the amount of time varies on whats is allowed by the building and owner. 6 months or a little less is common. 1 or 2 months, less so but is possible in FL
I'd like to buy condo on the beach, but on the gulf side for under 500k, where is that possible? Possibly Clearwater? I want a town with plenty to do (restaurants, movies, shopping etc) but not crazy busy like Miami.
It depends on the size of the condo you want, but Clearwater could be an option. I see there is not too much for sale on the ocean there for this price that is a 2/2 (just as an example). If you go a little south, there are many more choices by Indian Rock, and St. Pete Beach. This general area I think is going to be your best best as far things to do. Because if you go too far south, it is more retirement, and north of Clearwater is a lot more rural

Great idea for a vlog! A couple of quick things being from the Broward/Palm Beach side. There ARE some buildings on the beach in Lauderdale in a stretch called the Galt Ocean Mile. It's located between Commercial and Oakland Park Blvd and consists of an enclave of about 20 buildings. These buildings are right on the sand and have great features and amenities albeit probably most are out of reach as far as being "cheapest". They do have 1 bedrooms and studios though and this is a fantastic location, probably best in broward imo (I used to rent a 1 br there). Also, Riviera Beach is not a great place to live, I would stay away. Granted beachside is probably nicer but the city itself has a very high crime rate, one of the highest in the country. Love Hollywood, lots to do there and they have a boardwalk (called Broadwalk). If you speak French even better as there is a huge French Canadian population there. Hope this helps Michael!!

Does furniture come with the apartments and is it new or from the previous tenant?
Some places do come furnished. When you are looking for a place, just be sure to check the listing to see if it is furnished or not. And if its unclear, ask the realtor. Usually it is used by a previous tenant, so that is something to keep in mind if you are not comfortable with that. Of course, any unit that comes furnished, could have recently just been furnished, so that is another question to ask before looking at the place in person 👍

Mike, these are great videos. I was wondering if you could do an east coast, large pet friendly version? We have been looking for a year now to make a move, only to keep getting disappointed that most wont allow a 75 pound Black Lab dog. She is the sweetest dog, but most only allow little dogs if at all.
Thank you Stephen! That video will probably be a little too specific for me to make, but I can give you some pointers. I would say, to look into single family home rentals or townhouses. And if all else fails, you could get your dog certified as a service dog, and then the buildings will have to accept her👍

Oh that is wonderful! It depends, are you planning on being very active down here in FL? Or are you more of the person who just wants to kick back and relax with the fellow retirees in the community? That would greatly influence the decision.

No I don’t personally handle any type of short-term rentals. Also this video was shot before things got as crazy as they are now so it’s much more difficult to find a place like you see in this video

trending in CA now>>HOA's making RENTeRS pay for renter's insurance on top of rent. Disgusting !! This can run a couple of hundred a month. I told my landlord 'The place is furnished !! IT is all your stuff ! Why should I pay for that? And on top of that it is NOT IN MY LEASE"....so what happened? The landlord raised the rent a few months later , raised it $300 a month. !! I moved.

Well some of them do come furnished, and it is common here to rent a furnished place if you wish. It usually will cost slightly more, but is very convenient to just move in with a few of your things.

All nice apartments. These are not to rent for a year, almost all rentals are furnished apts. Places are mostly low populated , not many jobs, with the exception of Ft Lauderdale maybe. Good places for active retired people looking for 6 months experience in sunny Florida, I guess!
Actually at the time of shooting this vid, all these units were available for a year lease. And just because they are furnished does not mean they are only short term rentals. I have rented many units over the years to people for yearly leases that were furnished. But the job situation is a concern in some of these areas for sure, especially the more isolated ones.

Yeah it was! I doubt any of these are still available since I did this vid a while ago. But there other deals out there like it. You can definitely pay months in advance!

I would like to see you do this list again, but keeping it strictly places that are NOT 55+ housing. I'm sure with how FL is and the looking around that I have done most of these are probably 55+
I don't think that will really be necessary. It's been a while since I made the video, but I remember looking at this when I was selecting the listings and try to stay away from 55 and older communities because obviously that singles out a lot of people. Almost all of them anybody could move to. It's just that all of these units I chose are in cheaper areas of Florida for the most part. Which was the whole point of the video 👍

I believe most of them were yearly, but you can find short terms too.

Yep it is very expensive here in Miami, and that is why it did not make the list lol. Not even close. You can definitely get quite a bit of house for the money, if you buy a house in rural Florida. If you win a couple more of those poker tournaments, you might be buying one sooner than you think 😉

I have never been in Florida and do plan one day to go and check out parts of the state there. I also know from talking to people over recent years , that there are a number of people from the N.Y.C. and Boston areas that have moved down that way. So let me ask ? Hi Vince, yes I remember. There are some pretty good Italian restaurants down in Miami. I can't speak for the rest of the state so much, but we do have a quite a few good ones here, that are actually owned and operated by Italians from Italy. These are seasonal rentals! So they rent for double the price for the year
They may be able to be used as seasonal rentals as many of them are dual purpose and the owner will rent short term or long term. But all of them were available for a year lease.

I rent my place every winter and it is way nicer than this. 2k a month and it is pristine. Private beach, 20 minutes from downtown Old Stuart with great restaurants.
