It has old and modern combined in a very nice way. It’s in Umbria and is the gateway to Tuscany and Marche. A great find for sure, presented as we have come to expect. What makes this property rather unique is there are only two owners/appartments in the palazzo. Castello center offers plenty of jewels like this one. Considering the size and restoration costs to bring it back to absolute splendor that a property like this deserves, the asking price does not reflect the current local market conditions. This palazzo and the one on Just Dream Italy are my two favorites I've seen since I started watching Italian property videos in June. An absolute stunner! If I had the liquidity I would jump on this in a heartbeat and make it my home.
AH! I knew this would be a good one! I understand the configuration exactly, it's similar to the floor plan I live on, that's been diveded into two flats, although not as spacious as this. Making this into a single cohesive living space wouldn't be difficult. It could also become two. The trick would be placements of bathrooms and adding a kitchen (perhaps moving the original one as well). There's already several separate entrances. One is the first door we came in (where you used the service entrance to the grand salon, silly Nick) the second is across from the staircase leading to the upstairs flat, the third is possibly using the "French doors" in that room with the 60s sofa as an alternate entrance and then there's that little courtyard with terrace access I'm unsure of whether it can be reached from the communal spaces? Anyway, LOADS of potential to configure this to generational living or create a full separate apartment or small guest pied a terre. Ideally of course, would be to go the other way. The way I see it, originally after stepping into the entrance you'd want to find yourself (as a guest, not "the help") in that room with the painted ceiling and a boarded double door. Like a gallery with double doors to the hall and on each side to a salon. Definately opening up revealing the full single file expanse would change everything! I think the first hallway which isn't too precious and must be a later configuration when dividing the building into separate flats could be smartly altered, possibly with shrewd panelling to fit a cloakroom and place for outdoor clothes, the added WC close to the two main salons would be handy. The large bathroom no 1 had a bit of an odd placement. That's happened after someone made that corner room into a bedroom for sure. I think that room would also make a nice tv room or study. There's certainly plenty of options depending on how many bedrooms you need. I'd have loved to see the blueprints on this one. Back in the original era rooms werent really designated. You ate anywhere, played games, worked, and most rooms had a place to sleep or recline. You simply had the servants fold out tables and brough in chairs or set them against the walls. The small room under the terrace is charming! Did the kitchen lead to this outdoor space? I get the feeling it could have been a room for a domestic at some point, or even the larder. Hmm... A terrace in a city like this is truly a luxury! The cantinas are HUGE, was that one bigger room really 120 square meters? That's enormous! Question is: what do you do with a room that large, with no windows (and no permits for them either I presume)? It would be a great workshop for a carpenter or some profession requiring lots of gear, but I'm guessing that's not who's buying this... Someone willing to put in an indoor pool won't go for this fixer upper either, although that would be incredibly cool with those vaults. Too expensive and lots of hurdles. Fantastic warehouse for any niche business though, exporting out of Italy. I can just imagine this property renovated. At double the asking price and some diy for the bits you could manage yourself, professionals for the rest, you'd get a fair amount done. For 3x that it would be quite a luxury home. Thats a fair asking price I say. It does need work, but if you're not looking to spend that much and aren't a big family you could likely make it very pleasant anyway without too many major projects. Well nick, this was a very surprising property. In its grander days, I can imagine all the guest rooms, I’m sure the narrow stairs were for servants use between the two floors. The frescos are very feminine to my imagination. I suspect there are many secrets to be discovered with a proper restoration which I’d love to see accomplished. Is the apartment then owned by two separate entities as well. I can imagine that might be difficult unless they had similar restoration goals. I do really love the variety of things you show us. Such diversity. Your enthusiasm always makes me smile.
That is a great price for that property. I love the cherubs in the corners of the ceiling in the first room. That is quite unique. It's a shame he can't keep the house in the family.
I suppose someone who has lived in this place for most of 80 years would not think anything of it, but I think it is a complete maze. I'd need a ball of string like in the ancient tale about the minotaur so I would not keep going in circles. 😂😅😂😅 By the way. I almost had a heart attack when I discovered you had actually remembered to bring an electric torch. 😊 I would definitely remove that narrow walk through bath and add a couple in more convenient spots. I'd also want to restore those ceiling frescores to preserve them for posterity. Ciao.

Nowadays, every video I come across seems to be filmed in Italy and seems to be more than any other country. It seems people still love to view, learn and enjoy - ALL THINGS ITALIAN. From Antiquity, through the Renaissance, through Modern Times, the Italians seem to have an everlasting impact not only on western civilization but on the World too. These videos are great. That "cantina" would be perfect for an aromatherapy beauty parlour and massage therapy business. The feeling of calm and luxury you could portray would be superb. A nice little business. Or even a small luxury bar, selling cocktails.

how fabulous is this wonderful apartment! oh my that entry is so grand!!! it's beautiful, livable space in need of only some loving :) i am like you to say : it's needing fresh paint and good scrubbing, some updates here and there, but i really would not change or "fix" the patina too much. reconfiguring some of this space would bring more fashion and function to it, but many things about it don't need much redo. i love the natural light it gets! the size of that kitchen - oh wow how fantastic could this become! it's nooks and crannies are delightful really. she's old ---- and proud to be! i love that!! you've found another treasure nick :) you're a magnet for them ... they find you! great tour as always!

OH NICK! Another beauty. From the creaking of the front door and those knockers! To the salons, and so much space- its incredible. Salon 3 had the most fantastic furniture and light fixture. The frescos and moldings were crazy. The floor plan had me confused and I had to go back and watch again. It's just room after room. how fabulous is this wonderful apartment! oh my that entry is so grand!!! it's beautiful, livable space in need of only some loving :) i am like you to say : it's needing fresh paint and good scrubbing, some updates here and there, but i really would not change or "fix" the patina too much. reconfiguring some of this space would bring more fashion and function to it, but many things about it don't need much redo. i love the natural light it gets! the size of that kitchen - oh wow how fantastic could this become! it's nooks and crannies are delightful really. she's old ---- and proud to be! i love that!! you've found another treasure nick :) you're a magnet for them ... they find you! great tour as always!

OH NICK! Another beauty. From the creaking of the front door and those knockers! To the salons, and so much space- its incredible. Salon 3 had the most fantastic furniture and light fixture. The frescos and moldings were crazy. The floor plan had me confused and I had to go back and watch again. It's just room after room. Thanks for bringing us another very special and affordable property. I wonder how much it would take to get that place painted and cleaned up.
