  • We've got the majority of the work done on the first floor, we're onto the second.. One day, we'll get to the third! Structural retrofits like this can take a long time to complete, but give the building the structural integrity it needs to stand for decades to come. PSL, LVL, LSL structural material will be used to construct this 3-story home into someone's dream home.

    Me and my buddy are watching this, thinking, we would definitely get rid of that whole house and rebuild it. The skill of renovating this is very impressive.

    I've learned a few things on this home that I'd do differently next time.. I'm glad I only put up the third story wall framing before swapping beams, had I done the second story with the thought we'd muscle up massive LVL's from below. I'd really be kicking myself.
    Luckily, we can move the third story walls out of the way in order to drop those two in. It'll be tight but we can make it work.

      @Matt, I'm always in a framing state of mind. That was very satisfying. As much as we complain about walking up on a new slab, it's projects like this that challenge you while giving variety. Rock on craftsman.

    Impressive work just to get the project to modern engineering standards. Only a brave contractor would even consider working on this project. You and your team are first rate. Keep up the good work. ❤

    Also, there's an LVL running across the entry-way. Plans call for a PSL, swapping to LVL isn't an issue but I keep calling that beam a PSL and everyone loves to comment on that. I'm aware of the mistake there, thanks!

    Alotta people don't understand spead isn't always adequate when things have to be done correctly . Fixing what others didn't do correctly after the fact is always a challenge even for crews with years of experience. Well done guys

    I'm sorry, people were suggesting to not support the joists while you replace the beam they're hanging from? Are they high? I'm a framer for a few decades and I've never heard someone suggest that.

    Anyone have an idea on how to lift that steel beam in yet? I'll pay for a nice steak dinner if anyone can help me out.

      Call a steel fabrication company and ask. I’m sure they might have a solution.

      Not sure if you have them there but here in Australia we have used genie super lifts. We have found them to work great sometimes depending on weight you can use 2 or even 3 if needed.

      About 250# +-for ten ft beam. As noted, a pair of genie lifts if the floor is stable.
      I would consider couple of chain hoist from upper floor. Center the welded or attached eyes to the beam for balance.

      If it doesn't induce any warpage or the structural engineer doesn't say no, you could weld something to the beam to lift it, just like you screwed a 2x4 to the LVL as a handle.
      The other guys' suggestions in the comments here sound better though.

    I think someone is overvaluing the price when finished. Only 2-3 comps in that area are over $2 million, and those are in the $2.1 million range. Having said that, many of the properties that are actually _on_ the beach are definitely valued over $3 million.
