if I look at MH in FL how do I filter no LOT rent or LOW Lot Rent , how would I find those like you did, without have to CALL on each one to find this out--is there a place to locate this information? TIA
Hi. As for a filter on Zillow or Realtor providing details on the lot rent from low to high, there isn't one. We're lucky when we find listings that provide the lot rent amount or details of any kind. Why Agents list homes without providing details is a Question I cannot answer. Most Mobile Home Agents do not reciprocate nor do they allow agents outside of their office to show their Mobile Homes to Buyers who contact another agent. IMO it is a disservice to Sellers and Buyers alike. And, what's worse, the Seller is not aware the Agent does not reciprocate. That is not the way I do business. Some of don't want to cut grass. Paying 100 a month in taxes seems fine, but there are many mobile home down there for under 20k and lot rents of 390 where they cut the grass for you are they are responsible for your water, sewer, trash and electrical feed because it is their land. The homes are also a lot newer. With these 70% of what you spend is for the land, not the house. None of the houses you show are worth more than 30k without the land. If you ever do a video on the cheapest mobile homes and parks, let me know, although I have looked myself and plan to be there in 4 years If you pay 50k MORE then the house itself is worth because you want your own land, 50k will cover over 10 years of the lot rent, so unless you plan to live there for 20 years, it might be safer to rent the lot and have them cut your grass. I have no problem paying 500 a month in lot rent forever.
Hi, a thought just occurred to me with the last house you showed for under 100K. Roughly speaking, what would the ballpark cost be to have the home removed and replaced with a new/newer model and would that involve a lot of red tape? I'm assuming the bulk of the cost is the land itself. Thanks for the video!
Hi. Removal of an older MH can be done. A Removal/Trucking Company could provide a quote for the cost. The new home has to align with the current utility connections, the pad and so forth. Some MH Parks allow for removal and replacement as it increases the value of not only your lot, but the park as well. It's best to contact the community directly for up to date information. The Park Owners may also have a contact with a particular MH Manufacturer. Depending on which Manufactured Home you choose, be sure to ask about their lead time for the New Home and the delivery of it. Good Luck.
