Apraisals are such a scam. I bought a foreclosure for $245k while every other comp within 5 miles was in the high $380s. The bank didn’t like the high appraisal so they hired another appraisal that needed to come in at $245k. This appraisal comped houses that were 20 miles away. Appraisals are scams. I refinanced that home a few years later and it was valued at over $500k. Used the cash out and bought another house. Btw. I still have that home. My parents live in it. If you want wealth you need to work for it. I have lost my job 3x in 20yrs but I keep growing.

Hey Wayne!😮 WTF.? I followed the link to that foreclosure website you posted. It had some properties I was interested in. When I clicked the link it wanted me to sign up for their premium membership to see the photos and details. It upset me a little bit but considering how hard it is to find information on foreclosures, I was willing to pay for premium membership if it wasn't too much money. However, it wanted my credit card number before even telling me how much the premium membership costs. That it's a sign of a scammer! 😲☠️ You should not link people to scams!😡

First of all, thank you for the feedback! I am certain that this is a legitimate company, I've used them in my business in the past. They provide information that you could potentially find on your own for free by searching public records, however, that can be very time consuming and, in my opinion, it's much more convenient and effective searching for this data in one location.

Clean property is a good sign that more than likely it needs very few major repairs.
Clean is usually an indicator that it was maintained, but I still always recommend a home inspection.
Do take pictures of anything you see as odd and send them to the inspector. Most that you have worked with before will spot things/comment on them immediately to save you time and money, like cracked foundation. They would rather spend their time on a good property and avoid the 3 disasters as well, since it's easier for them and you are happy as a customer. Same with a realtor. They know the toad properties all too well.

Wait a year for the market to crash some more. Also, almost all of central and south Florida isn't considered "rural" for the program unless you are quite literally 30 minutes outside of town. Even in those areas, a tiny fixer home is 200K. In 3 years, those same homes will be selling for 125K.

Go to your county court steps on auction day.. Call them to find out date and time. Go a few times to get the feel. See how much security monies they want before bidding.. When you do find the property you want, make sure to do your research!! Could have liens or mold so many things. Even tenents. You can get a list at court house.
Well the simple answer to that is why would people doc next you how to get good property at good prices ,when they can get it themselves ok!

Please show me the HUD 1 document that shows exactly the expenses that you incurred when you purchased a property so that I could verify the information presented here as well as the addresses of the properties that you have purchased with $ 800 or no.monry out of pocket. There're a lot of gurus that claim that they acquired and owned a lot of real estate when, in fact, the only thing they are trying to do is sell their books, seminars, or are just bird dogs. Thus, I'll wait for your answer so that it can be verified.
I'm not a bird dog or "guru". The USDA rural development loan that I refer to in this video is legitimate. You can verify this information with any mortgage broker in your area.

Shop carefully. There is a reason people are leaving the property. In a best case scenario, they are upside-down on the loan and that's it. But that's rare.

This is primary residence. How about investment properties?
There are ways around it, but it's not really designed for investments as the program has excluded every town and city and zip code where there's a bubble or any change for investment. These are rural properties 30 minutes our of town or in a tiny community of 500 people. Which won't give you a ROI like you'd want. One I saw said it expected rent to be a "solid return" at $700 a month. On an $860 a month total loan cost. lol. That's $200-$300 a month loss. None of these will make you rich in less than a decade.

I never said every foreclosure is like this. This one is a gem. But, if you expect a deal it's going to take time, research and hard work.

I recommend using a software, like TurboTax or hire a CPA from a company like H&R Block (I have no affiliation with either company, I've just heard them recommended a lot and used to use them myself)

The problem with being self employed & writing all your exspenses off you've made almost nothing. My bank told me to stop writing everything off for a car & then offered me a crappy loan & the car companies would sell me anything worth buying unless I took their crappy loan & at that time I had good credit. So I made very bad buy on a $3500 dollar car prolly have $7000 grand into it & sitting in a drive way. I should of been able to get the $10k-$15k truck I wanted when I had in the ball park of that much money saved without getting ripped off on a loan. Average people use to be able to afford homes in Ohio prices have skyrocketed now we afford rent in worse neighborhoods. & if you listened to the Presidential debate what Trump said about immigrants eating peoples pets is true MS-13 had Pittbull stringed up like a deer & they said they were gonna eat it. I'm in Dayton. Springfield is right around the corner a different group of immigrants. Good luck with getting a house though. They are lying on TV saying it's not true. Sorry my finacial wows turned quick but I do think people deserve the truth.

I was able to get my official current credit score from one of the credit bureaus to give to my potential lender. Must I provide the score from the other two bureaus or is one enough because they're all going to provide the same credit score?
Your lender will want to pull their own credit report. Also, it’s important to remember that there are a few different scores that different types of lenders look at, the FICO score 5 is what mortgage lenders typically use.
@@TheRealWayneTurner Thank you for your reply. He pulled it and said he could not see my credit score, so he considered it as me having no credit score at all, which is not the case. So I was able to get the actual credit score document and I'm hoping he will accept that. There has not been a freeze on my credit so it's unclear why he can't see it.

Student loans will be counted towards your debt, but having student loans will not disqualify you from purchasing a home.

You do not have to be a US citizen to get this loan, but you have to live in the home for a minimum of 1 year as your primary residence.
