    I’m closing on my first house next Friday (29th) its an hour outside my current city. it’s just shy of 1500sqft , 2 car finished detached heated garage with 8acres of mixed land, woods/prairie, wetland/pond, house needs a little love like roof/facia, windows and some updates, has brand new furnace, water heater. Picked it up for $150k on a conventional loan, owners pay closing(3%) , $500 in Ernest , $1000 for inspection and appraisal, $1042 at closing, $1340 a month at 6.3%(sucks) but it’s better then 8%… I’m so happy I found this opportunity to get away from the big city and finally get a place to put my hands and tools to good use!

    I got a rural developmemt loan when I was 19 yrs old and purchased our home. It was a life saver because the little bit of money I had saved up help buy appliances for the home. That was back in 2008 and I was lucky to get the loan with barely any credit and no co-sign. The subprime mortgage crisis actually benefited me and helped me because I should not have been able to get a loan that easy with no credit at 19yrs old.

      Thank you for this comment based in reality. We have become a nation of whiners - “Woe is me. I am poor and it’s all one person’s fault and never mine so get for my guy into office so all my problems will be solved.” Some channels are full of these types of posts. I like your post because it showed a step by step decision making process to create generational wealth without complaining about someone not giving you something that you felt entitled to get. You found “workarounds.” That’s what I am seeking in the comment section- workarounds.

      There are people who, with a little luck and initiative, can really make a go of an opportunity. The fact that not everybody does so is often used to deny the opportunity to everyone, which means that other hardworking people like you end up working hard but not getting ahead.
      People who idealize the homesteading, bootstrapping era usually overlook the fact that all those individual successes required a ton of federal and state government intervention in the form of the Homestead Act, railroad land grabs, and other things that were only possible due to artificially low costs of entry for the individuals who benefited. These days, those opportunities are mostly gone, and people are being expected to accomplish the same things as their predecessors withput access to the same opportunities and resources.
      The other bad thing that's happening is that everyone, particularly the Fed, pretends that the same economic conditions exists in every location. The low interest rates that are necessary in poorer or rural regions, and I'm not just talking about mortgages, create rampant inflation in major cities. The high interest rates that help balance the job market in high cost of living areas completely gut the economy in poorer states and lead to widespread debt slavery and lackbof economic development. Fed policy is invariably set to favor the parts of the country that are already rich and well developed.

    Thank you for telling folks about the seriousness of toxic mold. It can cost a fortune to properly remediate a home and certain species of mold are more dangerous than others. Your health is more valuable than any “bargain” on a home.
    And beware of the shameless people who just paint over mold with Kilz. This is NOT sufficient and the mold will eat its way thru the Kilz. The HVAC system may need to be completely replaced if it is contaminated with mold. Spend the money and get a professional separate mold inspection before you buy any home!

      This is so true. I lived in an apartment that was VERY cheap for several years, but started having tons of strange health issues. I finally realized the place was riddled with mold and management refused to do anything beyond slap a bandaid on it. After I moved out, my health issues went away in a couple months, thankfully. Don’t underestimate mold!

      That’s what I’m dealing with right now. I know there’s mold because there was a leak in the ceiling pipes were constantly leaking and they had to keep coming to fix it. Now I’m sick all the time and constantly fighting mold on the walls. Sucks I need to move NOW!!

      Well, I bought a 140 y/o old farmhouse with 4 kinds of mold. Water was coming in the basement because the yard was graded all wrong, which I fixed in a couple days. Got an ozone generator for around $250 and let it run in there for 30 days, then came in and vacuumed all the mold off of the floor joists in the basement and a few other spots. Came right off and never came back. Also had a fella come out and steam clean the hvac ductwork. Been living in it 8 years and never sick except for Covid twice. Another thing about this house, you can bring any plant inside and it will grow like crazy. People bring me nearly dead potted plants and within 6 or 8 weeks they’re bustin out of the pots.

    I help flip homes for a large realtor in central NC , and walking thru homes all the time I get the same felling of the homes history , full of love or cold, etc. A real thing I believe

    I have put over 30 plus bids in on homes since 2020 with only one accepted but it failed well test.
    Thing is these realtors are telling their clients not to accept a USDA home loans, especially if you are asking for closing cost.

      Around the 10:20 mark is why. Most homes need work to make it completely safe in the eyes of a government-backed loan and the seller is usually expected to pay for it or the deal falls through. So when there are cash buyers or conventional loan buyers, an agent might suggest to the sellers (who usually need to sell and move quickly) to accept an offer where the home doesn't go through so much scrutiny, just to fail to close 6 weeks later and the sellers have to start all over again.

    To me, it is the investors, / large corporations are grabbing ALL lower price houses that have potential, and people without a LARGE bank account doesn't have a chance..... they are taking away the "American Dream" of being a home owner. (PS. Love your videos)
    PLUS, years ago before prices went sky high, realtors didn't want to bother with me that wasn't buying an expensive house, as it would mean low commission (which I get, but sad).

      Agreed! It's insane! The American Dream is Chinese owned! Not even a joke! America is being purchase by everyone but the middle class Americans. SO SICK OF IT! Ready to buy again in Florida, but THEY have destroyed that market with endless massive communities of crappy over priced homes. There seems to be no rules in Florida if you have money! Builders can build millions of homes on top of one another with no common sense. What are CODES for at this point? They don't even check the quality of homes! As long as you pay stupid taxes, stupid impact fees, and insane HOA fees, no one cares! Our country has become one giant SCAM that only benefits the wealthy corps and politicians! The actual citizens take it all in the arse!

      don't take this wrong but there's no conspiracy out there man. You can literally go out and buy a home or a piece of land TODAY! It's easy for younger people today to excuse not going out and finding something... if younger people would spend 10% of the time on the internet and on their phones looking for real estate right outside their door they would be millionaires after 3-years. There's owner financing, lease options, hard money loads, buy-sell-lease-back. Increase your real estate vocabulary and you'll increase your net worth and income. I love it that all these young people think they can't go out and find deals LOL that leaves more for me. In my day in my 20's and 30's every young guy was out putting deals together... get off the phone and get on the GIS in your county and go make it happen.

    I got into a mess with a house with 17 acres that was a horrible mess. They had let chickens run in their house. Every heavy rainstorm, the water table of the well would rise into sulfur rock and the water would taste sulfur like for about a week. It was nasty.😂 They had also left many other things like paintings and it turned out that one of them was worth between 30-50k. They had fled to another state with no intention of ever returning. Then it turned out to be in probate and it blew all my effort of my cleaning it up. I went into the situation with not a clear path to get the house after all. I did live in it for a couple years.

      @@FirstnameLastName-sx8ls It was a very different situation over 30 years ago . My landlady was collecting rent from it previously, and the renter left suddenly, the owner lived in Louisiana, and had died a very short while before these people flew the coop. My landlady thought it would go up for sale right away, but it went into probate. I was a dumb kid 😂 I did live there for 25 months without paying rent though. The job of cleaning it was about like a forty hour work week for about a month to clean it up. The AC system was full of chicken crap. Someone had set a cage over it too as was the floors in the house.

    We want to pass on purchasing land with a home already on it. 1. Because most didn't have enough land that we wanted (15+ acres), or the 4 bedroom 2 bathroom houses were HUGE. We don't want huge. We found plans, 4 bedroom 2 bathroom, within 1050-1350 sq ft, which is exactly what we want! If we stumbled upon exactly what we wanted in a home with land, then sure we'd totally attempt it. But most houses are not what we want.

    The reason I want the land without a home so I can build a cabin on it. But not on a foundation but on piles. I want something that you can live in but keeps the property tax down. It's not my issue since I am tax exempt from military disability so I don't have to pay tax. My son lives out of my state (Minnesota) but he likes hunting. I want him to hang onto the property after I am gone. But if he has to pay high taxes for a cabin he might stay at once every few years he will sell it. I want to hand something down to him that he will keep.

      @@BeeManBrettly I will be working on it. I plan on retiring in the next three years. Just paid off my house and have no debt. I am able to bank over 3k a month so will have the cash in two years or less for the land.

      @@BeeManBrettly I just checked out this info and saved it for later use. I can't apply since I don't have a county to pick from. Will have to wait until I have the land. I have a question but not sure if you have an answer. If I have land in a trust I know the land wont be in my name but the name of the trust. I am property tax exempt for 150k in the state of Minnesota. Can I apply it to that said land in the trust or not. I wanted a trust set-up for my son so he wont have to pay capital gains tax after I die.

I've been saving for a home, but rising prices and aggressive buyers are making it difficult to find affordable options. It's frustrating to see people overextending themselves with high-interest mortgages.

      To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

      Me to had a early 1800's farmhouse on 5 acres with hand dug well 2 small springs running into natural trout streamwith state game lands on 2 sides and 3 familys on my owed lane.Eho I worked with one and schooled with the others
      My place was the mother and Grandmother's of the them who past. I bought it for59 000 but had toput plumbing electric and new roof and rafters
      Use the well best water ever. When done worth 200 000 now more. I'm living in a old clubhouse2390 Sq ft.bought for 8500 less than1/4 acre. Want to sell miss not having land to garden and animals may even go off grid. im a young 65 like to find good woman to do next one with and settle down.Im a Psstor rock lead singer and herbalist grew up farm country life.

    Two years ago I bought a 5.5 acre house. It was and still is a mess. But the land is high and dry, zoned AG. Allow says it's worth $240K now, but I don't know about that. Still needs work, but I work a regular job 50 hours a week.

    2. Still made profit at sale
    3. Had realtor, stated what we wanted, got offer for that, agreed to sale, all is closing
    4. Apparently- 2023- it has become MANDATORY seller has to pay ALL closing $
    5. Note- would Not have agreed to agree with our price if that was known

    No one is paying closing costs near me. We live in the ridiculous Phoenix Valley and you can’t get deals here unless your a realtor with someone in the know and it hasn’t made it to the market

    I bought a new house a year ago with a a USDA loan. I just learned from the mortgage company that the mortgage insurance never goes away even when you have 20 percent equity. Had I known this I would have just got an FHA loan.

    You say that you can ask them to cover your closing cost but if you get a inspection of the property and it shows that there's a lot of things that need to be fixed I would rather have them fix the problem then do the closing costs

      We get them to do both. Just had one where after inspections the seller dropped the price $8,000 for repairs and is still paying all the buyers closing cost.

    In my country there are cases when the old owners came back and lit the house on fire on the new owners killing everyone. There were cases where the new owners got harassed, assaulted.

    When I moved from the NE to IN in my teenage yrs (High School) I went to a friends Id met and his family lived in a double wide with a HEALTHY **pony** 😂.
    I will never forget it. What a change in environments that move was.

    Just saw a video on quality issues with their work when banks do renos. The work then has to be redone or its covering bigger issues. Finally many banks are doing surface renovations and not lowering prices. Will see if that changes as the economy worsen. Great info.

    Certified Mold Inspector: Do NOT use bleach to kill mold. That is an old time, misguided method. Bleach can be used on non porous surfaces but due to bleach off gassing noxious fumes you should instead use white vinegar or a fungicide to kill mold.
    On porous surfaces, such as wood, brick, cinder block, etc , putting bleach on mold actually feeds it with moisture, along with putting off noxious fumes. I'm shocked at how often I hear people still saying this. There needs to be public service announcements to dispel this myth.
    After you kill the mold you likely want to remove the mold staining. That often requires different products vs those to kill the mold.
    Last, "dead" i.e. inactive mold is NOT harmless. Some negligent mold "inspectors" say this. They only needed to watch some videos and pass an easy test to call themselves a "certified mold inspector." You have to educate yourself especially if you live in a state that doesn't require mold inspectors to be licensed vs just certified. In some states certification isn't required, either, so anyone can call themselves a "mold inspector."

    I'm torn between 2 places I've found. Both have homes. One is 5 acres in Georgia the other is 10.5 acres in Arkansas. Both are empty but the 10.5 acre one is furnished, the person has never lived in it because it was owned by a family member. Both have tilled land and look ready to farm and have extra buildings on them. I'm not sure what to do as i can pay cash for both but I'm not able to get machinery to start farming right away.

    Yeah... that house and property on the west coast would be 1.2 million or more! So this is only a reality in certain states where the housing market isn't inflated beyond the point of insanity! A two to five acre parcel of bare land is selling for half a million or more. Buying a home for the average couple starting out, is just a dream that continues to be further and further beyond reach.

    Do you have any additional info for getting a house loan when retired? Main concern is what and how to report income from SS and retirement investments. Would it be better to just buy outright or make a sizable down payment from my retirement funds?

    What if you own your home free in clear, want a small chunk of land w/ a home 5-10 acres but don't have a huge down payment. I also need to sell my house. Its half redone, art. turf, new fixtures, new paint, half of floors are new. New window coverings, custom wood shed, wood tood, wood/hog pen dog kennel, fenced veg garden w/ raised beds and composter, raspberries, Mulberry, oak trees, blue sprue, landscaped, basement w/3 comforming windows, ........ i need to get out of the cold for health reasons but realtors screwed me around and i missed the big bubble.

    Thanks for the information, my spouce and I have credit scores over 830 but we still are on the outside looking in because we cannot afford the monthly payments on anything we want and believe me our goals are very modest. We worked hard to get our credit that high and it seems that once you get above 750 it is really pointless to go any higher.

    I moved into a house where their was windows broken out about 17 cats millions of fleas dead chickens in closets and dead goats tons of dead cats and kittens and you couldn't take one step any where without stepping in 💩 first 6 months we slept in the barn in our truck beds and trapped cats then treated lawns and house for fleas got rid of rodents then cleaned out dead animals and 💩 then started hitting and remodeling

    That's an older house that's seen a lot and if it's still structurally sound it's probably a lot more solid than many newer houses and it's got a tremendous amount of potential for someone who wanted to build a dream house what could instead put a lot of money into fixing and tricking that one out with all the bells and whistles and then spend all the money you saved outside deck pool pond 8 car garage with Workshop that type of thing

      I think location is the biggest factor in which would be better. In some cities and neighborhoods it’s absolutely cheaper to buy an existing home (even if you have to do a total remodel) than to build brand new.

    another thing, if you own a cat, bring it with you.. some people who own dogs let the dogs have a bathroom in one of the rooms!!! one girl who worked at a bank was just trash and so was her dog... would not have guessed... and a guy let his dog have the dinning room as his kennel.. such a mess..... and that dog would also use the fireplaces....

    so basically to get a USDA loan the house has to be perfect- you need ACE credit-long term job---- so it's no good for most folks and no different from conventional......you said at the beginning "we could buy this house for $1000.00- then you said this house won't qualify bcs of a single missing light"!!🤣 WTH!
