    I recently attended the International Builders Show in Las Vegas to check out some of the newest Prefab Homes available and was surprised by a few companies I had no idea existed! One of those companies brought a 670 square foot modular with 2 bathrooms and allowed me to spend some time in the home after hours to shoot this video. The company is called Modulux and they're already building homes in the USA with 6 homes on Maui and another 40 being built. In this video I look at the Greenscape from Modulux and talk about who they are and where their homes are available.     I LOVE this one! I once lived in a 635 sq. ft home with my ex-husband and daughter and I can tell you that even with the addition of only 35 sq ft in this home, this one look huge comparison! Like another viewer said, the only thing I would change is putting drawers in place of the lower cabinets in the kitchen. It would NOT be a deal breaker. I also really love the exterior look of it. This one is a great one, Terry!

    Now we're talking! Contrast this for $150K (still have shipping and logistics costs to add) with last week's offering at $240K and how much more you get than just a suggestion of a kitchen, and ho hum everything else. Well done!

    Kerry, thanks for spending the time and money to go all the way to Las Vegas and bring us this video! I really like this unit. I have one comment for Modulux: Wood-sided buildings in rural locations are becoming very hard to insure here in California, as I imagine will now happen in Hawaii and Texas (due to their recent fires). Even though it had stucco exterior walls, I ended up selling my California mountain house mostly because I anticipated insurance would be either impossible or extremely expensive to obtain. Even here in my semi-rural neighborhood (Santa Clarita, California), people are complaining about their insurance renewals going up 400%. While it would require an additional contractor during the building process, I suggest that Modulux offer a stucco option along with roof and eave vents be done according to code. There's a lot of exposed rafters on the patio roof...that is another problem to ponder. Anyway, thanks again and good luck to the folks at Modulux!

      Hardee Siding in California! Doesn't hold in moisture like stucco.

    Greetings Kerry and to all who gather here. I loved this one!!! Lots of great ideas and looks for such a small place. I would like to have a dishwasher and lift the oven up to low for me. I didn't see a washer and dryer. Must haves for me. This is a beautiful home and I hope you enjoyed your trip to Las Vegas, Kerry!! Keep trucking we love you and your videos!!!

    My first apartment was 625 sq ft. This appears larger than 670 sq ft. I love all of the storage and large kitchen.

    Very nice! Modern and TONS of storage compared to other tiny/small homes that I have seen. Like the clever and efficient day living/night bed room.

    Ok, now we're getting somewhere. Price seems ok. Tons of storage, pretty good layout. If everything is in shipping containers, then easy transport. Only thing I'd change is getting rid of the ensuite bath. If you're only working with 670sf, I would be just fine with 1 bath.

    Now that is a lot packed into 670 sq ft. The kitchen/dining area and bathroom are big pluses. The bathroom looks hotel quality. And the kitchen/dining area gets it all in comfortably in spite of the small space/room. The bedroom is solid and has great storage. The living room is the only space that looks like a compromise. But that’s because it is a multi use room. I’d ditch the Murphy bed and closets and I’d go with a bigger couch and bigger tv. But that’s just cause I host a lot of viewing parties. If I didn’t, I would probably be happy with it the way it’s shown here.🤷🏻‍♂️
    The front deck is an underrated feature that this home did well. Though I would furnish it definitely, the size and shape of the front deck is a big win.🏅

    It looks beautiful. Though I feel the space would feel much bigger if there wasn't a solid wall between the living room and kitchen. If there was a dividing wall you could pull across to make it a room, the overall space would be much roomier when not needed as a guest room.

    The thing I worry about is the lack of tubs or a tub option. Life can come at you real quick. It was only a few years ago we bought our home with the walk in shower. My body is broken now and I wish we had one very much. I'm trying to figure out a cost effective way of getting one. Another great and informative video from you Mr. Tarnow.

      I’m planning on aging in place & was planning on a walk in shower. I broke my back a while back & would have liked not having to negotiate the side of the tub. I figured if I needed a bench I could stick one in the shower. Would that work for you?

      It’s a valid concern if you plan on selling one day. Families with either children or dogs appreciate having a tub.

    I love everything about it except the kitchen. I would get rid of the table, put in a large island containing ONLY DRAWERS, no deep cabinets. It would have an overhang so you sit on bar stools. Seniors don’t want/can’t use deep lower door cabinets! We neeeeeed nice deep, wide DRAWERS. Please tell them tat, Kerry! Seniors are priced out of the housing market, and the prefab/tiny home market needs to meet their needs.

    Sweater savvy storage. There is so much usable storage in this unit. Best use of storage in a tiny (smaller) home space. The kitchen is incredibly impressive. Flowers and fruit are always appropriate. The kitchen cabinets are appealing to anyone who enjoys modern wood-look finishes. Impressive across the board.

    Nice episode, Kerry! I agree with you that this unit appeared larger than 670 sq ft. I appreciated having one permanent bedroom, and the conversion for occasional guest to having the LR convert. (I wonder what kind of heating and air conditioning it has? Also, I wonder where the water heater is located?) Thanks for your great work at providing great info!!

    This house was absolutely beautiful. I can see the huge appeal in Hawaii. I also appreciated the accessibility. That is rarely addressed and personally needed. I think I would rather have a laundry room rather than two bathrooms. Overall an excellent home.

    Thank you for showing at least one of the modular homes on display in Las Vegas. $150k is not cheap and with cost of land, utilities, permits, electric/water/septic systems I would wager it would cost around $225-$275 in total, to get that all done in many states in US....very nice home. Question would be....reviews of homes this company has built at least 2 years ago....so we can learn of its durability and owner satisfaction.

    Super great job with presenting these homes...and thanks to the co. for letting you do it after their open hours; and to you for doing it after such a long and probably exhausting day. The ample storage places IS a huge plus. i like it. I enjoyed your part of the vid where when you were on the bed and told us you were continuing that part of video in a reclining position due to having a long day ...and.... It really looked like you needed that ...to where continuing to talk while standing for even another minute was too much. Your authenticity and humor makes these that much more fun to watch.
    Again thanks for the effort, energy, thoughtful reviews, considering audience's input, and being attentive to detail of things that often don't get talked about or shown by others who do this. i really enjoy and look forward to these and save them for future reviewing , For now and the day that i hope to be getting one..     Key Kerry, I love your channel. You’re the best resource on the internet for objective knowledge on all the new modular housing products. I was actually in Vegas touring the Modulux model while you were setting up to film the video. I was really impressed by all of the cabinetry and woodwork. The rooms feel spacious and there is an amazing amount of storage. I have not found the Show model on Tran Duc website, but it is included in the Modulux (printed) catalog from the show. The model is called Greenscape MOD.H 202A, 645sf. Unrelated; The 2024 World of Modular Convention is March 18-21 in Orlando. Have you looked at the exhibitors list?     Safe trip home Kerry. It’s amazing that you get all that for only $150k while the tiny one from the Seattle manufacturer was $90k more. Is the price difference just a matter of where it is built? The quality of the materials even look better in this one. 🧐 hmm??

    Love the storage although pricey and there needs to be counter space to put items when u take out of the fridge, Also if it wasnt strapped closed it would have been nice to show us the inside fridge size and what direction it opened as well. U didnt mention is that a micro in the wall above a regular oven and PLEASE how many burners on that flat top for cooking too #Kerry? I ALSO need a W/D and prefer more of an open floor plan but thats just me! TYVM

    I like the Modulux Deck and pergola - very sweet. Wow! That price for 670 sq ft. I like the storage and spaciousness of the rooms. I have to admit I'm not crazy about that dividing wall between the kitchen and the living room/spare bedroom, but I see why they did it. Love all the storage but that is a lot of brown or beige - too much for me. Otherwise, a great job on their part.

    It's beautiful but I'd change the cabinets in the living room and mount them across the entire top of the wall above the couch and get a wall to wall couch with a chaise built in that pops up with a storage space under and the bed that pulls out like a drawer and pops up from under the other cushions. They could also add a storage area/garage type of space accessible from the deck behind the living room since it wouldn't block any windows.

    I would love to live in a tiny home but there are many problem HOA"s, don't allow them in most areas in TN., Buying the land usually has to be in an area with little necessary things, like Doctors, Hospitals within an area that has Advantage Plans in the County, being expensive to hook up electric, water sewer and if it is available in your area.

    Nicely done Kerry. Love the stoage. Could you do a focus on Canadian companies for an episode or 2? Smaet Scale Tiny Homes in Burlington, ON is with a mention. I am buying 6 of them for an STR resort in NB. Great building materials, fire, mold and insect resistant. Good pricing as well. The exterior look is your favorite. Tell them I sent you, lol. 😊😂😮

    going to Vegas? is there no limit to the sacrifices you make for us??
    1. make second bath a half-bath with laundry. 2. drawers win over shelves every time for complete accessibility. 3. could not tell where the couch fits when the murphy bed is down. 4. deck is the real living room 👍 5. flat pack shipping in containers seems like a good candidate for semi-skilled self-assembly.

    This seems to be the future of affordable housing.
    The shipping containers will allow homes to be moved all across the country by rail.
    I watch a channel which revealed a gigantic railroad hub BIG which is in Barstow, Ca which gets the containers out of the ports where they are being robbed and to a hub where trains will move containers all over the country… mobile indeed!

    This model is nice all around, very spacious feel for 600 sqft. For me, the color of the wall is not appealing, but that's me. Certainly would consider this model if starting up or scaling down.

    While it looks nice indeed, but what I will say is how long will it last? TO me it looks thin on the outside. I estimate about 25 years, from that point on it wear down fast and no SOLAR or wind or whever else? For $150k not worth it imo, but its decent enough if you plan to rent it for yourselves or out otherwise not great in the long run it seem to me. Good job on onsite vid may man. Keep the humor up :D love your style.
    Side note; reason I ask for solar option is in our current day and age in 2024 seeming to be unstable imo, cant say the power/food will continue to truck along so its best to be self-reliance home as much as possible. IT would help the world if its comes in a all-in-one package like them Prefab, it kinda make sense in todays world.
    For most of us Family will always be down the road if your human so therefore, its best to have it all figure out in advance, dont wait and side load your kids later on >_>. Your kids are not objects so yeah plan for the future. If for some that dont need or want family so I guess this Modulux is an option be a bit on the expsenive side.

    I like the layout quite a bit, but boy, is that home a study in brown! Inside, outside, furniture, cabinets, brown, brown, brown, brown. It'd be like living in a taco shell. Do they offer color options?
