Can I ask where you are in Pennsylvania? I am in Lawrence County, Western Pennsylvania, and it takes a minimum of 90 days just to get a court date in landlord tenant court.
Very well said. On the other side, being a tenant is a privilege granted by a landlord/company and as such, engages responsibilities and obligations. What I hate most is someone who doesn't pay their rent but spend their money on something else, or sublet the said property, and play deaf & blind when letters come or authorities knock on the door, only to flee in the middle of the night, leaving a lousy mess behind for the owner to deal with and pay for on top of not getting the rent money they desperately need.

Awe, I feel bad for Tim and his tenants. Tim is a nice man and it seems the renters were nice people, left the house and the yard very nice and started to lay in their arrears. Just several nice people where life may have just threw them a curve ball. Obviously not paying rent is not cool but things could have been a lot worse. Wish all of them the best

My Cousin never learned monetary responsibility. He spends more than he makes and no matter how many times I tell him to get his monetary stuff together. I tell him to add up his bills, rent being top priority divide by two and every second week give his landlady cash. he doesn't do it, he feels it's more important to eat out at five star restaurants wear fashionable clothes ie not knowing his priorities. This has gotten him almost evicted. He was one step away from the bailiff to come to his house but he got the rent in time. It was a light up his @ss. His own family have all but washed their hands of him.

That’s not true. In every state, you have to lawfully evict tenants through court. After the first missed month and some states 2 or so. If the court sides with you they’ll issue a writ of possession and the sheriff or process server can evict. There are some exceptions and nuances in the timeline and process.
I have little to no sympathy for landlords who try to shortcut the process. Kate very well knew they were only gone temporarily because their stuff was in there and you can tell her actions were intentional from her comments after the first day of court. She tried to take the opportunity to change the locks and make them leave. She also did not hold their deposit in trust, which is a very basic thing and is information that is available everywhere you could possibly look re: the responsibilities of being a landlord in the UK. She’s lucky the court didn’t order the interest it should have accrued if she’d properly held it. 98% of her mess is her fault.
I don't think she was acting maliciously, unlike her tenants. She likely had never dealt with the flat until her ex-husband died. She should have sought advice. Most people don't realize that the legal process favors the tenants. I feel really bad for her.

The 3rd it's late couple days after that you get a notice to vacate if money isnt paid, then you get served a couple days later. There is a way you can stay in the home a little longer, it's not free. You can do a appeal after the first court date, but you have to put up one months rent to even get it startedl
It is extremely important to know the laws in your state before you even rent for the first time. That will save you a lot of trouble in the future. Learn before becoming a landlord.

People don't want to be landlords anymore. The law is on the side of the tenant who hasn't paid their rent. Things need to change!
