    Game yahi to hai. 500 gaj plot price 3.50 lakh per sq yard (speculated) And construction prices are 7.50 crores (speculated) Total hua 25 crore (speculated). In reality 500 gaj ka plot 2-2.30 per sq yard. Construction cost 3.50 Cr-5 crore. The total cost is 13 - 16 crore (in reality). Bas yahi hai sachai. Iske alawa sab kuch builder and uske partners kitna ameer hai, uspe depend karta hai. Jisko jaldi paisa chahiye, wo ek floor 4 crore ka bhi de dega. Jisko videos banwaake floors bechni hai, matlab uske paas paise hi filhaal kami nai hai, wo kuch bhi unimaginable prices maangte hain. And about booking the builder floors at early stages, fark bas ye hai ki market mein har price ka raw material milta hai. The early a builder gets an exit, the lower the quality of material he will use. For example, Italian marble ranges from 80 rs per sq feet to 300 rs per sq ft. This is how builder floor market works.       A negotiation I heard between a seller and a builder for 500 gaj plot.
      Seller : Price is 3.50 L per square yard as per rumours.
      Builder : Humse lelo 2.50 L per sq yard mein.
      Seller : Magar market mein to maine suna hai 3.50 ka rate hai.
      Builder : Sir, chhote plots mein builder floor jaldi bik jaate hain. 500 gaj ke buyers bahut kam hi milte hain. Plot ka Market rate to waise bhi uspe depend karta ki jispe hamare floors bik jayenge. Upar se padosi se approval lena padega. Market down hai bahut. Beech Wale do floors bahut mushkil se bikte hain. Agar humko profit hi nai hoga, to hum byaaj pe hi paise de denge, floors banane ka kya fayda hoga.
      Seller : Kitna offer hai aapka.
      Builder : Ya to aap humse construct karwaalo collaboration mein, ya fir hamare hisaab se to 2-2.30 ki hi cheez hai.
      Summary : Plot ka rate bas builder floor kitne ke bikenge, uspe depend karta hai. Market ke rumours se kuch fark nai padhta.

      Bhai 2.30 ka plot rate Phase 1, Phase 2 me sabse bekar plots ka bhi nhi hai filhaal.

    Itne high cost pe property khareedna ko koi logic nahin hai.. builder kya quality dega kuch nahin pta..They are all business man....It is better to live on rent and invest money in equity, gold and FD. And Enjoy life.
