There is a difference between non practicing muslims and practicing muslims. Most non practicing muslims doesn't want to stay in a muslim majority area because they face discrimination by practicing muslims.
This is reality and happened with my friend long back, He booked a flat in under develop building, after payment of 70 % he come to know that around 60 % of other owners are muslim family, He tried to sell it but no buddy want to buy from other community, He sell back to Builder in loss and after 8 years he visited same building and he told me it is like muslim ghettos environment like that in apartment.

I’m selling a 2BHK 950 sft apartment in Goregaon west with a huge loss. This is a good building with amenities like pool and joggers track etc. They are right that property prices go down! You have to look at the total cost of purchase including GST, stamp duty, interior, property manager fee for running the rental and so much more. Very good episode with real insights!
Rental is 70k, bought it for 2.17 cr property value + 50 lacs in taxes, stamp duty etc. + 7 lacs interiors (semi furnished) + rental paperwork and fee associated with it so total it was approx 2.75 Cr and the best price received for resale is 2.57 cr. Bought it in 2018 as investment and now just cutting the losses. Also took loan for it and the interest rates have gone up from 6% to 8.5% so that’s additional expense.

And now while selling without the indexation benefit, paying almost 15% TDS so it is a double whammy, you pay taxes on purchase, loose the money with no significant appreciation and still pay taxes in TDS and since on paper it is a capital gain (2.17 purchase and 2.5 sale price), we also pay capital gain taxes so overall losses over losses and this all without looking into the inflation or falling value of rupees. There is no more tax benefit in India for the home loan interest deduction either. Overall in my opinion, there is no benefit in real estate in mumbai as an investment.

And 3-4cr almost daily!

Informative; but note that Pet owners don't require feeding point in apartment, they have own house for that purpose, think he got confused among pet owner and stray feeders. Even if builders create a strays feeding point, it's seen that house owners due to their irrational reasons usually create chaos instead of feeders.

I've a flat in Bangalore near Golden Palm Resorts off Tumkur Road of Tata Housing since 2018. The builder has a huge inventory as such resale prices are below the cost price. & rentals are so low that one would actually laugh.
If you are ultra rich then only buy your flat in Mumbai other wise mira bhayander vasai virat thane navi mumbai are best area to live as their future is bright and cost of living standard of living is much better

Real estate as overvalued as hell.. Trust me this is not the right time to buy. People has infused alot of black money created unwanted demand . Instead I would suggest park money in stock / mutual funds or gold. Dont buy at this hell prices.
Property prices in Mumbai increased makes no sense as there are no IT jobs in Mumbai like Hyderabad pune Bangalore.. Sabko broker log chuna laga rahe hai.. Reducing ever greening of capital gains by investing upto 10 crores of capital gains in new property should be discontinued. Capital gains tax should be applied above capital gains of Rs 1 crore from selling existing property.

Nobody has the right to confiscate ur property.. rest nuisance i can understand.. now we are a muslim family and we had rented our flat to a young hindu girl from UP and she had come decently dressed in salwar kameez with a guy claiming he was her brother before finalising the deal ..we gave her the flat.. turned out she was a sax worker doing her business from our flat..had men visiting the flat.. one day one of her client who belonged to a good family and had fallen for her and had spent a lot of money on her created nuisance in front of the flat.. he was drunk.. she was with a customer n not opening the door fr him.. he was p ssed and kicked the door..society informed my parents n they were called n that was the time they learned her reality.. now this b tch locked the door and left the flat and did not pay the rent fr that month n was not taking the call.. my father broke open the door in the presence of agent n she had the audacity to make police complaint against my parents for stealing her big diamond solitaire ring from the flat.. my father was a respected govt employee.. he was the AGm..police knew the kinda girl she was.. they gave her dum and that is when she quietly vacated our flat.. since then my parents were careful to rent the flat to only family and with full verification.. so its not about religion.. cr eeps are everywhere.. bas muslims badnaam hai toh non muslim measure every muslim with the same yardstick.. acche aur bure log har dharam mein hai.. major population india ki hindu ki hai.. and honestly they commit the major crimes here on their own people.. i am not defending muslims but ek crime muslim ne kiya idhar aur baatein chalu.. yeh log aisehi hote hain n all.. honestly being a muslim ab toh i dont find anything offensive.. mera ghar mera paise meri luxury meri hai.. neither a fellow muslim running my house nor paying my bills nor a hindu is harrasing us or stealing from us.. so no complains

And 3-4cr almost daily!

Informative; but note that Pet owners don't require feeding point in apartment, they have own house for that purpose, think he got confused among pet owner and stray feeders. Even if builders create a strays feeding point, it's seen that house owners due to their irrational reasons usually create chaos instead of feeders.
