    Sir, Please advice on this scenario.
    Road width : 20 Feet
    Plot width : 31L X 31W = 961 sqft
    Building : Stilt + 2
    So, in this case,
    Front set back to be left : 5 feet
    Rear set back : 5 feet
    Side set back on both the sides : 5 feet + 5 feet.
    So, 21 X 21 = 441 sqft, is this enough for constructing building for spacious living ?
    Do you think CMDA rule wrong in this case ?

    நகராட்சிக்கு உட்பட்ட பகுதியில் 6.10 cents இடம் விலைக்கு வாங்கி இருக்கிறேன். அந்த இடத்தில் கல்யாண மண்டபம் கட்டலாம் என்ற யோசனை இருக்கிறது. தங்களுடைய வீடியோவை பார்த்த பிறகு எனக்கு இப்பொழுது அந்த மண்டபம் மிகவும் குறுகிய வடிவில் வருமோ என்ற ஐயம் எழுகிறது. கார் பார்க்கிங் வசதிக்காக எனது இடத்தில் இருந்து இரண்டு பிளாட் தள்ளி ஒரு இடம் விலைக்கு வருகிறது. அந்த இடத்தினை car parking க்கு காண்பிக்கலாம் என்பதற்காக அந்த இடத்தை விலை பேசிக் கொண்டிருக்கிறோம். எனது இடம் 10- 20 பீட் ரோடை ஒட்டி இருக்கிறது. 6.10 cent ல் கல்யாண மண்டபத்திற்கு எவ்வளவு left, right, front, rear free spaces ஒதுக்க வேண்டும்? மண்டபம் கீழ் தளத்தையும் சேர்த்து மூன்று தளம் கட்ட வேண்டும் (ground flood and two more floors). 6.10 centல் left, right, front, rear இடம் ஒதுக்கிய பிறகு மண்டபம் கட்ட முடியுமா? ஒரு ஹாலில் ஒரே நேரத்தில் எத்தனை பேர் அமர முடியும்? ஒரு விருந்தில் ஒரே நேரத்தில் எத்தனை பேர் உணவு அருந்த முடியும்? இதை தங்களைப் போல் அனுபவம் உள்ளவர்கள், அறிவு மிக்கவர்கள் கூறினாள் எண்ணற்ற சந்தோசமாக இருக்கும். கோடான கோடி நன்றி சார்🙏🙏🙏🙏

      vimal nath in CMDA limit specific areas has been identified and marked as EWS and continuous building area in master plan of each village . It is available in CMDA website

    Sir, we brought unapproved plots on 1999,this plot was gotten by 3members , 1st 1983,2nd 1999,3rd1999, and i brought on 1999..in this my first ower land value: 3cents , for, 2,3,4 they mentioned 1200 sq. ft.. What can i do it.. Plz clear doubt

      You can g9 head with stilt plus 3 floors with front and back set back and one side set back .And one side we will have wall to wall.

    Sir, I am having a plot size of 27' x 41' with 23' road, i am planning to construct Stilt+2 for an individual home with 1 kitchen, when you say 5' on sides, should we accompany leaving 2.5' on both sides, or it should have 5' on one side.     Sir, incase I'm getting approval for 2.0 FSI & building more than that with one extra floor by exceeding 29.5' what will be the effect? penalty or we have to destroy the extra upon inspection?

      Govt will demolish the additional construction upon inspection . In future court and govt will be more strict .

    Dear sir, the plot is at 16 ft. road with the plot frontage is 27 feet. when I construct for stilt +2 floor, I am not able to achieve the 2 FSI. In that case, can I construct the dwelling in the stilt floor? complete parking of stilt floor is wast of space for me. how to use the stilt floor. Since it is 16 feet road, I hope I cannot construct a further floor. Pl. advice.

      In CMDA area , economically weaker section will be earmarked in CMDA website master plan . For other area economically weaker section details will be in panchayat office .

      Exactly around Avadi lot of improvement happening . Anything within 5 kms radius of New Tidel park will have good appreciation . More appreciation will be as near to new Tidel park .

    Sir I have 1200 sq dtcp approved plot . I don't like to get approval from. Local Panchayat to build a house may i know how much square ft house i can build without any permission from local body if have any g.o please share . I don't like to bribe them to get building approval ..

      Max 2 FSI we can achieve . But without approval you can't construct legally . If you are constructing building without approval that will be unauthorised construction .

      Sir maximum FSI achievable is 2 . For any building construction you have to apply for building approval. If you are constructing without approval then it becomes unauthorised construction. Anytime they have rights to demolish .
