    1)For a plot in ecr with FSI 0.8 , If the plot is in 30 feet road the fsi will be 1.04 as we get the 30% premium fsi as well and if the plot is in 24 feet , there fsi would remain 0.8. Is this understanding correct?
    2)Will car parking , balcony space , stair cases come under build up area which we need to consider while computing fsi?
    3) With FSI of 0.8 , is there restriction on the plot covered area as well? Like x% of land should be left open.

    Good one, may be more data on WHICH Road width permits how much premium FSI Can be useful
    Buildable area s it meaning carpet area? Or other

      Buildabke area is basically the Built Up Area, as explained in this video ruclips.net/video/oIYUQLF0iTI/видео.html
      The road widths are quite simple.
      Upto 40 feet - 30% premium FSI
      40-60 feet - 40% premium FSI
      60 feet and above - 50% premium fsi

      Hello! Glad to have an audience that has a mind if Thier own. Maybe one day we can sit down and have a chat about our opinions over a cup of coffee.
      I have not seen the Ruby project myself, though I know the location well and it's a good location.
      I really like urbanrise jubilee residences because if the location and the view from some of those apartments is going to be fabulous. Views money can't buy!! We have helped many clients of ours, including old friends buy a home at JR as weekend homes or retirment homes and also for rental returns as the potential to get a 5% rental yield there is quite high. Happy to help you to negotiate a good deal at JR of you so need :)

    Sir 30 feet road and 40 feet roadku Premium FSI 30-40% vangalamnu sonninga. Adhu 2400 sqft Plot area 2400x2=4800+40%(960) or 2 FSI 2x2400= 4800 sqft +40%(1920) = ah?

    Hi Bro, what is the setback area we can leave for 20*40 800 sqft plot as per norms. Is there any rules we need to follow for small plots in Chennai? Can we build g+2 floors in it? It has 33 feet road.

      No sir. FSI remains same. However, there are a few minor changes with regard to setbacks, height of building etc.
