Is this understanding correct? 2)Will car parking , balcony space , stair cases come under build up area which we need to consider while computing fsi? 3) With FSI of 0.8 , is there restriction on the plot covered area as well? Like x% of land should be left open.

Buildabke area is basically the Built Up Area, as explained in this video ruclips.net/video/oIYUQLF0iTI/видео.html The road widths are quite simple. Upto 40 feet - 30% premium FSI 40-60 feet - 40% premium FSI 60 feet and above - 50% premium fsi

I have not seen the Ruby project myself, though I know the location well and it's a good location. I really like urbanrise jubilee residences because if the location and the view from some of those apartments is going to be fabulous. Views money can't buy!! We have helped many clients of ours, including old friends buy a home at JR as weekend homes or retirment homes and also for rental returns as the potential to get a 5% rental yield there is quite high.
