    Good info Jira. What's missing is any discussion of the taxation implications of remitting large sums of money into Thailand to purchase property. It's now very likely that money remmitted into Thailand will be subject to taxation if you intend to reside in Thailand for 180 days or more. What I think this will mean for many property buyers is that you will need to leave your new property vacant for 6 months to avoid paying tax on the money remitted into Thailand to purchase the property. So you will need to speak to an accountant to understand how to minimize such taxation.

    You can also handle the purchase with a trustee, then it will be faster

    Let’s assume everything checks out and the buyer and seller are acting in good faith, if the buyer agrees and the house is vacant , can I as the buyer move into the property while the two month paperwork period takes place? Or would I have to stay in a hotel until everything is finalized?

      Yes if you paid full , but the transfer ownership will need to wait
