    I would go with applicant one, mainly coz 2 people working is better than 1, the fact that they applicant 5 has a shorter tenancy and left a previous tenancy after 5 months

      My first buy to let is profitable for now but it’s in an area that isn’t so good and will need repairs as time goes and it’s making me worry about my future cash flow. Do you think if u buy a property in a bad area you should sell it or keep it and just adjust ur possible rent to reflect that?

      @@thaddyopoku4214 What is it about the area that isn't good? Could you use the property for a more profitable strategy like HMO or Serviced Accomodation instead? Yes if its possible to raise rent- thats an option too.

    Applicant 1 is likely to stay put until possibly evicted by court order. I made this decision based on the last address history - 3 months with family.
