    I have a clause in my leases that states: that if tenant allows any "pet or person", not authorized on the lease, tenant will pay $50 per day until the "pet or person" vacate, are removed or authorized by us in writing to stay.
    I have found that monetizing their lease violations is win and win for us.

      This isnt going to fly in court. These types of conditions are illegal at least where I live.

      I agree. You can add whatever the clause in the contract but if that is not by law it’s not gonna work

    The caption is misleading. If she does not vacate, you WILL have to go through the courts to take possession of the property

      They're giving her a way to cut her losses and theirs. They have evidence that will get them a legal eviction, and she would end up with no rent returned and losing her security deposit. This way (if she accepts it) she gets some money back and gets out sooner. It costs the landlords a bit more money, but getting her out faster means they can get a new tenant in faster.

      @@stephenpope578 Yes you can. It's called walking out on the lease. You forfeit your security deposit, but you can just leave. There's also the option of a mutual eviction where the landlord and tenant can come to an agreement, such as a larger cash offer to get the tenant to move out.

    all landlords whether you have 3 units or 500 units... let your attorney do everything when it comes to eviction.. one call and let them deal with it... i live in probably the most tenant friendly state and its useless trying to represent yourself in housing court..laws always changing in tenants favor... SCREEN..SCREEN AND SCREEN AGAIN TO AVOID PROBLEM PEOPLE.

      @@nicelydone4846 Maybe. One of my friends called a landlord because of an interesting appartment and he answered by saying : "What's your name and what do you look like?" Unfortunately, this "screening" process allows for all kinds of discrimination because it is so full of grey areas.

    I spoke to a Lawyer here in Pennsylvania (who is also a real estate investor) who states he does not use leases at all and keeps all his tenants on a month-to-month, Tenancy at will basis because it is easier to have them ousted on a "tenancy at will" basis than trying to prove they violated a lease- Not sure if this is a good idea- But that was from a Lawyer/Real estate investor.....Opinions???????

      @@camr2116 I think if you end up in a situation where a tenant stops paying, the likelihood of you ever getting your money back is pretty small. I imagine not many people pay back what they owe despite a judgement

      Here in CA, that will become the norm. This moron governor just pushed through statewide rent control so there is nothing you can do. The only out will be to limit them up front. ALSO, companies have 'probation periods' why not housing? You really don't know in interview, but in two weeks you sure do. Yes, this lawyer is wise. The good ones will appreciate value prop and stay. The bad ones will be asked to leave and the bad landlords will be frustrated over turnover. 'Let the market decide.'

      @@Johnslist are you aware of the costs involved with moving? Landlords are often on the hook for those costs. Nice idea but not exactly fair to the tenant.

    Good luck with that. You will still need to evict her through the courts as is her right by law. That can take 18 months or longer if she fights you on it.

      I hope she does fight it. Work with people, not against them. Loud arguments during the night ... just call the cops and let them deal with that issue. Pets, well apply your pet fee. Laundry rooms can well be locked from 10 pm until 6 am. Any washing or drying clothes will still be there. People that pay their rent, need to be able to feel at home, where they happen to live. Tenants have some rights too.

    In North Carolina, you can evict for no reason. You don't need a reason, you just give a notice ending the tenancy by the end of the term and then go file for the eviction. You can also note how much rent is owed and sue for that.

      David Crandall ending the tenancy at the end of the term would just be a non renewal. in most states you can do that, not new jersey but you can in Pennsylvania. if you end in the middle of the term it's a true eviction, not sure if you can do that for no reason in NC. thoughts?

      On a month to month tenancy, you can end the lease with a 7 day notice but you have to wait till after the end of the month to file. On a week to week tenancy you can end the lease with a 2 day notice but you have to wait till after the end of the week to file.

      Of course you can't evict for no reason in the middle of a lease unless the lease allows for it. That's basic contract law.

    In Florida the laws do not protect the landlord. A tenant can cause you to file for bankruptcy. I have met people that intentionally plan to not pay their rent once they are in after they have paid their first months rent and security deposit. This lady told me when she got her tax return. She would do this every year and continue to live at that property for the rest of the year, without paying a penny. it is impossible to evict. I had a roommate that was violent towards me. When the police came, they asked me if I wanted to press charges. Pressing charges would mean. This person would not have any money ever. The law also is written that if the person has a piece of clothing in your home, or has a piece of mail with in their name with the address. The police man said that he could break the glass and come back in and there was nothing I could do .if I change the locks (which is illegal). I would be arrested. I actually had to move I thousand miles away when my lease was done, luckily I was renting from an owner.

    Putting up a sign saying she cant wash her cloths at midnight does not void a lease f she does. You must prove in a court that she had a guest more than 10 days ( I would never restrict a tennant on having someone stay). So the pet thing a judge would ask to see the request for the deposit and would likely allow the renter an opportunity to pay that. If that fails the judge will usually give 30 days to vacate. The tenant could immediately appeal and set a court date for 60 days from then. In the meantime she can have the other person have legal mail sent to that address. If the appeal fails then the landlord would call the sheriff for eviction service. Now, when the sheriff shows up for eviction he will not evict if the other person proves they live there and his name is not on the eviction notice. Then the landlord must go back to court and get his name on the eviction and be served. Then the tenant can file for bankruptcy by the next time the sheriff arrives and again the tennant cannot be removed. There are dozens of stall tactics one can use to make it drag on and on. During this time the renter may stop paying landlord anything and would have to initiate a new court filing to try and recoupe. THATS WHY I AM NO LONGER A LANDLORD..lol..but different states have different laws and my state isnt the best.

      Looking at a Deed in Lieu of Foreclosure. There are delinquent taxes owed, a tenant that is not paying. What would you do in this case ?

      Is the Tenant responsible for paying the taxes? If my landlord tried to do that I'd sue asking the judge for ownership of the property.

      really? How much property do you own? No they do not have to prove the guest stayed more than 10 days. The lease said no one allowed to stay that is not on the lease. Otherwise, people would move in their entire extended family and trash the place.

    How long does it take for the police to get them out? After paying the sheriff fees? And do you have to wait until the sherrif calls you to set an eviction date? Is there any way to speed up this step in the process?

    My grandfather would remove the water heater or furnace, you know......to perform routine maintenance on the appliance. One time he removed the front door and frame out of the wall. But he owned a trailer park and was renting out mobile homes which is the lowest rung on the rental property ladder imaginable.

      Living in a place you pay bills, you should be able to feel like you are secure knowing you have a home. Not for a landlord to nic-pic every single issue. Where is having a heart for people and giving warnings. Would the landlord want to live with the same terms. Treat other's as you would want those you love or yourself to be treated. Most importantly you have your rent and she's not destroying the place. And after warnings let her know she would or could be fined. 🙏 Show more grace people.

    OMG me and my partner are also having problems, she, tenant on the lease is doing more bad things. An ex-husband is living in the same suite, a guest lady guest now is staying there. She even left the door unlocked for her. She had numerous people living in the suite, that are of course not on the lease. Did laundry past the alloted time. She was served eviction notice coz a friend climbed up the balcony and when confronted, this guest even used threatening words, can you imagine that. There are even worse things that she had done.

    In NC we don't need a reason to evict. We can simply end the month to month lease with a 7 day notice.

      No, we love NC for many things - job growth, population growth, favorable laws for businesses, and there is rarely cold weather for long periods (areas with high periods of cold have higher maintenance bills overall ). And the landlord laws are favorable also !

    ok i actually want to know if there is a way where i can legally get rid of my roommate, I have two roommate who are really being very gross, and i have told them to please clean their mess to only find the same problem again, if they dont move out on peaceful terms, is there a way i can kick them out lawfully?
    here is what its happening, i am the solo renter of the apt, they are helping me with the rent but are NOT in the lease, they have not miss rent, they are just not hygienic and that's a health hazard. many occasion i think they freaking shave their private parts and leave the drainer filled with their pubes and spits. I have told them to pleas clean always in a good manner, always very passive. can someone help me? how do i make them leave without wasting my time with lawyers.

      I had a few scumbag neighbors with pit bulls. They were neither licensed or on apt leases. The "owners" played the not my dog game. I filed a court injunction(restraining order) on one unstable, convicted felon. he made several threats & stalked me. he was later evicted.

    I'm glad I live in Ontario. You just named three shady landlord tactics that are illegal here (an offense under the Residential Tenancies Act). You're not allowed to charge anything other than last month's rent, pets are legal, and as long as the tenant doesn't exceed occupancy by-laws, a tenant is allowed to have roommates/paying guests. Plus there's a process required and only the Landlord Tenant Board can lawfully evict ANY tenant.

      This was just an agreement between the landlord and the tenant, the two parties on the lease. They mutually agreed to break the contract. I'm sure that can be done in Canada also

      You actually can't have a verbal lease. All real estate agreements MUST be in writting. If you have a verbal agreement with someone for real estate use or purchase, it's not a real agreement and not enforceable.

      @@DeRosaGroup Maybe in your state but where I live verbal agreements are binding. I had do evict a section 8 tenant.. I only mention that because it is so absurd to have to go thru court proceedings to get a person whose rent is paid by the government and who initiated the notice to not renew the lease to leave your property so you can rent it out. When we went to court the judge asked her why she had not moved out.. she said she didnt sign the new lease at HUD .. he said it didn't make a difference...if she lived there for the past year that's considered a verbal agreement and it's binding so she had to leave and pay back rent and court costs... which she didn't pay but i didn't even care just wanted her entitled butt out.

    So much BS these days with all these clauses. that's why it's always good to own your own property so you will never have to worry about answering to anybody about anything. Except for your mortgage payments. It's just a complete disaster for the system to be structured like that but I understand that people have to protect their property. I was the landlord I will be somewhat lenient to an extent but if I felt like they were taken advantage then yes I agree.

      It's tough because you likely dont have a lease with them. You could ask them to leave formally, in a letter. If they dont then they are trespassing

I never gave him permission to use my address... he had gotten arrested and called me and asked what my address here was and did not reveal why he was asking but at the time things were OK and being the trusting person that I am I answered the question without hesitation because me helping someone is who I am... but not with this guy anymore nor anyone else every again

    What if it's a friend that was to move out after they found a place but now a year later they still are there but paying half rent but I want my space back I've talked to them I've yelled at them to get out but nothing works how do I get this once a friend now a pest out of my house? I feel like physically throw him out but I'm not string enough plus that's not a good way.

      Assuming you don't have a lease with them? If not, then they are really not allowed to be there in the first place. I would go to your landlord and tell them that you let someone live with you for a bit but they have overstayed their welcome and you want them out. They are no longer wanted or allowed in your unit. Your landlord could write you a letter letting you know that your friend is not allowed there anymore, then give that to your friend.

    Anyone have advice on how I can make sure my roommates leave when I do; they are not on the lease and the agreement we made was they have to move when I leave unless they make a lease themselves with the landlord...now this wasn't under the radar I absolutely got permission from the landlord to have them. But they are acting sketchy as in they have lead me to believe that they were squared away with the landlord but today when I talked to him he told me that he told them that they couldn't stay because they want to run a business out of the place and he doesn't allow that. They have three days until the end of my lease but I'm extending it with my landlord by another month so that I have time to get my building finished that I'm moving to.
    I'm located in Texas in case it matters. Anyone who knows Texas law well enough to help advise me?

    My mom own the title deed to her house and recently got divorced with her husband, however they are married im community of property. So they have to split the house 50/50, my dad got tenants in the house and he is supposed to be sharing the rent (income) with my mom 50/50, but he is not doing so. My mom wants to evict the tenants how can she do so,

      They are likely in breach of the lease if they pay in installments so yes, you could. As long as they are breaking the lease you can evict.

    I’ve got an ex convict who is working under the table, lied on his references and the lawyer who gave him a reference lied as well as his employer who has a work release program with the prison system. It takes 8 months to get a tenant out and he can do a lot of damage on 8 months. Never going to get money, he owes 30k in backed child support

      Wow! That's a really tough situation. Next time, do a more thorough background check. If he and his attorney lied, you may be able to get out of the contract on that. Make sure you got a really great lawyer defending you.

      Not always. And in most states if you buy a property the tenants MUST move out when your close. You need a better attorney, try one that focuses on landlord tenant work.

    Lock the door to laundry room. Give notice for pet fee and boyfriend deposits and offer her a choice to move out by 60 days or pay the fees and increase her rent on specific date if not received by this date this is a breach of contract on lease.

    The new owner of a rental property doesnt have a lease with the old tenants. He can choose to keep the ones that are paying and check the housing courts to see if any are in arrears. Especially when the old landlord died 2 weeks before the jury trial for an eviction against just such a tenant. Shes going on 44 months worth.

      Actually, the leases transfer with the property when it sells. The new owner has to abide by the lease also. The only exception is a "month to month" lease, in which case the tenant or landlord can cancel or change the lease terms on short notice.

      It's really an assumption, but you look to see that they have moved their stuff into the unit and are constantly there. If they are using that unit as mailing address that's further evidence

Mailing address maybe, but lots of people use friends mail boxes to receive mail for whatever reason. Constantly there, I would argue, Can my friends not visit everyday and sometimes at night. And then it would depend on their age, if young enough they wouldn't need to be on a lease agreement. Well that's in Australia anyway. Guess you would really need to prove they are sleeping there every night

    Here's an odd one. Can a landlord evict someone who doesn't live at a place, but is just a regular visitor to a tenant due to them co-owning a business together, because that person made the landlord expose themselves as being an ignorant fool so bad it hurt their feelings?
    That is to say, Bob rents the place and has done so for years but has a friend who is a business partner with him that comes over to do bookkeeping and like work together a few times a week. The partner does not live at Bob's place and at most gets business mail with their name on it at Bob's place because that is their business mailing address.
    The back story is that one day the landlord showed up pretending to be an expert on something they clearly are not, but the friend is, and got called out, shut down, and embarrassed so hard they left in a childish rage fit. Now the landlord wants to 'evict' the friend so that they cant come over to the business work out of spite. (Yes the landlord is literally that petty and childish at times.)

      @@DeRosaGroup Well, he got it to go through. The friend got 'evicted' several months after having been served with the notice that was by state law timed out after 14 days.
      The friend contested it in court including bringing in paperwork showing they lived someplace else the whole time. The judge referred to look at it and then cited a lack of evidence showing they did not live there and then granted the eviction.
      Beyond that, the supposed landlord's family member took said eviction paperwork to the post office and claimed it was a court-ordered cease and desist order to get the mail shut down for them and the business and the person who lived there together Then taped the mailbox shut as well
      The post office took it as a word without actually reading the paperwork and shut the mail down for a week. Once it was revealed as to what happened the postmaster profusely apologized and turned the mail back on but did not want to press the federal charges as is supposed to be done for mail service tampering.
      Now no mail is being received because everything that came in that week got tagged as a return to sender as if the postal address was shut off.

    I need answers now.... I live and a three family home... The lady down stairs got a recording camera video audio... And the guy upstairs been a victim too.... She got the basement door lock wit her key.... I feel she using my electric...lol... the lease say no catS she got cats ...landlord said my garage too... My side the right.. The first floor lady keep locking it... For her....but... She took a pic of me guess from her camera system and put it on my door.... I was with my son taking him to school..His school clothes he had on lol... So she be watching me.... 7am...lard lord said no Kids at the house or staying the night...OK... I move n on the 6 of this mouth and being ask to leave 1 next... I feel her and the landlord lady our friends and they watch people then evict them but the lady downstairs really breaking the lease....her music up all the time...lol crazy but true... What do i do actually...I'm not the first everybody that move her go through the same thing.....

    In BC how do you get a horrible tenant out that is on a month to month agreement, breaks the rules, lies, defamed us on social media, smokes inside, broke fire code rules, put a illegal lock on the door without written permission, trashes the place, brings her bike inside, breaks RTB rulings and gets to stay with no problem. The only right thing she does is pay her rent on time?

      Great question. I will answer disregarding COVID time because all evictions are off right now. She is surely in violation of her lease given all her other habits. You need to check your state laws on removal for lease breaks outside of rent. There are clear steps to follow but you can evict for what you described.

      Teresa Andrade - Did you not listen to what the person said in the video? He stated there were posted signs about when the laundry room is available for use and also signs about not smoking and the tenant violated both of these property rules on top of having an unauthorized pet and an additional person living there. The tenant can stay up all night if she wants but they also said she is so loud in the middle of the night fighting with that b/f who isn't even supposed to be living there it's disturbing other tenants. I'm all for freedom at your own residence but this tenant sounds like a nightmare.

    That tenant is definitely a nuisance for that building, would not have them as a neighbor. But with their guest being there without being on the lease... Does that really allow you to kick them out? What if the tenant said the person is ok to stay as long as they wanted to?

      Yes but the person becomes a new occupant after a period of time, and our lease only allows for a specific number of occupants and also says that new occupants need to pay rent also and pass a credit check.

    She may work nights and therefore sleeps days! Technically she could complain that children are running up and down the stairs keeping her up! And how much is having a pet? If it's like 25$she should comply. If it's 100 this is why tenant screw over the management company I managed for 7 year's where I live until the demand became more than what I received from the management company. It's too bad you can't find personal landlords anymore and to pay for everyone including all the partners you have to take advantage of tenant's and never give security deposit back, my mother thinks renting is the way to go but I pay everything including some repairs furnace filters, the rental business has gone to hell

      I am sorry you're experiencing that! If he refuses to leave and he isn't on the lease and you've already given him a reasonable amount of time to move, you may need to contact the police and report your situation as a last resort.
      There may be other better ways. But best look into tenancy laws and stick to them.

      We use a different lease per state and get it from our property manager. You can get one from a local attorney or a property manager, and bigger pockets gives them away for free if you get a pro membership.

    * A laundry room can be locked from 10 pm until 6 am.
    Even if clothes are washing or drying, they will be there in the morning.
    * An adequate outdoor smoking place can be provided easily. Or get non smoking tenants in the first place.
    * If people get a pet, start charging the pet fee, if that is your policy.
    * If adult people are loud at night, there are laws that can be applied to such issues. Obviously does not apply to a colicky crying little baby, in discomfort.
    * People have got to live somewhere, and there isn't enough housing for all as is.
    * PLEASE WORK WITH YOUR TENANTS, NOT AGAINST THEM.

      the good news is that since the lease is only verbal it's not a real lease. Real estate contracts MUST be in writing. So he's just living there, no agreement. Go to the cops if you want him out and not welcome

    wow...10 days is considered a violation of lease???? .... !!! ...I was given a 60 day notice for having a boyfriend over a lot over a period of 7years !!!! in retrospect .. I was actually lucky .........I had lived there for almost 19 years and it was devastating for me to have to move....but my boyfriend was not in the lease ..... I would probably lose in court since he was not on lease.......landlord never allowed another tenant in after I moved...its been 7 years ....he is using that beachfront studio as a storage unit now......

Which was hard to do because there are only a few in my city. Overall the person is gone now but it did take alot of effort and alot of money. It shouldn't be like this. We found out we basically had not rights compared to the tenant. Although he wasn't a tenant... Its a long story. Hehe. Thank you for your response.

    Classify your "pet" as an emotional support. They can't even charge you a "pet" fee anymore. Get a doctors note, say you were abused as a child.

      We have not seen that work in most states as the laws don't exclude Emotional Support Animals from pet fees. They may be for emotional support , but they are still a pet.

      Ada laws only disallows animals like seeing eye dogs. I can tell you very passionate about this, not looking to argue any further here. I can tell you, we have gone back and forth with tenants directly on this, even through court, and had any animal that is designated a emotional support animal still obligated to pay a pet fee, held up in court.     Need more videos showing what tenants can do when the rental company violates the lease.
    For example our lease agreement IN WRITING states that we pay $100 shampoo free on moveout. Fine. We agreed to that.
    But they took $150 out for the shampoo. Thats illegal. The lease clearly states $100. Anything over is on them, not us.

      Good point! We can certainly look into doing a tenant rights video. It's a two-way street, tenants and landlords both have rights in the matter. I'm sorry to hear that your landlord chose to violate the lease like that. You do have legal ramifications, but you would need to consult with a lawyer on that which may not be worth it for a $50 up charge. That's probably what your landlord was thinking also.

    If they breaking a noise part of the lease , they need to complain. Maybe she hasn't read her lease. They need to get a court order first because you need to warn her first of her lease if there is a no noise clause in it. 😒

      Yes, the clause was there and we notified her she was in violation of that closet release. The tended ended up moving out voluntarily because we showed her the clauses for at least that she was already breaking with noise violations and with unauthorized occupants. We agreed to terminate the least peacefully, it was a mutual agreement.

    I am going crazy. I invited my former army buddy (with his wife and kid) to stay with me so that I could help him on his feet by getting him to school using GI-Bill, getting a part-time job for him, correct his va rating, foods (tried to reduce now)... . However, after 3 months nothing much changes and they are pretty much freeloading me. The wife attempted to invite everybody she knows to my house even without asking. The wife's family are now staying at my house and acting like I never exist and ignoring me the whole time. I just want them to be gone and I don't even want to collect the money they are owing me.

      @@DeRosaGroup I will try to get a lawyer to draft and write a proper legal letter of eviction. I even paid for their 2 months overdue car payments. There is no appreciation at all.

      @@theresaandrade5708 I bought the house on Jul and moved in on Aug 2018. I didn't think it was that bad. It was a bad decision on my part. I finally kicked out her family and told her to move out too. However, if I don't they would move out until this summer 2019. I know I too being soft and they are taking advantage of that. Actually, for most part it is not the money the reason why I don't want them to stay. It is their lifestyle. Untidy, lazy, lies and the way they feeding their kids with only junk foods (for lunch and dinner) and soft drinks, not caring about his education or create learning environment for him. Not my business but to me they are unethical behaviors. The kid only learned and being programmed to eat those junks for several years now. It is digusting and I don't want them to do it in my house. Child services said there is nothing that they could do since the parents are still feeding him even with bad foods. He is not even getting any single therapy and he is austistic. It is scary thing to see them doing that.

    This relates to the Covid pandemic. I'm a homeowner in Virginia and my roommate's 6 month lease agreement ends on October 31st. Can he argue that he can't leave because of covid? I refuse to renewal because of a racial verbal attack from him.

      @@DeRosaGroup I hear that because of Covid people who lost their jobs and can't pay the rent. Typically a tenant that can't pay rent would be evicted but because under these covid conditions they don't have to be kicked out.

      Great question! It's not the fish that's a concern to landlords, it's the tank. Most leases won't allow a tank larger than 30 gallons, due to the flood liability of the tank bursting or cracking. Waterbeds are not allowed in most leases also

    We hav a manager that welcomes people in,once you start exercise ur rytes ur gone,the thng I dont like about most of her evictions all due to drugs alcohol which is common, but az a manager her self is doing wat her fellow tennants are doing its been going on since ive moved in ive got proof witnesses evreythng

      The Owner/Property manager likes to know who is on THEIR property in the case for insurance claims, walk-in notices, etc etc. Would you like someone to rent a room/apartment from you that is designed to hold at most X people (for fire hazard reasons or others), find out the tenant has 3X persons instead or have a +1 who is a drug dealer, something happens on the property and now you are getting sued because you permitted ________ on your property...causing much danger/distressed to others living on your property?

    The comment "It's very easy to evict a tenant for non-payment" is a total joke. The court process and actually getting the sheriff to come and remove the tenant can easily take more than 7 months.

    I say no dogs period. Not friends dogs not service dogs, I don't give a damn if it is your grandmother's seeing eye dog. I let one tenant have a dog once and then every one had to have one. Big mistake.

      Thanks Jack! Although pets can cause damage and noise, they also produce additional revenue. In most of our rentals we charge $25 per month per pet and also a one time non refundable pet fee of $250 up front. We get compensated for potential damage and the tenant gets to have their pet. It's a win win.

    In NY you don't need a reason, there are two types, mom payment of rent-takes about a week to get in court, you get a warrant of eviction, enforceable by law enforcement and a judgement of money owed include court-and Sheriff fees. Often will allow use of deposit and stay warrant until end of month. You put property out while law stands by, as soon as your done, change locks and they property is up for grabs.
    Then there is the holdover or 30 day notice, You supply it on or before the 1st, they stay beyond the date and you take the property out with law standing by.
    Best thing is what I do, RAISE RENT TO $900.00 from $500.00, if they pay they can stay! next moth increase to $1500.00 anyone can stay for that!

      Sorry, not true. Non-payment during your lease - you need to take to court. Judge usually gives the tenant a chance to pay back rent. Holdover - during lease you need a very good reason to evict and must take tenant to court and prove allegations. Yes, when lease is up (that is a market rate apartment) you can raise rent to whatever you want, but there have been tenants that go to court and fight that saying you're charging way above market rent. And yes, you do sound like a sleeze.

      Did someone just say in NY you get a year to move, that's contradicting. Laws differ everywhere, in CT you lose your house if you go in debt, that's why I wouldn't live just anywhere. No protection no stay, bye.

    They use this on people they don’t like, and falsely accuse tenants of doing things ( lease of violations ) which they have no proof, these landlords or managers, whatever you want to call them don’t want to evict you cause they have no proof you broke your lease, so they think your stupid by getting one of these letters, or letter from their Attorney to vacate the premises, I say, get a lawyer and sue them for them not having proof and they breaking the lease with you, and for discrimination against you, there is a reason for these false allegations against you, when you know they are lying.     Great video for bad people but what do you say if this is happening to a good renter? Here in texas it says they can kick you out for no reason. Im paying my rent on time but my landlord is a racist and wants me out. Im elderly and disabled and she will cause me to be homeless because I have no where to go and even if I did I have no help packing or moving. Im all alone with no support. No one has a right to make a paying person homeless just because she wants black and is refusing my Money. Can anybody help me. I have to be out by july 31st. Thanks

      Very sorry to hear of your situation. There are fair housing laws that are federal laws that protect you. Try the website for the department of housing and urban development. Try catholic charities. It sounds like you need a lawyer, and there are many that work for people like you in distress at no charge or a reduced fee. Maybe a local not for profit. Even if they are not involved in housing they will know another organization that is. Or a local church. And finally, call the country clerk or sheriff's office will have contacts to organizations that help tenants with landlord issues. I hope that helps

    It's funny to you, but you guys are screwing with people's lives. I recently signed a lease and there were 5 dogs barking, whining and fighting in a small paved backyard next to me, but in another building. I told them to knock it off with the dogs already, and got served a 10 Day Notice to correct my behavior, or I'm homeless. Well, the dogs are magically gone- it was probably a lease violation on the part of the renters in the other building, but the funny thing is now I'm the bad guy. My neighbors, other tenants in MY building who are now spared the constant noise are either cold shouldering me, or gaslighting me with obnoxious, annoying behavior just to see if they can provoke me to speak out against them. That would result in my eviction. This is less an apartment courtyard and more a prison now. I can't stand living here. People are too self centered, fussy, anti-social (no conflict resolution skills), passive aggressive and just plain malicious nowadays. You two are no exception, however, I do agree more with a tenant violating multiple clauses in a lease, vs. me who did what any person would do 20 years ago, before we were all plugged in to phones and living in "point the finger" land. The world is regressing in tolerance and maturity. You're a grown-up now, you don't tattle, you don't hold mommy's hand, and people need to tolerate a little push back without running to the teacher crying, I wish the world would grow the f*ck up.
