    Thats so much work for such little return. £240 / month!? You could literally start a business doing anything outside of your normal job and be making that provided it can scale e.g. hire staff, grow the business, and then be at a point where you wouldn't need to work a normie job again. Property investment to me only makes sense when you already need to park money in an asset that wont devalue over time and can generate cash flow after you have already liberated yourself from a normie 9-5 job. Also is that based on having an interest only mortgage so you're not even paying the principal and owning the property? That doesn't scale if you own multiple properties and have multiple mortgages with your limited company and end up making 10K / Month your portfolio because eventually you'll need to pay the mortgage of, so will lose the property and just have the cash. Cash devalues over time relative to hard assets so I'm assuming that cash is used to pay off the principal too of some of the properties in your portfolio and if this is the cash your quality of life doesn't change much because the money you're generating is going to buy the hard asset instead. This is way better than what the average person is doing but it's still a leap behind actually being financially free. It will never come taking this approach. I'd say within 15 years based on how inflation is trending, they're going to raise the target from 2% to 5% which means significant erosion of purchasing power, you would need £5000 personal income after tax unless you're living a modest life which is also fine.

    A challenging question came to mind last time I was in Brixton: When British went to Africa/West Indies it was called "colonisation" When Non African/West Indian communities had to leave Brixton it was called "gentrification" What was it called when WestIndian/African communities originally moved to Brixton and the local non Black community left?

    The Caribbean community brought life to Brixton, built the NHS, and other services to the best they ever were or have been. Despite facing discrimination, they had to fight while others were hiding, scoffing, and leeching, like Oswald Boateng, until the coast was clear. The mistake we made was being individualistic, lacking access to capital, building nothing, and selling off everything. Other groups get funded, like the Brixton Brewery. We should have been more disciplined and closed off, like they are to us. We are a foolish people; it’s that simple. It was written.

    The people coming back were there to start with but as minorities moved in the effect of that lead to white flight. For the last 15 years or so government has passed laws to force poor minorities into the white suburbs to spread the poverty and the taxes become so high to fund welfare programs so they move back to the cities destroyed by minorities because property is cheaper.

    It’s true gentrification has a bad thing. It’s about being business and property savvy especially to blk and ethinc from working communities. Generally as well, even often white or cosmopolitan middle class people are being price out of their own areas as it’s become more of new rich areas. Go to any predominantly Caucasian cities like Liverpool, Wales etc and they to are suffering with high rent and rates. Shops are closed and the residents have no business ideas to stimulate their future.       Don't claim you white Europeans are Caucasian because you are NOT. Caucasia or as it is really known is a land called Kavkaz in Central Asia where the people of Dagestan, Chechnya, Ingushestia, Ossetia, Kabardino-Balkaria, Armenia, Georgia, Azerbaijan and Circassians are from.     Don't forget that the "invading" ...I mean gentrifiers that come in apply for "boot the locals out grants" I mean rent subsidies that are not widely known about. It seems to be that the subsidies are only known about because someone knows someone, and this rent subsidy allows the new coming business to stabilise whilst they get their customers/income steadily increasing whilst the price of rent is kept at an affordable cost. To be fair once the gentrifiers kick out the initial community (lets be honest the black communities) the vibes in that place becomes dead yeah it seems that things are sill happening there but we carry the essence that can't be bought or duplicated. I think for me the worst thing about gentrification is the incoming lot treat the people that have in some cases been born and raised in that community like that don't belong and when you use those gentrified spaces you are made to feel unwelcome... the audacity of it all!       My first buy to let is profitable for now but it’s in an area that isn’t so good and will need repairs as time goes and it’s making me worry about my future cash flow. Do you think if u buy a property in a bad area you should sell it or keep it and just adjust ur possible rent to reflect that?

Its a destructive weapon but as we know money is the root of all evil so while the lust have or save money more and more people will be kicked out of their neighbourhood they grew up in.     Great video! I agree with you again, as long as I have the time I prefer to manage myself and not give agencies 100s of pounds per month of potential profit. But I can see the benefits of going down an agency route especially if the property is far away and the investor does not have much experience holding a screw driver or have the contacts in the area!     The more i hear about gentrification is that anyone who cannot pull their weight is going to go extinct. If we do not change with the times we're not going to exist. The future population is getting established. I honestly think culture is getting priced out and wont exist. Soon, only the culture that is the most aggressive and most capitalistic will be the only one that exists i think.

    Wow complaining about rent even in UK, Gentrification is a good thing and most have to develop their own areas but you do not own it, unless you pay to own the property. Do not hate on wealth, capital and etc, it can be you easily. Stop only selling rice and start buying the properties. The middle class are the most dangerous people and group, they are the first one's to steal and break the laws for their own interest.

      Nope 'most people don't develop their own areas'- the government and/or investors do it for them. People get to participate in the wealth creation of that area if they can afford to buy in or already own there.

    I love gentrification. I’m a big believer of pricing people out. Can’t afford it can’t have it or live there. Why should poor people live near the beach. They should live with the rest of poor people in the projects. That’s fair and reasonable for people who are getting a free house. Want to live in nice houses in good neighborhoods pay. Get more $

      @@isysslepore72 no I understand it. It is happening to me. I will sell house at peak price and then move to a piece of rural property in a red state and build a house. Taxes are way cheaper in red states. That’s what’s killing me. Blue states suck. I grew up here. It’s fair and it’s right. If I can’t afford it anymore it’s not for me anymore. I enjoyed it for 47 yrs. Time to move on

    The profit is so low, economy is stuck. Cash buys look like the best way for btl, preserving value and small cash flow. The bonuses in some professions are 3x the annual profit of a lot of the properties listed.

      I wouldn't call an annual £4k profit & 11% ROI low. Thats better than most regular investments out there. You can also double/triple this by doing different strategies such as serviced accomodation. Yes a job may pay higher bonuses... but those are never guaranteed, you're taxed heavily on them, and you can get let go from a job anytime. You can never get let from an asset you own. Plus it appreciates in value over time.

    To my understanding a similar amount in an Index Fund is about minimum 7.5%, but then again you wouldn't pay the tax bill on a primary residence, so the primary residence still probably wins.

    Thanks for the info! H2B seems to be trapping? You either pay 800£ extra and be done with it. Or 200£ extra (but just paying interest and kicking the can down the road?) you’ll eventually have to pay the 800£ when you want to clear it? Sadly it could be more, if your property increases in value? H2B seems to be peering over the edge of a cliff. Jump now, or stand trembling knowing you’ll jump later on? 😮
