    In the example you mentioned, 100-130k in 5 years, if mortgage rate is 5%, and inflation is 3/4%, you haven’t made anything at all really?

      I personally wouldn't call extracting £18,000 in equity tax free after 5yrs "nothing at all". But each to their own...

      @@thewealthwarren6940 100-130 in 5 years seems a realistic example Using the power of leverage, putting £25k (25%) down and then increasing the property value by £30k. Seems like a really good achievement congratulations! I think some people forget that you generally don't buy the property with full cash and the percentages should be worked on what you are actually putting into the property.

      @@StrategicPropertyInvesting Absolutely agree- leverage is the key. I go to lengths to say that I put 25% in to all my properties, but you can never emphasize it too many times I guess! 😇
