I won't go for both. Too much uncertainties for new immigrants. No trackable long employment and renting history, new culture to them. I always choose small family with both adult working and they have long trackable history and living in the same area and with family and relatives around. I always avoid relocation tenants. Students, young couples, couple of friends/colleagues and siblings I also try to avoid. And yes every time it takes me so long to find new tenants, but I never have issues with tenants meeting my criteria.
Immigrants rent houses and usually have credit ratings in their own countries too. All that can be shared. But it's a personal choice. I would never decline someone solely because they're not British.
