She’s spot on with the way she sells. I had a cabinet shop and I hardly ever advertised. I treated my customers with respect whether they were ready to go a week ago, or they’re just freely out the market. I got calls from people who I’d talked to anywhere from 1-3 years. Almost all my business was word of mouth, and I had an almost 98% close rate.

When he asks about her “revenue”, many missed him adding “in commissions” (myself included). The ~$600K figure is her *commission*, which is 10% of total sales. None of that commission is used to buy shed materials, build, or deliver sheds - those costs are covered by the 90% the shed manufacturer (Graceland) keeps. She would likely use her ~$600K/yr to hire additional sales people, market, lease the lot, and cover other basic business expenses.The title isn’t misleading.
Her qualifying questions are really good. It's obvious that she's just trying to figure out what you need so she can find a good solution for you. Doesn't feel pushy at all.

Definitely gotta qualify, but I found that asking open ended questions help a lot! Instead of their answer being a one or two word answer, aim for the question to compell a conversation

By the way, Susan, as you scale up, you will need a CMS, that's a Content Management System where you will track all your customers, transactions, and follow-ups. Right now you are fine with having the google spreadsheet, but over time, you will want to maintain a more professional system to securely track all your customers.

Congrats to Susan on her success! I thought the "sell me this pen" portion was really just taking an order from a customer. Do you want black or blue? How many do you want? When do you need this? Maybe if she pointed out the benefits of her pen over the competition's pen that would have been interesting or if she was presented with objections to overcome that's where the challenge is. Now, Susan isn't selling pens and was kinda put on the spot, but if she highlighted the benefits of that particular pen much like she did when pointing out the benefits of a ridge vent etc that would have been cool. When I was in sales, learned a nice way to mention features & benefits. Went something like, this car has antilock brakes, what this means to you is that you'll be able to steer the car safely when stopping on ice. Also, what about a product the consumer can buy from 10 different stores? Maybe that's when you say, look, you can buy this pen anywhere, but the difference is you'll be buying this from me. What this means to you is that, if this pen breaks you can call me and I'll send you another one, if it doesn't write, I'll help you troubleshoot it (lol troubleshooting a pen but go with it), you can call me directly any time of the day any day of the week, I always answer my phone. You're really just selling yourself at that point. Anyway, just my 2 cents. Love the shows UpFlip!
Maybe the trick is in engaging a conversation with the customer by asking him for the colour he has to think and answer and this is leading to the next point and its a sale. No information overflow, just testing the cu if he wants to buy. If u ask me blue or black I would maybe say, no thank u, I am not going to buy anyway. both of u r right, just different approaches. In the end, whats important is the sale.
I think this goes to show that if your marketing is bringing you clients that are ready to buy you don’t have to “sell” to them. The marketing did that already. All you have to do at that point is serve them and help them find which product they’d want from you.
When you call about something you know your products. "You may know something that the customer does not so inform them." Getting what you ordered great customer service and calling people back shows' you want their hard earned money. If their calling about a shed probably means they want to buy one or check prices that should be ok. Also they like the bottom line with no surprises. delivers on time when you want it people are as busy as you. May have a fine time line to get it built. "If you don't turn people off you will sell yourself through word of mouth". I Can hear the neighbor or friends or family say what a great company and the experience was awesome. Have a contest nicest and most beautiful shed one a year they must send photos.
@@ShedGalSusan I run my own home remodeling business. Currently in talks with another portable building company about contracting out finishing the interiors of their buildings to turn them into small homes. It’s becoming very popular. I would’ve never thought this business was so lucrative.

Our local town has passed an ordinance to keep people from doing this in city limits. It's a very poor area and people can't afford normal houses anymore when people from out of state are buying everything up at inflated prices.

What is the driving factor in shed sales? The other guy you interviewed who built shed/offices said his business skyrocketed during the pandemic and she echoed that as well. I’m curious what’s so attractive about the sheds and what’s driving the demand. Second question. Do you run into lots of issues with HOAs and neighborhood restrictions? Also what about footings etc? I run my own home remodeling business. Currently in talks with another portable building company about contracting out finishing the interiors of their buildings to turn them into small homes.
It’s becoming very popular. I would’ve never thought this business was so lucrative.

She's blessed with her location...We have dozens of shed sellers in this area... Certain business models work in certain places...I've owned a well respected remodeling company for decades, I've advertised to build custom sheds...it's just not a thing here...Good luck to her though...
All of our lots do tremendously well and we have two lots out in the middle of nowhere with populations of less than 3,000 people.

Do I call up Graceland and tell them I want to sell their products and they'll say no problem, here are leads and go follow up on them, or do I need to get a referral in order to become a seller? Can you talk about this a little more? As someone who is very interested in starting this business but has zero connections or experience (but is willing to learn!), what is the very first step I need to take to begin the process of being a seller/agent? Great sales info! What percentage of sheds are sold to convert to tiny homes?
Approximately half of our customers finish off their sheds for all reasons.
Our local town has passed an ordinance to keep people from doing this in city limits. It's a very poor area and people can't afford normal houses anymore when people from out of state are buying everything up at inflated prices.

The entire video talked about sales and Marketting. What’s about the fact where she is buying the sheds from to sell? How do we find suppliers and distributors to buy these sheds to sell.. I would like more info on that
The manufacturers supply the sheds. We as dealers just sell them.

What is the driving factor in shed sales? The other guy you interviewed who built shed/offices said his business skyrocketed during the pandemic and she echoed that as well. I’m curious what’s so attractive about the sheds and what’s driving the demand.
Second question. Do you run into lots of issues with HOAs and neighborhood restrictions? Also what about footings etc? TIA
The driving factor in shed sales during the pandemic is everyone was home. Upgrading there property they been pushing off before then. Obvious to see
