What a gift that you got a Larry for this prospecting session! I think we all need to see that the prospect’s reaction has more to do with them than us.
I love these videos. I find myself using a lot of your lines without even thinking about it when I’m cold calling. Your doing more than you can imagine for emerging agents.
That last call was hilarious! He must have stubbed his toe that morning to be that mad😄. All jokes aside, great value watching you cold call and please continue to make more content do it. Thanks man!
You're now one of my morning routine and watching you while having coffee. Your video motivates me everyday in doing my cold calling. Yes, the last call is part of our everyday work.😁 Great video!!!
@@BrandonMulrenin cold calling FSBO. Love the energy in every call and I love how you point out the importance of the script and the importance of personalizing every call by mirroring the prospect.❤

Brandon! These are great, Could you do an Absentee owner live call again soon? Love these, but would love to see you in action with your newest scripts! Thanks Brandon, love the content.
Love how you lead the conversation to get them engaged with every question you have and provide you the information you need. Hands down! Lol, we've seen a lot of scenarios where cold callers get cussed by their prospects, and one of the reasons is that they are calling the wrong person. This is why it' recommended to verify and make sure that the phone numbers and names of prospects match before reaching out. 😅
Hey Brandon, attempting to establish business relationships with local assisted living facilities and would appreciate any tips on what to do/say when trying to earn that business and how to stand out. Thanks!
Thank you for making these live calls they are very helpful, would it be possible for you to make a video of you doing live assisted living or attorney calls?
Hey Brandon! Great stuff your awesome at this! I have been trying for rent by owners and had decent luck, could you make a video on that? I’m newer and on track to close 12 deals my first year.
Brandon, thank you so much for your valuable information! I've been binge watching your videos for the past few weeks, and counting. :). Is the script the same for an ISA/Virtual Assistant? I will do both, personally calling and have an assistant call w/me. Mini team :) My only confusion is, with my ISA being unlicensed, how I would have them do the call opening... as well as how they would talk on someone else's behalf... Would love if anyone has any tips.
Hi Brandon, It sounds like you have updated your initial absentee owner script to skip the :I'm a local realtor and I'm not sure if this is the right time...:" and you are going to "i'm a local realtor and I'm just curious if you are the owner of xyz property?" This one seems to work better for me as well.
Brandon, is there a video that talks about the follow up to this call? ie: The contents of the CMA, understanding the key pieces of data to include and cut to the chase. Do you find it best to call them back that same night? Ok, so whats the best practice on now actually making light of that data youve pulled and bringing that lead in closer and closer all the way to their kitchen table or the rental property for a listing appointment? How you are now appealing to them via data points on that follow up call where youre reviewing the CMA together? Obviously the purpose is to prove that selling now is the best time... when you get that point across and everyone is understood, whats the KEY phrase you say to advance to the next step? --- Or even someone who is thankful for the data and wanting to sit back on it... what are you saying to keep the candle lit and get past the phone and now in person. Thanks in advance, Nate R. Connecticut Realtor 8 months, 20 transactions closed 22 years old!
I think it's funny that you told us to not quit when bumping into a Larry but then that was your last call😹 The reality is that it does influence the overall vibe and it gets difficult to pick up where you left off after an interaction like that. Still I agree 100% that it shouldn't deter us because hearing it in a video shows how ridiculous that guy actually is, it just feels a bit uncomfortable when you're on the receiving end.
What does cold calling mean? Nvm i looked it up. I just applied for a retail remote call position. Thanks for showing this. I will try to do it as well. Do you ever feel nervous when doing this and getting turned down?
When you get a voicemail do you continuously call back and leave the same voicemail message? Also if somebody calls you back later that day how do you keep track of who it is or which property they’re calling about?
Seeing that guy mad at the end made it really seem insignificant, like you know that person is mad for some other reason that doesn’t have to do with you personally
Nice really want to see about working that as a branch of my business. I seen the show you did with the one lady that does the certs for it but I'm wondering if those same results can be done without it or it's a must
Hi Brandon, you are so awesome. You will be my teacher someday. Back in November 2020, I responded to a quick, first come first serve RUclips contest where you were willing to give a personal live session with someone if they responded 1st. I did, and I did get a call from your staff and the scripts. Thank you for that but I’m in the point right now where my wife is going to need an 50k surgery for her spine and we just discovered today that Florida blue insurance we bought In January would not cover her surgery nor does she qualify for disability even though she can hardly bare the pain of sitting or laying down. I hate to sound like a hard case, but We are. We are both realtors and I work very hard with a ton of buyers and that has been quite a learning experience. It’s saved my butt in 2020 because I was a musician prior to that but real estate help me understand that I can make a ton of money and at 62 after losing everything at 52 in the last crash I needed to move quickly and so I managed in my first year as a realtor to at least do nearly 2m gross sales. I know that is nothing compared to your students, but it did two things. it taught me that I could make more money in real estate than music, as successful as I was in that, and it saved my ass from a business that went from 100 grand a year down to 20,000 in one COVID March 2020 month. I’m just asking you if you wouldn’t mind reaching out to me one more time to see if there’s a possibility of a live session with you. I still need to practice my Scripts that your team so graciously gave us and I will do that. Working with finance buyers in this market has been sort of like catching wind instead of dinner! In many cases. I learned that I can write a great offer but often came in second place to the big cash offers that would win the day instead of my buyers. I admire your success and hopefully will be a 10th of what you are as a realtor moving forward. Thank you and have a wonderful day blessings to you and your family.
Commissions are paid to the listing broker buy the seller and then the listing broker decides on how much a buyer agent is paid IF there’s a buyer agent involved.
Basically the same, FRBO are putting themselves out there looking for tenants, absentees are people that own second homes and have a current lease with a tenant in there already or just a home they use as a second home.
@@BrandonMulrenin thanks Brandon. I also contacted the Share Group from some of your videos. So I am sold on phone calls now. As we are here to help not to harm and that is the truth. We provide a benefit as a Realtor...So I won't be ashamed of selling that truth anymore.
Good question, here’s why: Prospecting put you in direct control of how much business you do and it’s all free. Advertising is extremely expensive and you have no idea how much business or if any business at all will come as a result of spending money on advertising. I’ve spent over $200,000 trying every advertising and marketing campaign you can think of and nothing even close compares to direct outbound phone prospecting when it comes to getting listings on a consistent basis. I’ve been able to get 100 listings a year and make over $700,000 in commission by purely outbound phone prospecting. I’ve never been able to do that with advertising.
