    You are not discussing about too much pricing by showing the project to close to ORR.. conclusion is real estate in hyderabad is overhyped..

    2024 has been a transformative year for Hyderabad’s real estate market, with significant growth across both residential and commercial sectors. The city continues to attract strong investor interest due to its robust infrastructure, expanding IT and business hubs, and relatively affordable property prices compared to other major cities. Especially in residential Hyderabad saw an 8-10% annual growth in property prices, especially in high-demand areas like Gachibowli and Kokapet.

    Agree that Hydra is one reason but why did previous government gave permissions for 40+ floors in Ameenpur,Bachupally,Gamdimaisamma,Patancheru ? ​​Real estate went all the way till Zaheerabad, people has invested 20000 plus for sqyd and really struggling to resale for bought price ..even if BRS was in rule , real estate would be bearish...​​what is the need for 40+ floors in those areas ? and still price per sqft are expensive

      There is no answer for that question even from so called "experts" from this channel. They are in the opinion that if you give permissions to each and every project like previous govt then real estate is growing. If agencies like HYDRA come into picture, then real estate is stalled.
      Just look at the numbers of real estate projects registered this year. No signs of slowing down even amidst of HYDRA and other things.

    Can you throw some light on upcoming integrated townships outside of ORR which the government is encouraging to shift some of the population to beyond ORR.

    Defintely real estate will consolidate another next 3 yrs, as per my observation in TRS first term first 3 yrs real estate prices didnot move up, prices moved up high in second term and also all over india also prices moved up dude to covid also.

    Bro I feel new trend is emerging in real estate market Integrated township. Earlier market used to have Stand alone apartment, semi gated apartment, gated community and High rise gated community apartments. Now I feel new thing is Integrated township because if you see prestige city, vertex city, aero city and sansa county. Is this going to be trend now in coming future.
    I feel builders are inventing new concepts like Integrated Township just like they invented High rise and gated communities to sell their lands for high prices what is your take on this

      So far all these are in name only. We need 2-3 of these fully operational for people to prefer this type of concept. In Pune integrated townships are quite common and successful, with 500-1000 acre projects which include school, hospital, offices etc. We are yet to see such successful projects in Hyderabad.

    Once AP capital starts then their will be no price hike in near future atleast for 3 to 5 years bcos Speculaters and investors will move towards to Happening Amravati.
    Bank Interest rates will also cause damage. Only real buyers will remain in the market. That means slow growth only Happens.

    What is growth in this discussion, Sales no or price increase. Bachupally now around 6k for Decent builders. But how much will it go 10k in 10 years?? Who will buy in bachupally for 10k post 10 years.

    Prices already went out of middle income class, Currently rents are some what affordable but if these too increase definitely there a movement of people from tier 1 to tier 2 or tier 3. I urge everyone to keep saving instead of investing for growth.

    most pepole does not need access to International airport. Even if airport is 2 Driving
    hours distance, instead of 1 driving hour, what difference it makes ? more roads you bulid , more congestion it happens, as Human population is increasing tremendously. Soon no more LAnd to TAKEE OVER ,if humans increase thier numberss

    There will be no price hike for at least six more months. This is the time end user can hunt great deals from land owners share or investors in resale. What will happen then? Both US and India are sounding recession now with turbulant economy. Inflation is finally coming under check in the USA. There will be aggressive rate cuts and tech companies will be back to hiring. This will directly affect the buying. Don't rush to buy but keep on looking for a steal deal if you get one.

    At the same time purchase power also not increased as expected for most of the people in India. Unless this improves , real estate won't see any growth for next few yeras

    High Inflation -> High Interest Rates
    Jobs / Employment - Lack of Employable people not unemployment - lack of skill set
    Employment - from different aspects
    Msme, IT, manufacturing etc
    And the labour charges rise

    Whatever shit you talk no body is willing to listen. The problem is the congress gov.. they don't have vision irrespective of the state they rule.. they only focus on freebies tell me one project which they have started and completed in the last one year. I live in whitefields one of the expensive area in Hyderabad . The drains are not repaired the roads are not cleaned . I can see major difference between this and previous gov

    Thanks for the information but I feel global economy is going to crash in 2025 to 2026 start after Trump's tarrifs. This is very big builders start collapsing we have seen big builders of India failing in markets like Noida. The inflation is the highest this quarter. I hope they won't collapse but this is what it looks like.

    bad real estate is good for buyers, bad for investors. buyers will be more than investors if price become less.
