Very insightful points. The definition of 'living' has changed drastically over a decade or so. Gone are the days when people used to buy houses after retirement and generations used to live; ppl are now investing before marriage itself and want to dispose/rent and move to another property. That change is evident. Some section of ppl just don't want to live - they want to have a lifestyle with all comfort creatures, even at the expense of spending more. You can criticize the trend but you cannot deny the truth. Some big construction companies are providing droolworthy premium features and amenities that you cannot resist the temptation. Although, in long term, these projects will have more cons than pros, you can still live happily for 8-10 yrs, if maintained properly for 12-15 yrs without major issues. Corporate world and other high paying jobs are enabling ppl to follow this trend. That craving for status, comfort, convenience and luxury is spreading to others also. One cannot blame them but one shouldn't follow others blindly.
My suggestion is stay rented in any good decent size gated community for an year or so and experience it and see if you like it or not, then only decide to purchase a gated community or stand alone. There are many advantages in stand alone also. there is nothing like one is good and other one is not. It just our preferences. One thing to note is do not blindly follow what others are doing.
Earlier around 2000-2007 the Gated Community were about 500-800 apartments..it was manageable..there was a fair amount of traction at least at tower level. The newer properties are 2000+ units..it is nothing more than a concrete jungle. Community feeling is lesser as compared to the previous gc that I mentioned....it is now a township

I have seen 3-4 Gated communities and the association or the residents have lot of complaints or disagree on the opinions among each other. Financials are also not correct or audited. There might be less issues or complaints from the residents based on the size of the standalone apartment. What if in future there is a water shortage in the city and water to be supplied to a Gated community with 100s of flats 🙃
If all gated communities are completed in west part of Hyderabad probably in another 7-8 years.There will be traffic jams in front of your community itself every day , as most of the roads are only 100feet. I think in west part of Hyderabad every road should be minimal 200 feet
No, people from gated communities won't come out every now and then like people from builder floors do, as everything is available in the community itself, like supermarkets, banks, salons ect. So much of pollution and traffic reduced due to these gated communities. In the peak hours, its same everywhere, we can't do anything about it.
So basically, if people like all the pros mentioned here, then these Hirises are for them, and they already didnt care the cons mentioned here. People who keep complaining about maintenance or any other issues are also good, and they never go for these Hirises ever. But there are some confused people who dont know how gated communities works and how expensive they can be and straight away they buy and start complaining about these gated communities. I think people need to do good research before buying any proparty instead of doing what others are do and then blame someone or something where the mistake is done by heimself.

Maintenance is expensive . 2) Appreciation of flat after 20 years will be less ......based on uds .....in few gated flats uds is very less . 3) Highrise flats may face inconvenience if lifts dont work even for few mins . water does not no pump up for few hours . 4) construction going on and sound pollution in areas like tellapur , kokapet , narsingi .......for ex : my home avatar has lot of sounds from construction site of rajapushpa provicia , vasavi atlantis ....... 5) maids , tution teachers every one are money minded when it comes to gated communities ....no one work for nominal fee here ......

Now as down payment I will keep 20L (20%) Next emi intrest for 3 years .. if I choose a pre-emi I would pay around 20L ..so in total I am paying 40L If 1cr becomes 1.3cr. 30L profit with 40l investment. Think this way

Assuming Regn,GST,Corpus Fund all included in your purchase price, your profit would be 10L after 3 years. An initial investment of 20L becomes 30L after 3 years. This is 14.5% CAGR. If LTCG of 12.5% also deducted, it becomes 12.9% CAGR. You would be much better off with a SIP of 50k (pre-EMI interest) in a Nifty Index fund. Less headache and very liquid.

In Bangalore, Branded gated society apartments are in great demand. Good rental and good return on investment if you sell later. Prestige, Brigade, Embassy, Sobha, Puravankara, SNNRaj, Salarpuria Sattva. If you have more to spend, you can look at Gated community plots or villas.
Bottom line i it is not the money that affects your decision. 😂do you like self propelled fruitful life of real living, if you have, live anywhere. If the fear comeout frequently like molten lava go and live in a gated community😂😂 I see more worthless, old, more congested thinking people in these communities. A guy is how worthless if he or she feels buying fresh vegitables does not have any value. If you want a modern jail with amenities go there. 20% in 4 years is less than Fixed Deposit interest rate. It makes no sense. Buy a flat to use. Buy land as investment.
