So I met with a fresh FSBO day before yesterday and we had a good talk, but because he just sold another home in a different county by himself, he wanted to give this home a chance by himself first. I gave him some good advice on how to sale on his own, price adjustment to two different brackets, better photo choices, for sale sign in the yard… that evening, he took my advice, even put his backyard pool as the first photo on Zillow, and now he’s had 700 views and 36 saves. My wife asked “why did you tell him your secrets??” I told her “it’s called reverse selling.” Then she said “that’s why we’re broke because your sales are going the opposite way”. 😂
@@Az-iu5hr We still keep in touch. He went under contract with a contingency to sale, the other home was 50,000 over price and I told him it’s gonna tie him up for a while. It did! He held on and eventually got another offer relatively close and is set to close this Thursday. He told me if he ever listed it, I was the one taking it! The guy is the hard headed type. He lives 4 hours away and had to keep driving back and forth to take care of the pool and grass. Not worth it if you ask me.
thanks for all this valuable content , I Just sold my first FSBO in Montreal. Here, the FSBO market is hard because of the do not call list and 80% of them are registered. I got the listing while visiting with some buyers , I created report with the sellers , did my follow up the next weeks. and got the listing and sold it 30 days later at 95% of asking price. Great Content Brandon !!!!
They are publishing their number online and giving permission to call. You should run your business the best way you see fit but in my opinion the DNC is not relevant and I call anyway

Btw I understand that you don’t want to say to the fsbo your calling with the idea of “I have a buyer”, but with such low inventory, would it be ok to inform the fsbo that you want to add their property to your list of by owner inventory as the reason of the preview.

I'd evaluate your budget and your time affordability. If you can afford the time and not the dialer then don't use it and manually dia and save money till you get a few deals and then invest in the dialerl. It's like he said it's maybe 3 to 5 fsbo listings a day in your market.

I use fsbo leads across state (large quantity) have bdos set referrals to listing agents local to leads get 30% referral fee as side biz netting low six figures as side hustle;
I teach my team that the first 4 weeks they are in the "honeymoon phase". Our approach is that we have dozens of buyers looking their area, and ask if we brought them a buyer would they be willing to pay me a commission. They almost never say no. Easiest appointments to get.
Middle East conflict brings fear. Many buyers will pull back and wait. This could trigger a price collapse. If the stock market corrects this fall, as it probably will, then this will tank the housing market. Once triggered the market will decline until traditional affordability metrics are reached.
If it’s this easy and consistent to get 10-20 listings a month, then why would you be making you tube videos instead of a cool million each year off FSBOs. Hmm

Just call the ones in the DNC. They clearly have their # online basically telling people to call them to talk about their house up for sale.

This amazing! In my market Chicago Ive noticed the average time for a fsbo to list with a realtor is about 4 weeks.
