There will be a terminal station right next to the Copacabana. This will probably be a huge benefit for owners once finished, increasing value considerably. If you take a ride in the area off the other side of 2nd rd, around the Go-Cart track and the Bungee Jump facility you will see a lot of other groundwork being done for this immense project that can't help but have a huge impact on Jomtien. Enjoy it for what it is now, folks because everything will be changing once it's done.

Think I could be interested in a 70sq meter but here's the thing........all the Pattaya vloggers get our attention showing condos that get our interest but there is never ever any talk about condo fees or maintenance and upkeep responsibilities and parking fees and hiring housekeeping services etc, etc. Let's consider the personal pool units for example. Apparently everyone wants those pools but they don't maintain themselves and require more than daily attention. That whole pool area is open to wind, sun, sea air damage not to mention the filtration equipment and chemicals that are a constant drain on the wallet. I like the Copa but would never have my own pool again......so what are these costs that no one talks about??? I ask because here in the US I've looked at Condos that I liked until I found out how much the monthly condo fees are and at times they're more than the monthly mortgage. Also are the properties properly maintained over time? I also ask because once I cash out of Baltimore I ain't never coming back lol
Monthly maintenance fees are generally between 40 and 55 baht per square meter and generally paid annually in one lump sum. This only applies to the owner of the unit, if they chose to rent their unit, they continue to pay the maintenance fees which are totally transparent to the renter.
I remember one RUclipsr mentioned about the condo (not this one) has housekeeping service. The price depends on how often you need the service. If you sign a long term contract, it will be about $20 each time, probably for 1-bedroom unit (sorry I cannot exactly remember).
Gotta consider the unexpected expenses as a cowherd, especially in older buildings. In Florida, after a 30 year old condo collapses in seconds….new building inspection laws hurried into place. Professional engineers must certify the building integrity as specified intervals. The super busy inspectors are frantically scheduling the older condos….and covering their behinds, ordering $millions in repairs to the structures. Won’t be long before these Thai skyscrapers from the 1980, 1990s start to pancake with everyone inside.
The building maintains the pool, and (afaik), it's included in your maintenance dues. If you notice, there is a door from the pool deck to the hallway. That is for the maintenance crew to get to the pool without going through your unit. I don't even think you have the option to use an outside service. You can have them drain it if you are leaving for an extended period of time. And again, iirc, the price per sq meter was the same on the pool units as all the other units. I found it online once, but now can't seem to find it again. I remember thinking it was reasonable though. No idea on how the building will upkeep over time. That is on the owners. At this point, (July 2024) the building has about 10% of its units up for sale or rent. That seems low for a condo building in Thailand, which is good. It means that the building is doing well. But again, only time will tell. The prevailing theory on condos in Thailand is to NEVER buy one and only rent. They are _not_ an appreciating asset in Thailand. Everyone wants to live in the new hotness and there is sooo much *_excess capacity_* in the market, once you buy a unit, it will be _very_ hard to sell. If you plan on living in the unit your whole life, or have the money to blow, that's one thing. But most expats in Thailand tend to move around. (I mean, just watch this channel, lol). Maybe you don't think you will, but I wouldn't bet on it. The pool units are about $400k USD. If you spend 1k USD (35k Thai baht) per month in rent (which is A LOT), that same 400k will get you over 33 years in rent. Granted, you won't have a condo at the end, but a 33 year old Thai condo is probably less than worthless anyways. And you can move whenever you want.

The problem with Thailand is that they don't take care of things, so this condo you buy will look worn and old after just a few years, they haven't set aside enough money or don't have running costs for good enough maintenance. And then this is not worth buying at all. 14 million Bath is way too much to pay when it is not maintained anyway. Remember you can buy a good house for this money in Europe
I bought a condo in Phuket 1990 for 2M Baht. Sold it 2004 for 5.5M Bath. Rented it out for a total of 6M Baht over those years. The same size units in that condo now sells for 6-7 M Baht 15 years after I sold mine. I think I bought mine in the right time and sold it in the nick of time. Nice condo in this vid. I wonder if it will have the same striking feature when the Arom 45 storey gets completed next door to it. They obviously see this area as the next up and coming to commit to so many rooms. Hi, Lucus & Vee, I enjoyed your tour of the condos, these are high-quality units with a high-quality price tag . You do get great facilities you would not need to leave the building to go to the gym which looked very well equipped. Personally, I would buy to rent and live in a villa with a pool and gardens and a high-quality interior for much less but if you want to rub shoulders with the rich and prestigious location and I don't think you could go wrong with these places. They should hold their value and increase. Thank you, Lucus, for another great find. I hope Vee is doing okay and the chemo is not too rough on her. She is in our prayers as are you. We just rented a 4 bed Wongamat seaview. Seaview condos are pretty full now unless a studio is ok for you. Jomtien is good too since they made the beach huge. But you’re across the street there.
Thanks for the video. Maybe good for a 3 month rental. Units seems rather small for long term living but that is common in Thailand. Jomtien has amenities with a decent beach. It is one of the better places imo.

They live in Australia and his wife was just diagnosed with stage 4 cancer. It is Sam his wife and 2 boys 7 and 9 I believe. The only place they have found that you can hang a hope on betting the cancer he has found is Thailand and Mexico. His wife has left for Thailand and he is selling everything before moving to Thailand. I’m not sure if you can help him but he seems like a nice guy that really needs some help. They seem to be about your age. They will need a place to live and school for the boys. He might like to know about that flotation place and a little first hand knowledge. Recently moved to Jomtien last year, but yet to see the models. We always go to Jomtien Night Market next door. Hope they are built larger than the typical 35sq mfr 1 bedroom units. Thank you and wishes to Vee.
Truly amazing. Yet, one question comes to the mind: Would the Pattaya Fire Dept be up to the job if - God forbid! - an emergency would arise in any one of those new condo sky scrapers? How could they reach people in the upper floors if the stairways are blocked?
Copa has an excellent fire suppression system. All Thai high rises must have a functional helicopter pad on the roof, which Copa has. All stairwells have fire doors per code.
Too low, we looked at one that will have the new high-speed train pretty much at the gate entrance and it will be the tallest condo. The prices were not bad but the traffic is just nuts in Pattaya. Grand Solaire 67 floors including underground parking open for pre sales so quite good discounts especially if in Thai name. But like most condo they use cheap materials and the show rooms are always nicer than what you get as they include the "optional extras"
Damn what a nice building. Nice to see big balconies even though the apartment isn't that big. For me, it's a mystery that so many condos are sold with such small balconies. Keep up the good work Lucas and Vee👍
3-4 million for one bed not bad-with rent around 25,000 you could live there for 8-10 years and break even-space is limited but I know at 62 I have few things to make life easy! I wonder can you offer less like other condos? God bless Vee too!
What an amazing looking building - particularly loved the pools. I'll take one of the 80 m2 apartments - 14 million is still reasonable - Not sure that the wombat kiwi bar guests will appreciate the regular showers.

I finally googled the conversion to the square meters.... Was shocked. 35 sq meters is 376.737 square feet. Less than the max allowable square footage to be considered an RV.
It would have been interesting to know the running cost of the facility. Keeping up this building, the gym, pool and all the rest must cost something, too. But the building and the apartments that were shown were really nice.
Hi! The one time sinking fund is 500 baht per sqm paid at time of title transfer. Monthly maintenance fee is 50 baht per sqm paid annually up front for the year. Given there’s 1644 units, that’s a huge budget to work with.
Generally, the owners of a condo form a board of directors comprised of owners., with the usual Annual General Meeting to vote on the budget items etc. ....and usually they get real cheap...so how is this place gonna look in a decade or two I wonder?
They have a sales agent for some rentals right there at the front desk, I'm sure some owners will rent theirs out through various agents around town too.

Hi. One of my favorite vloggers (other then you) Sam Evens “The Electric Viking” is going through the same thing you and Vee are going through. They live in Australia and his wife was just diagnosed with stage 4 cancer. It is Sam his wife and 2 boys 7 and 9 I believe. The only place they have found that you can hang a hope on betting the cancer he has found is Thailand and Mexico. His wife has left for Thailand and he is selling everything before moving to Thailand. I’m not sure if you can help him but he seems like a nice guy that really needs some help. They seem to be about your age. They will need a place to live and school for the boys. He might like to know about that flotation place and a little first hand knowledge. Hopefully you can help if he is moving to your area. It’s always nice to move to a place where you know someone. Anyway, thanks for listening. ❤❤

I'd imagine the building would need to be in charge of the pool maintenance, it would get rather funky if it was left up to each individual owner.

Recently moved to Jomtien last year, but yet to see the models. We always go to Jomtien Night Market next door. Hope they are built larger than the typical 35sq mfr 1 bedroom units.

Truly amazing. Yet, one question comes to the mind: Would the Pattaya Fire Dept be up to the job if - God forbid! - an emergency would arise in any one of those new condo sky scrapers? How could they reach people in the upper floors if the stairways are blocked?
Copa has an excellent fire suppression system. All Thai high rises must have a functional helicopter pad on the roof, which Copa has. All stairwells have fire doors per code.
Is it always that windy?
No, not at all. My experience over many years in Pattaya is that high wind is the rare exception
Did you happen to get the price on the smaller size units?
The small unit was 3.5M, the larger one was 4.4M and the 2 bedroom was 13.2M

Too low, we looked at one that will have the new high-speed train pretty much at the gate entrance and it will be the tallest condo. The prices were not bad but the traffic is just nuts in Pattaya. Grand Solaire 67 floors including underground parking open for pre sales so quite good discounts especially if in Thai name. But like most condo they use cheap materials and the show rooms are always nicer than what you get as they include the "optional extras"
Damn what a nice building. Nice to see big balconies even though the apartment isn't that big. For me, it's a mystery that so many condos are sold with such small balconies. Keep up the good work Lucas and Vee👍

3-4 million for one bed not bad-with rent around 25,000 you could live there for 8-10 years and break even-space is limited but I know at 62 I have few things to make life easy! I wonder can you offer less like other condos? God bless Vee too!

What an amazing looking building - particularly loved the pools. I'll take one of the 80 m2 apartments - 14 million is still reasonable - Not sure that the wombat kiwi bar guests will appreciate the regular showers.

I think glass barriers will prevent that, all the other pools like that have those installed around the pools.

I liked the apartment with pool but there are way too many apartments in the building for me to want to live there, there will probably be queues for everything everywhere once the people move in

most of these condos loose value very quickly, especially if the buyers/sellers are mostly chinese. Theres just not enough demand for the area.

I finally googled the conversion to the square meters.... Was shocked. 35 sq meters is 376.737 square feet. Less than the max allowable square footage to be considered an RV.

It would have been interesting to know the running cost of the facility. Keeping up this building, the gym, pool and all the rest must cost something, too. But the building and the apartments that were shown were really nice.
Hi! The one time sinking fund is 500 baht per sqm paid at time of title transfer. Monthly maintenance fee is 50 baht per sqm paid annually up front for the year. Given there’s 1644 units, that’s a huge budget to work with.
Generally, the owners of a condo form a board of directors comprised of owners., with the usual Annual General Meeting to vote on the budget items etc. ....and usually they get real cheap...so how is this place gonna look in a decade or two I wonder?
