    It's terrible that it's difficult to develop your property. Is it in the city limits? Here in Texas if you buy out in the country its usually not so difficult to just do what you want. Septic systems require permitting and inspection but not much else does.

      England has relatively strict planning laws because we have areas of outstanding natural beauty, conservation areas, national parks, areas of specific scientific interest (ssi) and green belt, all these require planning approval to protect them from over or no development. And why England has its beautiful countryside and coastline that everyone admires.

      @adrianbew9641 I am sure you are correct about your lovely country. I think it's also because the mass in the UK is about 1/3 that of Texas but there is double the population in the UK compared to Texas. People have an idea about a place based on movies and television and their own surroundings and we are often mistaken. I think of someone trying to make a farm or homestead as a person living miles outside city or suburban neighborhoods since that is generally my experience here. Perhaps the OP is actually close to suburbs or businesses that would be affected by his development of his property.

    I’ve submitted full planning permission for agricultural barn , I’m just outside the dreaded red line so it’s greenbelt outside the village , 100 yards away , registered as a farming buisness with companies house , submitted very professional buisness plan with planning officer said best she’s seen , the building would be producing speciality mushrooms and micro greens , heated solely by ground source heat pump , solar panels to south side of 60 x40 barn , seperate planning application to follow for wind turbine to create sustainable agricultural buisness , we’ve made many suggestions to conceal the building to protect the general openness of the countryside and offered to turn the 5 acre site back to wildflower meadow with bee hives etc , all rejected by Harrogate planning dept , any suggestions gratefully accepted many thanks Tim

      Start producing things in containers, request barn etc when u have business up and running

      Sorry to hear. That is so annoying. These people who staff planning departments are so petty. This is exactly what puts me off, seems a complete lottery whether you win or not. All that nonsense Jeremy Clarkson had and obviously he has deep pockets.

      They don’t want to encourage small independents….as government agents they’re owned by big industry and huge conglomerates. They’ve recently introduced new financial instruments for natural sustainable green land….profits made by blocking all the people like you. And they’ve only got away with it because everyone “registers” their land into their control. 😔💕

      OK. Firstly if your land is in a private trust (non registered) then you're outside UK jurisdiction. Knowing how to stand on that is rare information. Anyone claiming authority over man better be able to provide evidence of of that authority. For example there has to be a contract. Signed by both parties. No crime is being committed so no constable can lawfully become involved. However a policy enforcer will try to gain authority over you by getting your name. Avoid those by asking whose jurisdiction they are under. In order for a document to be officially served it must be accepted by the recipient. So they post it. Non recorded delivery. So no evidence of sending or receipt. Because all their unlawful documents are fraudulent by nature because no other being can claim authority over you. It's slavery. So they can't send them via the post office unless they are in a windowed envelope. Go figure. Look up agricultural rights. Rights cannot be taken away only given away. So what are they? 😉 Statutes and acts are given the force of law by the consent of the governed. They apply to 'persons' - don't be a person. Don't register your property. It becomes theirs and you get right of use. Place it in a private unregistered trust.

      That would be a very useful business that would benefit the area in terms of pollinating and you would have to spend a lot of time planting and managing the special flowers that your bees will use, and of course you need to protect your hives from being vandalised or stolen!

    To register something means it then belongs under the control of someone else and to ask for permission means it isn’t yours, these are the legalities that politicians and governments use to make sure they have control of everything

    With 650acres, 700 ewes and 300acres of arable. Agri Planning council officer said they didn't need to live onsite! Not a viable business despite employing shepherd. We won eventually. Stick at it.

      I dug one about the size of a swimming pool without permission and was told to fill it in, applied for a 1 acre irrigation pond and it didn't even raise an eye brow . The system is mad 🤣
