Very informative. We are setting up Britain's 1st Veterans' Retreat on 20 acres with pigs, chickens etc, so this video was brilliant. More power to your elbow.
Dude these videos are amazing, I just wished i hadn't wasted the last 10 years trying to 'beat' the system when actually you clearly just need to dance to their merry tune long enough to let them think they've won. I have also passed up so much great land because as soon as they get wind its up for sale, the council slap an 'Article 4 direction' on it, and you can't do anything at all without their say so. No caravan, not even a fence lol. So to see people doing this makes me so happy, amazing what you've achieved !!!!!
The council don’t give a shit if you are growing the value of the area. They are in a world of their own that has no relation to the wellbeing of the local population. You had to pay for consultants to fight through their system.
It's funny how in Hungary the legislation is pretty much the other way around: as a person you're allowed to purchase and develop (for the purpose of dwelling for you and your family) up to 1 hectare land. Which is more than enough really to run a homestead if you have your head screwed on the right way. Above that, they expect you to be an agricultural business which is a whole different ballpark. What they are particularly hung up on is the looks, footprint and height of your building: 1, they require you not to visually stick out like a sore thumb, so if you wanna build a concrete and glass bauhaus home, they likely gonna say no. 2, depending on where your plot is in relation to the village, they allow you to build on 2-30% of your land. Now 2% of a hectare is 200m² which is pretty much a mansion and a half... 3. They may or may not restrict you heightwise, depending on local legislation your maximum building height is 4.5-7m, which is, let's face it, reasonable, they don't want you to put up a 6 storey apt complex without them looking more deeply into it on a stamp-and-go basis....
I've just started looking for land, going to do the same, you have done. but I am going to build a hobbit house. cant wait and a small farm. fingers cross, i will start next year
Is 12.5 acres a must ? What if you only have 7.5 acres with no chance of increasing the land mass. Is there no chance of adding to your land in these circumstances? Thanks Rob
12.5 is the minimum for permitted development rights. Basically permitted developments are a much more streamlined, shorter, easier process through planning permission. For less acres you'd have to submit a full planning application, which takes longer and has a higher % of rejections. That doesn't mean it's impossible, so go for it and appeal rejections. You can still run an agricultural business to support your planning application. If you have a business plan and register as a business under health and safety legislation, you have to provide 'welfare unit' for staff to use the bathroom and get out of the rain. So, a lot of people get a double wide static caravan and tell the council it's a welfare unit to meet health and safety requirements. You can stay on the land without planning for 28 days without planning permission, so many just move in. Unless you've a persistent neighbour to take pictures of you everyday thw council hasn't got the funds to stake you out.
Single mum here need to move please could I get some advice from you? How much does it cost to lease 10 acres of land and how do you go about finding that Land? Can you buy a orchard and live on it and get planning permission?
your a god !!! become an mp and change this crappy system ,,, so many people out there want a simple life but always bull,,,,, paper work, its our land !!!!!
I’m outside red line greenbelt , I have 5.2 acres , if I rent another 7.3 does pd still allow me to build barn , keep up the bril vids 👍 ps planning officer really likes my buisness plan , cheers tim
Hello, if I was to buy a parcel of land, 13 acres….and apply to build a barn, then move onto the land and start building a barn within 3 years. Then complete the barn within the next 3 years. Firstly can I continue to do this ie build another barn getting more time. Also at what stage do you have to pay council tax? Thanks James
Brilliant video, very informative. I've noticed that woodland is quite a bit cheaper than agricultural land. Do you think there's a case to buy woodland, then try to shift it's usage towards more agricultural uses, e.g. producing mushrooms and berries, or maybe introducing goats to curtail bushy undergrowth for the health of woodland? My thinking is that at some point you could probably make a case to formally reclassify the land as mixed woodland/agricultural, and it would then benefit from all the Agricultural Permitted Development Rights that you've outlined here.
I am so totally trying to live off grid! However I’m skint ex drug addict and alcoholic . Live in a private rent, paying to much am a vivid gardener as it’s been a hobbie when I came off the crap. Lost everything want to be able to show myself I can do anything so being this dependent would suit me brilliantly 😢 I live with anxiety and server depression , I just want to live like this ❤
Exactly the same boat as what you’ve described. Seems very easy in hindsight to get to a small holding to keep life simple and the mind happy, yet its seemingly very hard too do just that!
The minute you put anything in a field here structure wise that’s not supposed to be there the next morning you will have a letter telling you to remove it or they just send a fine and tell you to remove it as well.either because someone squealed or I’ve been told Digimap scans the island each day. and if anything new that is not on the official planning map structure wise. is highlighted by algorithms and someone looks into it 🤷🏻♂️👍🇬🇬
Hello, I hope you don’t mind me asking here…..I have 30.36 acres in the uk. I have got the permission to build a barn, polytunnel and farm track. Have moved onto the land in a static whilst I build but have received email from the planners stating I am in breach of planning by doing so. Is this correct?
If u have registered other address for council tax they can't prove ur living there as u technically live somewhere else, u are just there on the odd occasion over nite to help speed the building process up
Really helpful chap. Thank you. My girlfriend and I are seriously looking into this. Would equine livery count as this is one avenue we are looking into?
@@waderobinson2416 No, you don't have to pay 10 years council tax, that's the wonderful thing. Not only do you not have to pay past council tax, you don't have to pay any future council tax either. You are council tax free. People have done this, as well.
Im from Bristol, theres people living in caravans everywhere😂😂if i cant buy my own land and live in it in a caravan then il just go join the rest of them😂😂😂they wont win

Thanks once again for your time.
No worries 👍 😊
We shouldn’t needed any permits from the public servants
Great video, thank you for this information
Great Upload we are looking into purchasing 12.5 acres or above and working the land
Brilliant information 👍
Glad it was helpful!
I've just started looking for land, going to do the same, you have done. but I am going to build a hobbit house. cant wait and a small farm. fingers cross, i will start next year
If you build it and no one complains about it for 10 years (used to be 4), you are good to go and no council tax to pay , either.
Excellent advice. Thankyou.
You are so welcome!

U get forestry right with woodland, its easier to build a barn but harder to build a house
Can you recommend where I can find land? Thank you so much for your videos.❤

I thought the government and the WEF want farmers to retire and rewild their land?

vivid? do you mean avid? hobbie? girl how are you going to get the 30 grand you need for 2.5 acres?
Start with an allotment that has a shed u can "take long naps in"

Hi, how does it work in terms of living on the land and receiving postal mail or what address to use for bank statements and driving licence?
How much it could all cost total with land and permissions, solicitors etc?
Really helpful chap. Thank you.
My girlfriend and I are seriously looking into this. Would equine livery count as this is one avenue we are looking into?
Much harder to do depending on council with equestrian
Do you have an opinion on OPD in Wales?
Does the rented land have to be in the same field/location as the owned land?
No u can link it to the holdi g number for the land you own, and need to do this for animal movent records anyway
Isn't it true that if you live in a spot for 10 years without any trouble, the house becomes legal and no council tax either?
I think if you can prove it's been there 10 years yes you can, but you will have to pay 10 years council tax...so I read anyway

Pretty sure it can be like 10 miles away but I'd double check on Google
Just earning the doe to buy the land is the part these days
What happens if your "business" fails after X amount of time?
I think as long as it remains for agricultural use for 10 years total its fine
do you have any numbers for a business plan to support this?
Good grief it’s the internet. Do your own research.
Asking for detailed information on RUclips says you will never do it.
As long as you do this and that lol they take piss even doe you think you own that land you don't mate you just renting of them but paid up alot up front for it
What if you can only afford about 400m2
0 interest in doing any of this but very informative vid 👍🏾
