  • This was an an incredible year in the Prefab Home industry full of new designs, innovation and new companies. I've been in offsite construction for over a decade and starting tracking everything going on industry wide about two years ago. This has been by far the most exciting and in this video you get a glimpse of why. In this video I go through a list of a 10 of some of the coolest prefab homes.     My best tip: If your determined to build your home for as cheap as possible, look into Metal Building contractors. Build garage, and while living in that garage build your Zero Emission Home out front! 🤔

      That’s been my idea also. Being that by selling my home.
      Looking for lot and doing all my checks yes, including percolating.
      Then, proceeding lots to do. In the long run, it’ll pay off for itself.

      @@darlenepreble1550 Nobody in the rest of the country understands California. You can sleep in a tent downtown and 💩 in the street but would probably spend years in prison if you lived in this on your own property out of city limits.

    love the commentary not just the content but the humour. i can't help but think that since tiny houses became a real "thing" that the prices have, for most companies, gone up and out of reach of those who originally were looking for a cheaper way to own their own home.

      Very true! The whole reason for a tiny home is so I can AFFORD a home! At prices of $100,000+, I can't afford it.

    Definitely enjoyed the videos this year. A lot of interesting options. I would really appreciate a video or two on financing options for prefab homes as well as what kind of site prep is needed to actually field one of these and get it ready to live in.

      Jack - we are nearing the end (FINALLY) of placing a cross-mod home on .6 acres in the Sierra. Cross-mods are modular materials, options, and quality with manufactured restrictions such as size, shape, and process. We purchased during COVID and have had extensive delays due to lack of materials, labor, weather, and permitting delays. Our unit had NONE of these modern looking options available. In fact, no one did for the size we needed (1,500+sq. ft.). Clayton Homes used to have the i-House which we loved, but when we asked our rep, we were told it's no longer available. Our site cost around $70K for the land. Prep of that land to date (grading, compacting, surveying, permits, extra dirt/rock, stub ins for utilities, perimeter foundation, steel, concrete, and blocks for foundation) have come in around $53K. We have another $25-$30K to go for septic, water connection, and electrical. Our unit, with customization, tax, and fees, came in around $177K. The same unit post-COVID is now base priced at over $230K. We signed our contract at just the right time. The real budget killer is in the ground works. It's hard to get solid estimates, many items are not included and end up being added on because they have to be, and labor is an issue. Our lot already had water, electric, and Internet available as well. If you have truly raw land without anything, costs will likely be even more. Of course, ours was challenging being at 7,000 ft. elevation, in a National Scenic Area, and in an extremely remote area with almost zero labor.

    Great stuff. I'd like if you could do an ep on the Australian companies and their offerings- Modscape, Prebuilt, Ecolive, MAAP, Mode Homes, Arkit, Archiblox. Making note of which companies can ship internationally and prices.

    10# & 3# are my picks :) Always been a fan of 10# and the loft on #3 seals the deal for that home plus the foundation. I've also looked at the Supermod home which is priced to sell.

      Yeah, I think I liked number 3 a lot though hard to tell without actually looking at them. Number 3 had the sundeck, loft and foundation. It is also important for me to have independent solar panels. I could have those built in or get a Tesla prefab that comes with solar. If you have any ideas or have made a choice and have a few moments, let me know your ideas on this and what you have chosen.

    Hi Kerry, I am amazed at these homes. We are moving to Maine and are in the process of looking for a lot to build but this is a game changer. It seems a lot of manufacturers are in Europe. Is there a list of North American manufacturers available?

    Kerry I like it if you could look into Next Gen Geothermal systems for off the grid living. That space has really been heating in 2022!
    There are so many Geothermal Startups now, sense the Oil and Drillers have gotten into the industry. 🤔

    We are in the market for a prefab to put on our city lot for a rental. I was really excited about the 10 homes you highlighted and immediately pulled up the websites for each. The prices you were quoting have almost doubled. For example, the Holo by Drop Structure is now $130KCAD/$97,500USD. With the ancillary costs necessary to set up the home (permits, foundation, crew...) the $53K was sounding perfect! Really a bummer to see the increase. Just thought you and interested buyers might want to know.

      The inflation is totally out of control. Thanks for the heads up, I plan on building a modular home this year. At this point I might be better to rent for a while and see if the market goes back down. Crazy times.

    I really like the small prefab home concept. The problem--most cost way too much per sqft. They might be seen as a bargain for people living in LA, Toronto, etc,. For most people, outside the expensive urban areas, they can have larger traditional homes built for less. I hope to build my own, borrowing some of the best design aspects I see in these and other vids/websites. I already have 2 homes, but want to down size and build something the way I want, with lots of outdoor living spaces. Traditional manufactured homes/trailers are a much better value than most of these newer Prefabs.

      Facts, these are massively overpriced gimmicks for the most part. Yes, they look sleek and modern but the price point is pitiful for what you are getting. Some of those say they start at 190k, 250k, etc. Can buy a new mobile home for 30-50k.

      That was my immediate reaction, as well. Yes, they’re all neat looking and have interesting, efficient floor plans and all, but the prices? Yikes. Also, I’ve seen some reports on Boxabl…quite recently...that cast very serious doubt on their being a trustworthy operation.

      The concept of prefab homes used to be that they were cheaper per sq ft to build because they were built in a factory, controlled environment, low cost/high volume. Of course, everything is backwards now.

      yes a doublewide can be just as nice for much less. looking at barndominiums. otherwise cheaper to just site build a tiny home

    Kerry: Thanks for the laughs, I enjoy how you take in stride when people (try to) make fun of your hair. They are just jealous, I know I am. Thank you for your channel. I really enjoy your delivery and expertise in the field. I have learned a lot. I was hoping for a best of and viola here it is. I think it would be cool if you developed your web page to extend your information with what the RUclips platform can't offer. For example, menus that categorize prefabs based upon region, price, size, availability, etc. as well as your top choices year by year. Keep it going strong in 2023.

    All of these homes are beautiful and I’d be happy in any of them, even the 200 square foot models but I just can’t understand why the equivalent of a studio apartment costs as much or more than a 3BR 2B double wide with 5x the space. I’m just too old and too late to the party.

    Hi Kerry love your content. One suggestion I would make is when discussing prefab homes to mention whether it's modular or manufactured that's a big line in the sand for most people

      @@sonjapollon568 no -- modular means different parts are built and put together on site. Manufactured means the whole house is built off site. Manufactured homes are lower quality

    Wow! I compile my own (here in the UK) and wasn’t aware of SO many coming out of the US and Canada, but not surprised. I’m new to your channel - SO glad I discovered it. ..you know what I’m doing today at work 😉 Any chance you have a list for the UK/ Europe?

    I built a modular home in the mid 80s, 4 piece 2800 sq ft center hall 2 story colonial. Best $ ever spent. On my land, my foundation, my well/septic. we spent $70k on just the house. All in we were ~$130k. There were not many finishes offered, no tile back then, so we upgraded as we got the $. Now we r retired n considering a move, I would do it again in a heartbeat. The industry has come a long way.
