      Please do a wide-screen video of the estate, needn't be the entire estate necessarily because it's just gonna be the same horrible leaky shoddy unsafe mistakes repeated over and over.
      Be good if you can take your time explaining the simple stuff, from reading comments I kinda get that people don't comprehend what is just cosmetic quality breaches and how much is actually making the house unsafe, like a leaky bathroom floor, means one day you might fall through the floor, or a slight leak in a window that doesn't let water inside the room but just inside the wall, means one day your whole wall falls out. A tiny bit of moisture absorbed by a wooden roof truss from bad roofing; means toxic levels of mould pathogens in your families lungs... etc.

      They need to start forfeiting their assets to the people they screw over. Jail prevents it occurring in the future. Asset forfeiture to the affected parties at least lets them fund the fixing of the issue

      Inspectors that provide occupancy certificates with defective works are the ones who need to be revoked or put in jail. Builders then need to be deregistered.

      I have personally emailed the relevant Minister in Victoria with details of the shithole build in Preston. The local MP replied to me, horrified, he knew the place as the build backs onto the park he takes his daughter to, but the Minister, nada, nothing, zilch not even an acknowledgement of the email.
      Honestly. When one of these disasters occurs in your local area you should email both the local member and the Minister for the state building authority with your concerns and links to the videos. These terrible builds are not only a drain on our energy and environmental resources they are going to be derelict in 20 years or less and increase pressure on our housing problems. They are also a huge breach of trust with the home owners and what is expected to be a tightly regulated industry. The average bloke does not have the skills, tools or know how to inspect this to they rely on the VBA licensed inspectors to certify the work.

    I have learnt so much from watching your vids, and i now realise that even though the 100yr old house my late mother left me does have its problems, its no where near as issue-ridden as some of those fancy new builds you are inspecting, thankfully.

      Yeah it makes me want to buy an old house tbh, at least I can renovate a house that’s well built, but with a new house you’d need to renovate anyways because of all the defects, let alone some structural defects.

    When governments issue builder's licences, annual renewals should be based on the QUALITY of work performed! For example, a builder performs building work and it is checked and found to be perfect, so their builder's licence fee for the year is say $500. Another builder's work is checked and found to not comply with 3 Australian Standards, so their annual renewal should cost $5,000, together with ORDERS to FIX ALL MISTAKES! MAKE THEM PAY FROM THEIR HIP POCKET, OR THIS GARBAGE WILL NEVER CHANGE! BETTER YET, AFTER ONE FAILED ANNUAL REVIEW, PERMANENTLY REVOKE THEIR LICENCE, or IMPOSE A MASSIVE ANNUAL LICENCE FEE!!!

I am sure that most consumers would be happy to pay a small premium to a builder for a TOP QUALITY JOB! ALWAYS DO YOUR RESEARCH, READ ALL GOOGLE REVIEWS, AND SEEK OUT WORD OF MOUTH!

    I have watched quite a few of your videos now. I am building my first investment property. It is 3473km away as the crow flies. Your videos kind of terrify me because I can't get onsite to keep an eye on the build. I think I have done it the right way though. I took on a reputable advisor who did the research to find me the best place to build and then put me in touch with a land developer, and builder. I haven't just left it at that though I have made phone calls and asked about my builder's reputation and it has set my mind at ease. The company has a good name. My advisor also has a building inspector to do the inspections and hopefully that will cover my arse. Spending years as a landscaper, often on new build sites I know some of the dodgy shit that can go on. At the risk of sounding like a boomer, I will say that the quality of workers really does seem to be going to the dogs. You can't kick apprentices up the arse anymore and clowns need to have their phones shoved up there as well.

    With the insane amount of money paid for those homes, so close to each other, without any real back or front yards, that will just lead to domestic violence between neighbours. Greedy f*cking councils having as many homes as they can squeeze in on as small amount of land possible equals more rates for them.

      Some people don't want a big back yard and don't like gardening. There are about 100,000 terrace houses in the inner suburbs of Melbourne, typically on 5 x 31 metre (16 by 100 feet) blocks and they are just as sought after as houses on huge blocks.

      It's really not an issue, I've lived in houses like that and apartments etc and never had an issue with neighbours any more so than when I lived rurally or in the suburbs.
      There is usually more community green spaces around, much better for lots of people.

    I was in Australia 23 years ago. I was impressed by the thriving car industry and the tradie sector (high wages, high quality) back then still strongly dominated by old-Aussie culture.

      Not all Australian homes are like this, many actually exceed set requirements to a certain extent, especially with many highly conscious owner-builders, these types of issues we are seeing mainly seem to be with the newer multi-estate type 'Mc Mansions' and town houses etc.

      These are some of the worst examples. There is stuff made to standard and beyond.
      That said...
      Regulation inspection has been privatized. That means that it is the Builder paying the Inspector, not the Morgtager, not the Council and not the Home Owner, but the Builder. This is inherently corrosive.
      The VBA, Victorian Building Authority, has basically been directed to reduce friction and facilitate buildings being completed. We do after all have a housing crisis.
      In NSW the relevant authority has overseen the building of Mascot Towers, which was evacuated less then 6 months after people started moving in because someone screwed up the concrete and concrete pre-forms. It is now condemned.
      Over 30 years ago we gutted our Tech Schools, because they were seen as 2nd class to High Schools and we tried to push everyone into University, which was heavily subsidized at the time. 20 years ago we started fiddling with the TAFE sector (Technical and Further Education) and now there are not enough skilled trades around so we have special visa classes to import supposedly skilled labor. Some of them are, but some of are definitely not.
      In general dodgy builders have learned that there is no enforcement and there is no blowback on doing shitty work.

    I don’t see the appeal of these types of houses is sprawled out suburbs, seems like theres nothing within walking distance and you gotta drive your car to do everything. The housing situation in Aus is so unappealing and degrading that I’m trying to move overseas to Europe to escape to affordable and properly built suburban towns/cities

      Don't come to the UK as it's exactly the same here. My Danish mate is looking to buy a house in a rural area and after 2 years of looking at £1m+ houses has yet to find one he says would not be condemned as unfit for human habitation in Denmark.

      Legal reasons for sure. If you publicly defame someone they can take you to civil court. Whilst, these charges would likely be dropped later due to Site Inspection having the proof (one of the defences is substantial proof) it still means that Site Inspections would need to hire a lawyer, and go through the process. Best to not do it at all.

    Another great video and a very accurate inspection for teh client. Love that flexible camera. Great respect for your work. I used Protimeter moisture meters for years but would highly recommend the Tramex CMEX5 Moisture Meter.

    I find it insane that dam busters can patent a rain head that is essentially a flashing.
    There should be no need for a performance solution

    What is usually the outcome of your inspections? Does a higher authority ever agree with you and force builders to fix everything to code or just a long pointless legal battle with no resolution for owner?

      Likely the latter. The VBA probably doesn't even know what they're looking at half the time. Corruption may be a possibility but I think it's probably a combination of indifference and incompetence that's causing this.

    There are no consequences for these cowboys. Until the VBA, and/or the VIC state govt change the laws/procedures that need to be followed, and provide a budget for enforcement to be conducted - nothing will change.

I don’t see any other country making the same demands upon sumps, overflows and rain heads. Are these building regulations just unrealistic and overblown or do most of these non-compliant box gutters actually cause problems for the home owners?
    Where I live we have plenty of tropical rain storms and flooding, but virtually none of the gutters use Australian style rain heads or sumps. Most gutters are an external part of a traditional roof overhang. Flat roof internal box gutters are also becoming popular. The gutters have a huge capacity being quite deep and wide. The drainage is usually 3 to 4 separate downspouts for each 12 meters of gutter with relatively big downpipes of 7.5 to 10 cm diameter. The sumps are large 80 liter concrete catch basins underground connected to a 6+ inch main rain drainage system. The huge number of downpipes (about 8 for a family home) provide redundancy without separate overflows. It’s rare that I see a gutter overflowing.

      I am no expert but I think it's mostly an issue with these new builds, mostly town houses or multi storey homes on small blocks.
      Also remember he's only showing the bad ones.

      We do get some torrential downpours at times and the gutters have to be capable of dealing with that.
      Traditionally we have sloped tiled roofs with eave gutters for most places and they shed water just fine, but flatter roofs get higher surges off heavy rain and box gutters in particular tend to overflow back into the house in the ceiling, rather than just the eaves.
      Also, this stuff here is the shittest of the shit.

    If one home is deemed non-compliant and the builder has built many homes in an estate, then would it be safe to say the rest would be non-compliant too?
    I mean, we aren't just talking about a letterbox not meeting standards. My heart breaks for the home owners. Could you imagine a new car being non-compliant? These aren't "allegations", the proof of dodgy work is there in colour... Why cant these mongrels be named and shamed...?

    This is why I gave up doing construction work.. being a Bricklayer, I use to build the houses like it was meant to be for myself… but when they started to rush me and started to under quote me.. I gave up… these cowboys are all getting peanuts that’s why the quality is shocking… while the builder make a huge profit from it

    It needs to back to councils doing the checks. Blocking the building to be advanced to the next stages of the build. And the blocks the stages of payments being done. That will stop the builder using the cowboys and keep the dodgy builders getting away with it. State Government and federal government needs to step in hard on this. As they are promoting to get more builds happening to overcome housing crisis. No accountability for this terrible structure Australia wide. Absolute disgrace what the industry has turned into. Just saying…

    This is what happens with no supervision and no correctly trained trades. As theres no regulation (apparently they’ve all gone out to lunch) builds like this will continue & this just the ones properly inspected, which is in the vast minority.

    the VBA doesn't do anything it needs to go back to local council inspectors at every stage no more private inspections where the company can do dodgy inspections because they are paid too and then dissolve the company when they have complaints and then rebirth
