Ground floor units are a tough sell in Italia. So to are too floor units with dormer ceilings. Many apartments in the Centro Historico do not have AC. You need at least 5 standard windows or you will cook in the summer. Try to avoid G rated energy buildings. Sansepolcro is a cheap Borgo outside Arezzo. Look North of Lucca for Borgos with train service. Borgo San Lorenzo is worth a look for Florence. Great bus service for most of Tuacany. The exception is the Southwestern portion. The airport at Florence is surprisingly small and easy to navigate. The tram goes right to it and then to the main train station. Do not go to Florence in the summer especially in August. I would suggest early October or late April for Tuscany. It is sadly overrun with tourists. Umbria is the cheaper and less hectic place to buy.

Every town in Italy has a church. To consider buying a house I don't care of churches but of Train station, climate, hospital, beaches, supermarkets and Mall.. and parking facilities! Churches and museums are interested interesting for visitors, when you live there you look for other facilities

Giorgio, there seems to be a mistake: the images showed while you mention Grosseto are not from Grosseto! Grosseto is a flat city at very low altitude and not perched on top of a hill/rock. What happened?

I do LOVE Porto Santo Stefano although is rather expensive but Orbetello is not and you have excellent transfer to Fiumicino

It is used primarily for the Italian Air Force. There are no regular passenger flights.
