Well... And the videos are over...? I want you to know that it is a very good therapy to have you, so do not abandon us, a cordial greeting from Miami.
Very good explanation. But would like to know about all the coast: Agents , lawyer , taxes, how many taxes?? And if any others cost may be include. Please . Thank you so much.
I purchased my property in Bagheria five years ago and went through exactly what you said in this video. No lawyer or mortgage but everything else was the same. Thank you!!!
Where is Bagheria , do you mean Bulgaria ?
@@pavlinabeleva6952 Bagheria is a city a few miles east of Palermo, Sicily.
I've been to Bagheria. Do you like it living there?
I only vacation there twice a year for 3 weeks at a time. My goal is to move there next year. I love it in Bagheria@@quasitaliano
It was a great idea to do this video, Danilo. You answered a lot of technical questions that people would have. Well done.
I also liked the camerawork. ;)
Thank you!
Well done, Danilo…a succinct explanation about the steps and parties involved in buying Italian property. It is the best brief video on the topic I’ve seen…Merry Christmas! Buon Natale!

Thank you!
Merry Christmas and have a beautiful and Happy New Year...!
Thank you!
Very educational!
Thank you!
Very clear information.
Supremely informative video I've seen many videos of others and none of them explained this process with such clarity and detail. Small side note I've never really understood or been a fan of looking and speaking at one camera while another camera flims you from a different direction.
This video was very informative, thank you!! I hope that you and your family have an amazing Christmas and New Year holiday, Danilo!! I shall see you soon. 🌻❤️
Thank you!
@@Romolini_christies You’re welcome!!

Happy Holidays, handsome. Thanks for the information. Hohoho Santa 🎅.

Thank you from America. When I buy a property in Italy I will do it through you. Thanks again.
That's a wicked cool chair, Danilo.
Merry Christmas!
I wish you would start a channel showing videos of your daily life in Italy.
Thank you!
Wicked cool chair? Are you from Boston?😊
Oh this is a different type of video. Very interesting!
Thanks Emma!
Danilo. You are awesome Sir. Love your videos. I have purchased a small property In Casarano and the process was so simple. The best part is that I did it remotely 100%. Thank you for all your videos. One day maybe not too far down the road I may be in the price range for one of your amazing homes. Until then. I LIKE and SHARE all your videos. Merry Christmas
Any advantages for foreigners to buy in one city versus another, tax advantages of one city vs another, I like urban living and would like to learn about home owners association rules in Italy. Not interested in country living. Thank you 😊
great video and highly needed, here are only few vids about this topic on youtube.
Great explanation Danilo 👌 👍
Thank you:)
Love it!
Thank you!
Excellent video. I found it very interesting and informative. The purchase process is very similar to USA. Thank you for this video. Wishing you much success in the new year!
Thank you!
Very well explained. It's probably an easier process because the Real Estate Company takes care of a lot of the headaches for foreign buyers.
Thank you:)
Great video! Please explain what properties would qualify to be a legal resident in Italy, I am a retired American. Are immigration laws different in different zones of Italy? Thanks
I pretty much enjoyed this short, and to the point informative video. Well done.
Immovable assets like real estate are often sold, of course, with the requirements of notarization. You explained it super good.
What does it look like in practice when the sale also includes movable goods, such as furniture and other items on the property?
Is it rather common to include it in this process or is there something special to know or consider?
Thanks Danilo.
Buon Natale Danilo!.. Un bacio e un abbraccio caloroso da parte tua, sarebbe una clausola di fine contratto che farebbe concludere molte più vendite!.. a parte gli scherzi.. un abbraccio da parte mia e dei tuoi ammiratori!. 😍🥰❤

very interesting information, thanks!
Thanks Neil!
@@Romolini_christies the time frames given in the video seem longer that in Canada, where a house can be listed for sale and sold with the closing paperwork processed within a couple of months. Is this because of the value of the properties listed with Romolini's are greater and sometimes with an historical background?
Mr. Danilo !!! ❤❤❤
:)
Excellent! ✨️
:)
I love your videos very much 👍.
My father is a loan officer here in the US. Very interesting to compare the processes
Good conversation
Thank you!
Well... And the videos are over...? I want you to know that it is a very good therapy to have you, so do not abandon us, a cordial greeting from Miami.
Thank you Danilo!!! I have been wondering how difficult the process is and you just answered all my questions, well almost. Fantastic video!!! You mentioned it could take 6 months, why? Is it for inspections? What if you don't need a mortgage and want to buy the property out right. Will it still take that long?
Thanks!!!!
Hello Lou,
Please email us to info@romolini.com for further questions, thank you
Very Informative Danilo Great Information. There is always a lot of Red Tape involved in Boying a Property Regardless Where it is .But I think a Lot of the Information you Gave is Non EU Countries? But nevertheless it was a Very Interesting .Well done Danilo Grazie 🥳 Have a Great Christmas

Thank you Daniel. This answered many questions for me.
You're welcome!
This was really helpful; thank you. You referred to this being for Americans; could I ask though if the procedure is essentially the same for British people? One thing that is relevant if one is British is that we do not have notaries in Britain - the position we abolished about a hundred years ago and the power to prove documents and signatures was vested in normal lawyers.
Well done, Danilo! But you forgot to mention that if the foreign purchaser wants to sign the contract himself/herself they would need to have an official translator and interpreter, which is much less expensive than hiring a lawyer. Please check my latest video for information on an official translation of a notary deed, if you are thinking about buying a property in Italy.
Other than that, Danilo, I really do appreciate your videos showing the most beautiful properties of Italy.
E x c e l l e n t ! Thank you!
Thank you!
Ohhh!!!! Forgot to say "Merry Christmas"
Thank you!
Amazing video❤ is it possible to do an example breakdown:
Property Value €100.00 and includes fees etc, notary fees tax etc and final costs?
Thank you
Merry Christmass to all ✌🎄 pees in the world. 🙏

thank you for putting this subject up on RUclips. I am sure a lot of your foreign viewers are also interested to know how to go about purchasing real estate in Italy. I have always been curious as to how to go about this transaction. I do have a question, in the U.S. we pay our annual Property Tax assessed by our County Assessors Office where the property is located. Does Italy also have a yearly Property Tax Assessment?
Secondly, if there is a Yearly Property Tax, what percent would that be?
Thanks
Please email us to info@romolini.com for further questions. Thank you
A very good presentation! So you can have only one primary home in Italy? The other property would be taxed at a higher rate? Whatever about the annual property taxes? Do these vary for each municipality? Are the rural and urban taxes different? Are the taxes for homes and rental or income generating properties also different? Are the taxes low if you're generating mostly your own electricity, have your own waste disposal systems, are living outside a major city, like that Peninsula in Sorrento, and are not using any communal services? Are there any subsidies for employing Italians and generating an income in the tourism or agricultural sector, etc.?
Please email us to info@romolini.com for further questions, thank you
Very informative, thank you for this tutorial. I have a question: if I go through all of these steps, and the mortgage company comes back and states the house is not worth the amount of money asked, do I lose my deposit money?
Thank you that was very helpful! Do EU citizens need the fiscal code as well?
Yes they do
Thank you so much for the information! Question, once the property has been purchased what are the annual property taxes?
Please email us to info@romolini.com for any question, thank you
How does owning property affect your Schengen Visa status? Will this enable you to get a Resident Visa in EU/Italy so you can stay long enough to enjoy the property?
⚘
Is this applicable for Philippines citizen too? 🤔 also very informative video! Thank you!
Yes it is!
I forwarded the video to my Habibi since we are moving to Italy this coming year, 2023. Excellent info, thank you so much.
Besos💋
Grazie!
👍👍👍👍👍👍
:)
I love your presentations!! and have been watching them for a long time now xo... but the background music in this one, although lovely, is quite loud and does make it a little hard to hear you over the music, which is a shame..
As a tourist Americans can only stay for 3 months Visa free, so to be able to stay 6 months 1 day, does one have to apply for a long term visa at the Italian embassy in the US?
Grazie.
HOPE YOU HAD A NICE CHRISTMAS HOLIDAY DANILO MY SON 🌹🎁🎶😇 HUGS BLESSINGS SALVE BELOVEDS 🎁🌹🍀🌻❤️🚀😇
This is very helpful! Can I ask how much a foreign couple can expect to get as a mortgage? For examples, in Ireland, it is usually 3.5 times the couples' combined salary. Is there a similar process in Italy? Thanks!
Hello, generally it goes up to 50-60% of the agreed price
Great video. In your estimation, what percentage of the selling price are all the ancillary costs?
Hello,
Please email us to info@romolini.com for specific questions.
I am also quite interested what happens after closing. I need to get this fiscal number / social security number. Would I need to file a tax returns every year or not? Can I open a bank account in Italy and what do banks require. Ultimately, I would need one to pay for utilities and insurance etc. I would probably need to pay property taxes as well. How high are they? Getting a bank account in a foreign country is usually quite painful. Also, if I were to use it as a holiday home, I would need someone that looks after it every once in a while and checks on it. Who would do that?
As a non EU citizen does owning a property in Italy give any more resident rights or are you still limited to 90 days in 180? If so what options are there? Grazie.
If I’m an Italian citizen but a live & work in the UK,will the same foreigner scenario apply to me?
Good evening
Is there a minimum property price to be able to get a mortgage as a foreigner? I saw some that interested me going around 30.000€ and 45.000€.
Danilo can you reupload the video without background music per favore
Thanks for the informative video, Danilo. So if I declare to the notary that I would like to take the Italian residentship in 18 months and pay 2% tax but later failed to take it, what happens afterwards? Do I have to pay extra 7% in 18 months? Will I be fined?
You would have up to 18 months after the purchase date to register as Italian residents. If you declare that you will become resident within 18 months of the purchase, but don't do so, you will be liable to pay the difference in the 2% and 9% tax, plus a penalty of 20% of this amount.
👍🏻👍🏻👍🏻👍🏻👍🏻
