What a beautiful layout, lots of storage, love the kitchen & pantry, cozy living room with bookcases and the bedrooms are cheerful and inviting! Great job…….love this one!
Jasper...cute cute cute. There are some changes that need to be made, predominantly in the kitchen. First, change the direction of the refrigerator door opening. It should open into the work area. Move the ovens over to the same wall as stove and venthood and about 18" away in place of those upper and lower cabinets. Then, move the dishwasher, which is way too far from the sink area. Place the dishwasher between sink and fridge, but closer to sink. The other slight change spatially is at the entrance into living area. I would move the front door to the right a foot or so, making easier access to what I presume is a coat closet adjacent to those lovely bookcase stacks! This way it affords more space for that accent chair to be in the living space closer to sofa. And if the sofa size was decreased, there may even be space for 2 accent chairs and a small table between them. Also, I would flip flop the laundry room and guest /hall bath. It would make it more effective spatially. I know those are a lot of changes. But I think those changes would make this house more workable and grant an easier design flow.
In a small house I think I would rather have a center island eating area than the space a dining table takes up. I also could see reworking the laundry/main bath by maybe switching places and giving access to the second bedroom to the main bath. I also would prefer a backdoor.
Whaoo, jasper I really like this lay out , the color of kitchen cabinet . Everything perfect, except the closet inside bedrooms . Taking so much space. Wish u make space for walk in closet so the room can put queen bed , king bed . Then it will be more perfect house for everybody

I love this. Only thing is ,the little "hallway" between the pantry area and bathroom seems like wasted space. Either the bathroom, or pantry could of been just a bit larger.
I love so much about this house! But there are kitchen problems. Specifically, the fridge opens towards the wall and it is blocked by the oven and microwave and, because they are there the cook has no nowhere to lay several things they are taking out or in the fridge. Second, it is not helpful to have the fridge and oven together because when the oven gets hot it causes stress for the fridge that is trying to stay cold. The fridge will break sooner. A better layout for the stove/oven is: sink, dishwasher and then stove/oven. The pantry is wonderful!
I don’t like a bathroom right off the kitchen and little space between the bathroom and laundry room is wasted space. Make the kitchen bigger with that space and make the island bigger.

Couple dripping water issues. DW is far to far away from the sink. Dirty water dripping across the floor. Flip the position of utility room and bathroom and open a door to the guest bedroom so that poor slob doesn't have to drip, wrapped in a towel their way across the main rooms to get back to their bedroom after the shower. Also, Butler's Pantry is just too big. This house is too small to warrant that room. Just make the pantry a closet in the kitchen and give all that space back to the living room.
Made it as far as inside the front door. Look at what every person entering the home steps directly onto, regardless of weather. That floor will be impossible to keep clean and it will fail in short order. Another house with nowhere to hang up outer wear or set down an umbrella to dry, and nowhere to put wet footwear. Horrible entrance. Noticed one big no go. The only actual window in the living room/dining room/kitchen combo is in the kitchen. Terrible design. The kitchen itself is a nightmare. Having a separate hob and oven wastes space. Get a proper stove. Will cost less and open up counter work surface. That way the window and sink can move to the left a bit, making a more useful work triangle. Obviously a house for warmer climates. Here you NEVER run plumbing through an outside wall. It will freeze. It would not last a year. A house this small does not need to waste precious square feet on a second bath, particularly one that is far away from the bedroom. Turn the master en suite into a family bath. Expand the kitchen into the bathroom space, open the livingroom into the pantry, create a proper entrance to the house, add some windows and a door to the back garden and you begin to have a house that works without changing the footprint, although I would take the side wall out even with the kitchen bump out. Those few feet will make all the difference in the world to the livability of the house. Windows would be very welcome in the back bedroom, too. One mean little window is not enough. As is this would be a dark and oppressive house to try to live in.

I don’t see that as wasted at all. Nobody wants to see-or smell-the bathroom while cooking and dining.
