Champion makes cheap builder grade schlock houses that serve a certain segment of the market. This one looks better than all their other designs, but the quality of their builds is something that you’d want to investigate closely.

It does seem odd in the midst of all the tiny homes but I know where your humble beginnings started and I think it's well placed!! I love how Champion displays its homes with stick built features to give you a sense that they're well designed. Not many people would be able to afford to build the extra garage with that nice pergola too! But let's not tell them that. Let's also not show the people what the actual outside of the product looks like because no matter what Champion does it's still a mobile home. It's not built to the specs of a regular home.
You are incorrect. Mobile and modular homes are most certainly built to the specs of a stick built home - they have to be, or they would not be allowed anywhere. Plus, they are built well enough to be hauled down the road. Once set up on an appropriate foundation, they are as solid as many modern stick built homes (ever watch Holmes on Homes?) - plus, they have the advantage of being built inside of a climate controlled building, by builders that have lots of practice and their tools, jigs, etc all readily available. It is almost an assembly-line process.

Why do all mobile homes have to be evacuated during hurricane warnings for only area 1 homes? Even when tired down properly and attached to proper foundations they are still the first to be damaged. So tell me again why I'm incorrect?? I thought this is exactly why these new factories are being built; because we need better quality indoor built homes.

Kerry, I loved the house on the outside and very spacious inside. What I don't understand is why the builders put the main closet near the bathroom, going through the bathroom to go to the closet is not practical at all and they don't think about how harmful humidity is for shoes, purses, etc. A large house for a large and growing family. What is not being talked about and is more important than the aesthetic is how it’s build. This is more a promo for the builder than anything else. I live in sunny FL and we have a number of manufactured homes builders. Most of them do a crappy job. I look at floor plans all day. This one has a nice design although very much in line with 90% of what the market offers. I do think that the large pantry should be on the other side of the kitchen (laundry / pantry) so you could see outside that wall instead of seeing a door, have more natural light and a couple more walls for space or a small dinette. Other than that it’s a very functional home.
Pre fab? How does this differ from National builders building homes by prefabricating walls etc at a factory before taking them to the site? This is gorgeous inside. The outside is wood and stucco? Cement? Is this considered like a trailer?
One thing to note is that Champion makes both mobile homes (trailers) and modular homes that go on traditional foundations. So don’t make assumptions. Edit: this one does look like a mobile home, but I’d check the Champion web site to be sure. I’ve only looked at their small modular homes.

I am always amused at the HOA hate. You wait until your neighbor starts parking decrepit cars, buys chicken and absolutely refuses to mow or do anything about his annoying dogs. You will come to find out why HOAs exist. Many of the people who complain about them end up being the types that cause them.

The busy Bodies that run them are always in everyone's business and make silly rules that in many cases cost the rest of the residence a lot of money. They are just grown up high school student council wannabes. None of my properties were in an area where people collected junk for others to have to look at. All the HOAs ever did was want to spend everyone else's so they could do things like put in a new pool that cost over a million dollars when there was nothing wrong with the original pool and it was a lake community. Most people swam or water skied in the lake not the pool. When someone on the council got a bug up their butt, they just made it miserable for everyone else. All that did was drive residents away from even coming to the meetings anymore. If you are HOA isn't that way, you lucked out. I hope it stays tolerable for you.

Kerry, i have looked at this option when it comes to purchasing a house/land package and Champion specifically, i have found good and bad, more bad than good when it comes to Champion, now i don't take everyone's opinions for what it is of course, but i have also visited alledged Champion Homes, that will customize and so on and so forth. The house or houses offered by Champion, can and do range in sizes and cost, what i have found is prep of land, the contractors that "Champion" employs seems to exceed the costs, when they are not and stating they do it all for you in my research that is questionable. Overall great design, but 600K no way!

According to the manufacturer this house is built to the national manufactured home standard (i.e. mobile home). $639K is an awful lot for a dwelling built to the mobile home standard especially when you can get a stick built house built to higher standards for the same or less.

I heard that the footpring of the home is just over 2,500 sqft BUT how much land is included? I like the idea but would like it much more if it was under USD$500,000. I like the features included.
The garage is a feature I feel more of the featured homes need to have just for the utility of extra storage, a place to keep your car, and a place to store your solar batteries. And I'm still weirded out by entrances into your home in the bedrooms.

I’m okay if this is the new trailer and is under $100k. As a trailer park product, it makes trailer parks look much nicer which makes the world a little better; although those people won’t take care of it, so that’s its own issue. As a pre-fab modern home offering, this thing looks very cheap. They could have spent more time on the design. It looks like someone trained an architect AI on she-sheds and shiplap.
Think it's great that they handle the land. Man, it's a hassle to say the least. Covenants, HOAs, permits, contractors, subcontractors, wells, septic and whatever else you didn't think of.

I looked into mftrd and there were too many horror stories about how long they take to deliver a house once you sign the contract and fixing any problems after delivery.
