    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

      I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

      @@HudsonEthan-00 The crazy part is that those advisors are probably outperforming the market and raising good returns but some are charging fees over fees that drain your portfolio. Is this the case with yours too?

    Nice video. I've lived in Las Vegas for 22 years and make around $55,000 a year as a slot technician. I recently purchased a 2 bed, 2 bath condo with a loan amount of $203,500. I never thought I would be able to buy a place to call home. My payment is going to be about $1,840 a month. As long as you don't have a drinking or gambling problem then you can live a normal life in Las Vegas.

    I have lived in LA and also Las Vegas. To me the biggest difference is just how easy it is to live in Las Vegas with much less stress. Everything is close. Going out for the evening a breeze. Going to a sports event or concert: easy. Going to a lake or a walking trail: easy. Its hot in the summer but so are parts of LA and in Vegas everything is air conditioned. What they call "traffic" in Las Vegas is LA at 2 in the morning. Housing costs 1/2. Car registration about the same. Electricity slightly less. Income tax: ZERO!

    I've lived in Las Vegas since 2010; and it's been an awesome place for me and my family; also ran a business, and sold it 2019; just recently retired and are packing up to travel abroad with my family; our home will be rented out during our travels; and will definitely missed it. Las Vegas has been a blessing for my family.

    Besides us all living in casinos, they also think it’s 100 degrees ALL YEAR ROUND. This winter (& your sweater) are proof, it’s been freezing lately.🥶 Great info, great shots, great editing!! 👍🏾

    I lived in Vegas back around 2010. Right after the 08 crash.....and it was a shared situation. 4 apartments, your own bed and bathroom but the kitchen was shared. It was nice actually. And the price? $250 a month. Just couldn't beat it.

      In this business, we're always saying "those were the days" because of how cheap rent and housing used to be. But in this market, costs always rise (along with the economy, right?). But you just have to learn to get the most bang for your buck!

    I’m seriously thinking of relocating to Las Vegas from the Tampa Bay area and have been looking at 2/2 condos online. Your prices there are much lower than here and your monthly maintenance fees and property taxes are clearly ONE HALF of what they are here in Tampa!!……….a very good combination. I’m a real rain hater and can’t wait to get out to Nevada!😁

    I am researching moving to Vegas. I’d either be moving in April or June of 2024 and I’m glad I’ve come across this channel. Hoping to get some insight on job opportunities. I am currently a high School security guard in Wisconsin and love working with the kids.     Do not rent in Vegas, BUY. Don't go to the strip, eat at home. Food prices in restaurants are Crazy expensive. If you want a burger in any hotel expect to pay over 20 dollars for it.
    Gas prices are around 4.00 a gallon. Electricity is 144 dollars a month for a 2 BD Condo.
    HOA is at least 200 a month. If you have a drinking or gambling problem, then stay away.

    $1,500 - Nevada Las Vegas 3/2 Bds/2Ba 1,200 Sqft.
    No State income tax!

    Good job Ms. Laci. So after I FINALLY got approved to move here, I was able to find an apartment for less than half the average rent and my commute to my Downtown Office is about 30 minutes.

    Used to just have service jobs. Apartments were cheap, rent was cheap. Better paying jobs moved in and sadly the 2000s changed the city. 1990s Vegas saw city become family friendly

      EXACTLY!!! Not even that it was just service jobs but jobs payed/still pay low so everything else was cheaper. California money has changed everything, but in reality CA people without money are moving to Vegas so eventually they’ll move somewhere else.

    I am from Los Angeles, still living with my parents and I want to move out. What’s preventing me, it’s impossible to rent a studio or one bed room apartment on a low pay full-time job and door dash driver. Even renting a room is expensive. I’m thinking moving to Las Vegas, and make a transfer to my job, it’s a possible to rent a one bedroom apartment or studio there?.

    I'm contemplating a move to Vegas. I have job offers there and compared to when I lived in San Diego the rent prices are amazing. But I don't have a car and don't plan on having one. Should I rent near my job? (It would be in North Vegas)

      These are amazing questions. you have around 20-25 minute drive from North Las Vegas to the Strip. And while you can make use of the public transportation or uber or something, you can't take away the convenience of having a car. If you can find a rental near your job, that is always recommended.     Hello Beautiful Las Vegas Gal-Real good, and comprehensive report. When I first came here in 1990-(I share dual residence with Staten Island,N.Y.)-There was about 150-200 thousand people here. Many areas were not developed the way they are now. Las Vegas is now Big City America. With that comes a lot of good, some bad, but mostly positive. I personally love where I live.

      One reason is all the drunks on the road.
      L.V. Review Journal once PRINTED that:
      24/7 17% of ALL drivers on the road were legally intoxicated.
      That's exponentially higher on Fri & Sat.nights so...🤷‍♂️

    Retired w/ wife. Been there 1/2 times last time in Vegas 2007 - our beloved dogs 15 &17 years passed so we are planning to relocate to West. N.V. would be ideal for real estate/state taxes for us. looking to rent one year before buying - don't want to rush since might be permanent for life. Not looking for neighbors so tract housing is out. are you familiar w/ new or newer homes or LAND W/Acres = 3-5 AC outside the strip 60 miles perimeter? privacy upmost must.     I watched the whole thing. This video shows that Vegas is an amazing place compared to California which is now a hell-hole due to rising crime, homeless, cost of living, drug use, etc. Can't wait to call Las Vegas my new home.

    May I ask why do you consider buying is better than renting? For example: if one pays 2000 a month for a rental it will take 10years of payments for a 240,000 condo.

      Honestly, we really have to understand what your purpose is when it comes to living in Las Vegas along with understanding your goals. But the reason why I do recommend buying instead of renting is because the rental rates are pretty high, and they are always increasing. But if you own your home, you also have the option of renting it out in the future...and you can still make profits out of it.

    Hi, I'm planning on moving to Vegas this spring. (Early may) . I've never been there as an adult only during a vacation when I was 13. I live in Detroit I work with my fiance and we live in an apartment together too.. my fiance has bad asthma and Detroit weather and air quality is too much for him he's always getting sick. We are both cooks at a restaurant, we want to find a job doing the same there hopefully.

    One thing I don't like about Las Vegas is the Health Care which is NOT that great. We moved here from CA in 2015 when the cost of living was "a LOT less than it is now"! But even tho the cost of living has risen, so far Vegas is still more affordable to live than CAL or ARIZ

      But yes, cost of living will never be what it was before...but you're right. Las Vegas is definitely more affordable than several other states.

    Thanks for all the info re: living in Las Vegas you were able to squeeze into your short video. I have no reason to doubt anything you said (never having even been there myself!) EXCEPT just one "little" thing: "Now is a good time to buy" (if I heard you right). Sorry, but IMO, no, it isn't...even if many real estate agents/brokers/mortgage brokers say that also. Now and even 3 months ago when you did this video. JMO though, as I'm not a real estate "expert."
    Still, no knows where the housing market is going, or what the mortgage interest rate will be in 2-3 years time, but *I* think they will be down big-time, and THAT will be the time to buy. That is, if one can afford to WAIT for a while (as I am doing).
    Not sure how things will be for SELLERS though (or sellers looking to refinance their high interest rates on their over-priced homes if they bought recently), but for BUYERS things should be clearly better than presently.
    In MY case, it's not so much the prices of homes now (even though they're over-priced/inflated to a "noticeable" degree!), it's the too-high mortgage interest rate (30-year fixed/$0-down VA loan is 7.027% now). I hope by the time I'm READY to buy -- meaning late 2025/early 2026 -- I WILL be able to find not only a suitable property, but an affordable one as well. Likely in CO (Springs) though...am in "cheaper" TX now "waiting" to see how things are at that point in the future (and working to prepare for the mortgage pre-qualification process).
    As for car insurance in Las Vegas, the cost was a tad (!) surprising...and I thought TX and CO were bad! ;-)
    Also, property tax exemptions (if I understand them correctly) for even 100% disabled veterans in NV don't seem very "generous" -- but CO is kind of "cheap" when it comes to their resident vet, too. In TX, we get 100% exemption -- no "pocket-change" discount.
    BTW, you have a great view from your condo (a bit pricey for me though)! :-)

Obviously, not everyone can get a house nowadays, and we would never advise someone to invest if we know and understand that they can't do it or it's in the way of some other major goal they have. Owning a home is an investment in so many ways, and we just want to make sure that there are as little risk as possible. But thank you for commenting and watching this video!

      @@LasVegasGal Thanks! For several reasons, a home would not be any "investment" as there'd be no benefit at all for me in that -- it'd just be a place to live vs. apt renting. Still, I do look forward to the market being more affordable at the same time I'm ready to buy (~3 years). And of course, I want "as little risk as possible" when *I* buy as well...so I'll be relying on my real estate agent/broker's knowledge/skills heavily.

      Of course, I realize people in my situation me are a tiny minority and so MOST people will not look at house-buying as I do, but still LOTS of them also don't think it's a time to buy, either....they just have different reasons/plans/expectations than I.

      Summers are hot but are a dry heat. Winter can be cool but rarely cold. Snow happens in Vegas about once every ten years but never stays on the ground for more than a couple of hours. See snow on the surrounding mountains year round. Doesn't rain much but do have flash floods some times. Just stay out of the water when one occurs.

      You are definitely right.... while the city itself is great, we definitely need to improve when discussing public schools. Fortunately, there are other options when it comes to your child's education -- there magnet schools, private schools, homeschooling and more.

    Yea the BOOM came within the last 5 years, I moved to Las Vegas back in 2007 from California,I seen that CALI was on the rent rise back then, and got me and my children up out there.But I must say when we first moved here in 07' u could get a 3 bedroom for $800 Verses Cali 3 bedroom I was paying back then $1395 , life is cool in Vegas but their job market has been the same since I've been here now 16 years, the same jobs hiring over and over, to me is deceptive to people who is moving here 🤔

    Vegas is overpriced average one bedroom 1500$ and up don’t forget about your electric bill. And not to mention car insurance is expensive and traffic suck . Let after 12 don’t forget the high crime .

      My rent was $700 before the pandemic and now it's over $1,000 everyone is pushing that it's a great deal cause they are charging $1,500 for the same unit but they raised the rent during a global endemic and things in the unit haven't been replaced or repaired in years.       Hey @Gambling Shenanigans. I think it's getting expensive everywhere, but Vegas is not too bad compared to other areas. And I can understand the concern about the water issues, but our government is proactive about making sure it doesn't become a real concern.

      So this is the biggest myth to bust. Las Vegas will never run out of water, ever. For 1 it is the best city in the world for recycling water. All the major hotel casinos do not use Lake Mead water -- its ground water. Bellagio fountains? Ground water. O Cirque d Soleil pool? Recycled Ground water. If Lake Mead dries out the state of Colorado will be the Gobi desert first because that's where the water comes from. By law Nevada gets the Colorado water before AZ and CA do. Las Vegas uses 1% of the Colorado's water. AZ and CA use 90%.

      @@zerotogem Oh that's easy. Las Vegas has always been stingy with water. And infrastructure to recylce costs more money. Its no different than a electric power company telling people to cut back at peak hours. Saves making new powerplants. Water is not cheap in Las Vegas so we work to reduce its usage. Every drop that goes down a drain is cleaned and ends up in Lake Mead. What does California do with its water? Dumps it on the ground.

    I love living in north las vegas. Taxes and insurance are cheaper and everything is close and easy to get to. I don't venture down to the strip often, maybe once a year but it's a nice change of pace once a year or so. There's nothing I don't love about living here, almost 10 years now

      Sorry my previous reply was for a different comment. You’ll need a car in Las Vegas or at least plan on using Uber to get around. Our public transport is not the greatest and takes a long time. With that said, if you live downtown or near downtown Summerlin or The District, those areas are more walkable and easy to get around in. I hope this helped.

      @@kingnevermore25 It’s a weird place because technically it’s a “city” but outside of the strip it’s very desert and almost rural. I would recommend at least getting a motorized bike because you don’t want to be outside walking around alone because there aren’t a lot of other walkers, plus it’s so hot April-Oct.

    The place is a dump ! Crime all over no matter where you live. There’s not enough police . The health care system is broken not many doctors. Minimum wage bad. This place is for young adults who don’t have responsibilities. To raise a family it’s awful. People can’t drive lots of drunk drivers . The list goes on .

    I lived in Las Vegas twice and loved it. It just has this magical feeling about it. Healthcare left a lot to be desired but i got lucky and found an old Jewish doctor that gave me great treatment. I also found other hospitals that were great. UMC just totally sucked. Las Vegas has one of the best police departments in the country, however there are areas of Las Vegas to avoid because of crime. Found it stranger about not being able to find eggs there. Cost of living seems very high to me but we have the same problem in Florida. I bought a house in Florida just so my grandson could have a place to live. Luckily he found a job not five miles from the house. The neighborhood i bought in isn't the greatest, but i plan on helping to clean it up for the crime issue. I decided to move to Florida about 12 years ago. The deciding factor for me not to move to Vegas again was i foresaw the water shortage from Lake Meade. As for property taxes, Florida also has no state income tax. They also have a homestead law for veterans exempting the first 75k from the value of your domicile home. I am 100% disabled vet so i am 100% exempt from tax on my home. The home i sold last year for $545k i would have been paying about $6500 a year in home taxes but with mt VA exemption i was only responsible for some local taxes which came to $377 a year. I think you should have talked more about the crime rate. Education is one thing i did not like about Las Vegas being you have a year round school system. Makes it very hard to plan a vacation if you have different age school children. I say very hard because with two children more than likely one would be missing classes during a vacation. When i lived there both times i never had a problem finding employment, but then again i am a workaholic and not afraid of work. Last weighing the pro's and cons i have to say i miss Las Vegas, always have and always will.

    I found it quite unprofessional how frequently you used the word "freakin" during this short 10 min video.
