In recent times scamsters are innovating in the style of property frauds and real estate scams in India. Recently I cam across a new real estate scam in Gurgaon but I am very sure there would be different versions of this scam happening across the country.

All real estate agent on portal show very good pictures, but when we call they say it is sold out and then go some worst bad property
Bro, it is simply a marketing technique to get some leads. Similar strategies applied by swiggy, zomato, and other online apps, which says 70% off, 60% off, but ultimately, if you buy even for 1000 rupees, you max off will be 50 - 100 rupees only. But no one questions that

Yes.. magicbricks in no.1 in this. Will show unrealistic property at unrealistic price.. and then they will ask you to pay for subscription to get the number of the owner... And after we take the subscription and call that property owner it turns out fake..
And that way ur subscription fees gets wasted..
Always prefer 99acre as they are much ethical compare to magicbricks or nobroker
Resell Market is different and Fresh market is different 😅
This is exactly the same thing that happened to me. I was looking for a rental in Bangalore in June'23 on magicbricks. I connected with 2 acammers, both posed as owners working in some government offices at very high positions. Both asked to pay Rs.500 as visiting charges. But I felt something was fishy because no society charges just to see a flat for rental. Hence, I didn't proceed with them and blocked their numbers.
Same modus operandi. This happened to one of my colleagues, too. She paid 2000 bucks to see the property upfront. Pretty sure this is the same group of scammers operating in Delhi NCR.

The only rule of avoiding scam: If any unknown ask for money before providing any service then simply say NO. Its a SCAM.
One guy tried this with me, asked 2000 rs deposit for flat visit. Paisa chodo usko itni innovative galiyaan sunai zindagi bhar nahi bhoolega! 😂
Add to that, there is no receipt for the brokerage. House owners dont give receipt for rent paid either, and deduct hefty amounts in the name of painting, repair etc. despite staying for only few months, and a paltry sum is refunded from the advance paid. I have also heard that brokersge is charged again if you wish to extend your stay on the rented property.
This type of advance was asked a few months ago when i was looking to rent an apartment. I refused to pay and told him come to the location and i will pay you 3000 to see the flat. He hung up 😂 this was in Hyderabad Hi tech city area. Thank you for enlightening us
Thanks for bringing this up, we have been cheated same way by paying advance for maid services. Raised complaint at consumer court,etc portals but no use. Root of all this is just dial
Sir, same happened with me in Hyderabad too, but I was able to realize that the agents were scamsters as the mentioned property didn't even exist on the pinned location as per Google maps.

New- Scam-- - A person posing as an army officer contacts the owner, expresses interest in the property, and asks to pre-pay the deposit or advance without even seeing the property first. They say there is process in army you need to add army bank account number in phone by then request for payment. but they make you pay money form your account to them by manipulating payment mothod
Exact thing has happened to us too. We had listed our property online for rent. Some one calls us saying he's from CISF. He sends Adhar Card and PAN when we asked which was clear that it was edited. Later he continues with same PhonePe request tactic to pay the advance not even looking at the property. We cut the call by threatening them of police complaint.
I got saved being scammed by this process too since I insisted deposit to be made by issuance of a cheque or a bankers' cheque
I too came across this while searching flat in gurgaon, but thanks to 99 acres I didnt fall to this. They already show this alert on their app.
I think there is need of insurance product for these rental property sites . So that if fraud happend to the registered user claim can be paid to the user .

I'm well aware of these scams and didn't share any details/money with them. But I did report this to 99acres. I hope no one gets scammed and these scammers get caught soon. Same happened with me in Noida from 99 acres site. But I didn't pay any money 😎
Similar happened while I was searching PG/Hostel in Pune, I got doubtful and did not move ahead.
In my case No Broker said that you have chosen house from their side so shifting Movers and packer services charged on discount, they charged less Rs 10,000/_ compaired to others. I booked transfer Rs5000/_in advance .They done but with low grade unexperienced person and then increased amount to Rs 5000 on final by informed me truck/ van is not available, i stuck by giving advance Rs5000.
At last after reminder / complaint they had not given Invoice or receipt. Which is urgent for me to claim form my office.
I lost to claim whole money.

Nice informative video. There is one more problem. When you try to buy a flat and share your mobile no, it is spread and shared with all the property dealers and all will call you and you will be mad.
There is one more scam. Please make a video on it. This scam is regarding Matrimony.
I lost big amount with this one and DLF Oakwood was the mentioned society and 99 acres..

Its just not about the property but schools in Bangalore also started this and that too openly!
Some of the schools are now asking for school visiting charges when you want to go and visit the school for your child's admission.

99 Acre site more frauds happening and i personally seen in Cyber crime cell in Hyderabad
Exactly the same thing happened with me and my friend also 8 months back in Hyderabad.
Luckily we were at the property location and called him.
And other 4 short listed was also similar.
It's such a clear and Intentional cheating, why can't police catch them I don't understand.
Same thing happens to me while searching for flat for rent in noida, but I denied paying beforehand.

File complaints action will be taken, 500 rupees and 2000 rupees nobody file complaints, that is individual problem

This happened with me when I was looking fir a rented flat for my daughter. I did pay 2000 to the scamsters, for issuing a visitor card from the society. The complex was supposed to be a very posh one so I believed and paid.
But it didn't end there, they asked fir another 2500 for some other stupid booking fee. It was sounding fishy so I declined. I then checked up if there was actually such property available.
This is where we want to fund a house sitting on our Butts, and they take advantage of that.
Also the photos they show on the website look like an interior designer has designed the flat
Hello Sir. I am Indian army soldier who has been cheated by jms builder in Gurgaon. I purchased plot in primeland with written confirmation that first transfer will be free. At time of sale they refused to honour commitment and charged high transfer fee. Can you please cover this story as well against such fraud builder
So basically if scammer put realistic price and if there is indeed 1 bhk available we are doomed
There is a arora real estate agent in preet vihar who charges 1000 rs for showing flats and 1 month brokerage. Full on unprofessional behaviour of doing business
Boycott such brokers and they will stop such practices.

I faced this in Bangalore, and the weird part is the flat I saw was on magic bricks and it was under their premium plan.

One guy tried this with me. He showed a plot and I liked it and froze the deal. Later I got to know that asking price is higher than the market rate. I didn't get into any agreement or anything of that sort. I made another offer that is closer to the market rate which obviously owner declined. I pulled out of the deal and owner didn't care much. The agent who showed me the plot started bugging me to give Rs. 2000 for nothing. I tried making him understand but he wouldn't budge. Finally I asked his address so I can send him legal notice for illegally demanding money from me. He stopped pestering me.. Be your own protector and never leave your guard down when you're in Indian real estate market

I asked for pan card and Aadhar because he said he is the owner and has property in Karol Bagh, he sent a fake Aadhar and pan card, spotted.
This happened with me as well recently in Pune.
Sunday same happened with ne for pg he ask me 500 rs and told me security guard ko paynt recipet dikhao gye tabhi entry millegi..thnk God saved 500 as he sent me scanner on my whtsapp plz beawear

Sir, thank you for making aware of these scams. In Bangalore, almost 600 people in 2006-8 period cheated by Griha Kalyan. Can u make a video on that. And in Bangalore, there is a 3rd party who takes pre booking money for any flats and people do invest . Do u think its a good option?

I also came across same situation with same amount in pune.
Alert guys we have faced same rental scam and lost 20k. Incident took place in Hyderabad as we figured as soon as possible and complaint filed as cyber crime. Not one number h they are using multiple numbers all are handed in return to police. But sad part still I can see those persons on sites like 99 acres, no broker and magic bricks. I'm not saying all these sites properties involved in scam but few they are doing. If you find highfie eminities with low price in prime area please enquiry and then proceed further. My request another person should not suffer as I suffered 🙏 and requesting please sites kindly need to check what sites u guys are suggesting on ur app.
nobroker is full of these fraudsters.
another fraudster called me posing as a military person from Dehradoon and stated he will pay rent upfront from some military credit card and sent me qr code request thinking that i would make payment where he said once i scan and click ok i wi receive it. have got multiple calls from different people with same story.
