In Bangalore a under construction property from A grade builders like Sobha, prestige, Brigade makes more sense as I have personally observed that prices shoot up when project is ready to move. For example, a property in Sobha during under construction phase costs around 65 lakhs in 2017 and now same property is costing more than 1.2cr and more
I have purchased ready to move flat of reputed builder.At the time of taken over my flat,I have indicated six defects in the papers.After taken over the charge of flat,builder denied to remove the defects.After threatening of court,builder removed the defects of my flat.
My personal experience is always go for Ready to move in property (House, Apartment etc) which you can see and feel before making life’s biggest financial decision. If you are looking for investment purposes, then always go for land allotted by Government agencies (DDA, GDA, Yeida, HUDA, PUDA etc). This has very low risk and always buy land which is within 50-100 kms of your place of residence so you can always monitor. Don’t buy in the impression of making rental income as it has lots of hassles and very low returns compared to what you can easily get from Bank deposit. Rental income has many other risks as well as additional costs. Buy a property when you can make at least 50% down payment from your own savings and rest to mortgage from Public lenders as they will perform due diligence on your behalf. Don’t expect much from crook builders and snail paced judiciary in India and live a peaceful life while having a property which you can enjoy for self use. Buying / Selling property has many unknown risks as well as high taxation if you are dealing in cheque payments instead of cash. This is my own experience in dealing with property transactions of last 25 years.

Law should change, if any issue comes some power should give to common people as well that they can raise there voice 😢😢

To be honest,Your all videos are the best on RUclips for these topics. Other videos are confusing with a lot of sound effects and video editing.
The biggest risk is developer fraud and default i.e. the buyer may never get the flat if the developer intends to act in bad faith.

If you are buying from a listed builder then I don't think there is risk in buying under construction property
Never go for under construction property with local developer. Always go with A category builder after check with track record too.
