      At least once a quarter I pull a list of 10,000 numbers

    Great content. How do you navigate the DNC and TCPA rules when cold calling? Do you just ignore it, or do you take extra steps? I'm new to off-market acquisitions, and most investors I see are 50/50 on this issue. Appreciate your feedback.

    Learned a lot thanks! My questions is, when it comes to Property Radar, how do you know you're calling potential motivated sellers? Is this purely based on your custom search results such as owning it for 20 years? Just trying to figure out how this works before spending money on it. How do I know I'm not just calling random people's houses that have no intention of selling? I hope that makes sense. Does narrowing down your search stats increase the chances of finding motivated sellers?

      Everything you said is correct. The reason you're calling is to identify whether or not a person is motivated to sell or not. Most of the people you call will say no, a small percentage may be interested, and an even smaller percentage will be motivated and ready to sell. It's up to you to out in the work and find out. And yes, typically, the more filters you add (it's called list stacking) the better chance you have to get a motivated seller from that list.

    I feel like the phone # in property radar is inaccurate. I use deal machine, but when I export to files it gives too many different likely owners. Any suggestions to where I can just get one phone number and one owner info?

      I tried deal machine skiptracing and it’s horrible. I use batch skiptracing and has been the only skiptracing that is accurate in my opinion. Was deal machine a good skiptracer for you?
