    Aw Monica, all I can think of when watching this is how upset you were a couple years back…I think you were sitting in your car crying about not having a clear passion/path you wanted to pursue in life. It’s so heartwarming to see you living so well after seeing you down and feeling so directionless just a few short years ago. Keep up the good work, girl.
    Also loved when you said “this pant”…lol idk why it made me lol. 😂

    Impressive video. I started a bit late (graduated from my doctorate program at age 30 in 2014 with 170k in school loan debt). Managed to pay off my debt by 2019 and currently have a house and 250k total in investments (combo of profit share, 401k and a brokerage account). I'm not very knowledgeable in investing, so I just have my investing currently in index funds mainly Too but have been putting a lot into Schd the past few months. I don’t know if that's the optimal strategy, but psychologically it is very set it and forget it, and prevents me from obsessing over individual stock performance.

      @@Believer292 Instead of using different brokerage accounts to purchase index funds or individual stock, compare your age(s) and how much time you have estimated till retirement, you can also opt to consulting/working with a fund manager/advisor for an “optimal strategy” to outperform the bear market.

    Wow. This was SO invaluable!! It’s absolutely thrilling to see a millennial be transparent about their finances. I love that you also included some random purchases you regret or that you still stand by and that you were honest about spending extra money on convenience. This is just so so good.

    Great video Monica! Appreciate your candor. I always feel like budget videos underestimate expenses. I'm not surprised by your $400 monthly wine cost. That's easily done over the course of a month if you buy 2-3 bottles as well as hit a few happy hours with friends.

      GS is a con artist - the fact he scammed people to put money in FTX and knew it was a scam, tells you everything about his character. His scam channel has hurt more people than it has helped. Listening to him is risky at best

    I work in finance and I’d definitely recommend still checking your reoccurring charges quarterly! Even if you report your card missing- some companies keep your cc information and although the card number itself changes, the account remains opened/the same so they are able to continue billing. I’d recommend calling your bank and requesting to turn off reoccurring charges which is an added measure to assure they are completely restricted from going in and billing your credit card! You can actually skip reporting the card missing and just stop reoccurring charges! A bonus is you won’t have to wait for a new card too!

    I like the whole overview and the honesty about income, purchases and expenses.
    As a current 34 years old I cannot relate at all. One month's wages is more than my annual income. I have no chances of owning a property in the UK. It is interesting to know more about others' people lifestyles but it can also be very overwhelming if someone tries to compare themselves to it.

      Someone whose living on a farm, In their vehicle or in a tent is looked at as incapable of living THEIR LIVES and yet have no overhead bills or rent ot pay for. It's Alot safer to pay rent or own a home, but then locked into a long term contract... The wealthy have money and investments but in reality, these people with money are quite literally the stupidest people alive in that they have the most to lose.
      Look at Musk speaking out about AGI,
      HE KNOWS HE'LL LOSE EVERY DOLLAR HE HAS TO AGI potientlaly giving humanity more power and unlimited energy.
      Central Bank Digital currencies
      Digital IDs
      AI /AGI
      Technology gave these people money and when they lose it again due to technology, their going to be without skills and many people will certainly DIE.

      CNBC profiled a couple several years back, together they had about $500k in income and WERE STILL PAYING OFF STUDENT LOANS. I rolled my eyes when I saw that.

    My guilty pleasures are books and streaming content. I spent roughly a $100 month on those and I would say they’re worth it. My rent covers all my living needs so I’m in a good place and I consider myself fortunate.

It comes from emotional spending, Im one of those people who like to do different things. I think I was meant to see this video because struggled really bad, I going to keep going.     I'm moving out into my first apartment alone in Appleton, Wisconsin. Nothing compared to Seattle or Palm Springs, but it's a small metro city. Just recently they added Bird electric scooters to the community which I thought was cool. At 23 years old I also spend a lot of money too! I'm not worried about paying bills or anything but more concerned about investing for my future, like if I want to purchase a home in 5-10 years and for unexpected health emergencies. I'm still navigating that.

It all depends on how you define the term successful for yourself ❤️ success can also be to get out of bed and ready in the morning, depending on your situation in life.     I thought Monica just became a real estate agent 2 years ago but she said she has been making $500k for the last 4 years? I'm surprised she even makes $250k from real estate in only 2 years. With only 2 years of experience and no previous network she already shot up to be within the top 1% of real estate agents in the entire country. Something not adding up for me.

      She probably got a lot of leads from her RUclips channel. Having an online platform already with a fair amount of audience has definitely helped.

      @@pamelabetances143 Seems inconsistent with the experience of other RUclipsrs that have even more subs like Graham Stephen (said he barely got any leads at all for real estate from his youtube channel), or Erik Conover (had 2 million+ subs went into real estate, then quit because he wasn't making any money). I could believe $250k after establishing a real network of buyers over 10 years, but not only after 2 years. Otherwise, every youtuber with 1 million subs would be a real estate broker on the side if it were that easy.

    When it comes to shacking up, i have a 3 year limit. There's some things you won't find out about your significant other until you start living with them so 3 years is fine. But once you hit 3 years shacked up, you should be able to decide if the person you are living with is the person you want to spend the rest of your life with.

    Careful about cancelling your subscriptions by changing your card. I did that once and a merchant reported a 30 day missed payment for a $5 payment. Ridiculous.

    Question. I lived in Austin for 10 years and currently in Memphis. Im planning tp visit and see if Seattle is a fit. Would you rate Seattle over Austin? What is a good neighborhood to live for a young single professional over 30? I lived in Atlanta, San Diego, and Naples Florida too. The cafe scene is part of my routine and I prefer clean upscale area
