With the winds on the right side of the storm being mostly out of the south and southeast I'm not sure I understand how the surge could be so high until the storm makes a turn to the northeast somewhere around the latitude of Tampa Bay.
Because that part of Florida is on a continental shelf. That means it’s more shallow, which pushes the water on itself and swells on land.
The model is the model. When the leading edge of the actual storm arrives, that is when the storm surge arrives.
What zone is Bonita Springs? A or B?
Any buildings that are that close to the water have code regulated heights that the first living level has to be - it’s way above the surge line.
