Estate developers are the major culprits when it comes to the dollarization of our cedi. Everything they do is dollars. Buying, renting, leasing are all done with dollars.

Businesses can simply use a favourable/market FX RATE and make sure products/services are quoted in CEDIS. At end of the day, let's think about Ghana first.

Some wasted spaces around, for e.g., where the guest toilet is. Also, all of the bedrooms where the wardrobe and the toilets are could be better positioned side by side with their own entry along the wall. Nothing wrong with cctv in side the house, you'd be surprise how useful it becomes should any unscrupulous person invades your property. Shame there wasn't a laundry room separate. Having a washing machine in the kitchen is UK style, not the most convenient when you need to hand wash certain things or to store dirty laundry. The storage room or pantry, where are the shelves? That kitchen could have a breakfast table or an island with bar stools, again not utilising the spaces well. I like the black metal fence though, and really, really nice😉
I also say houses in Ghana are expensive than some places in USA. No wonder there is lots of corruption in Ghana. How do you expect people to buy this?
Obviously houses in some parts of Ghana will be more expensive than houses in some parts of any country in the world, and houses in some parts of the US will be more expensive than houses in some parts of Ghana. Real estate is about location. The higher the demand for a particular location, the higher the price, that’s just how it works.

Burglar proof is good, but if there is an emergency ‼️ there will be no means of escape….that’s something most Ghanaians forget to provide their house. There is a need to consider, not only burglar proof, a means for an exit….

I don't like using the phrase "third world" but it's crazy that a country that has no sidewalks, no major world-class shopping, no job opportunities, and no world-class entertainment, has the audacity to have such horrendous house prices. The reason why rent/house prices are high in the West is because of the amenities and job opportunities on offer. Soon these prices will backfire on them.

@@ghsense2626 it would be a 30 year mortgage. Where I am from you would have to come up with a down payment and finance the rest with a loan from a mortgage company or bank. Down payments range from usually 2-5% of the total cost of the house depending on your credit score. Plus closing costs as well.
