Hey Jasmine, love love your content however this company SuCasa is one of the worst real estate companies in Ghana. My husband and I invested in purchasing our first home here. The worst decision thus far. We were promised timelines and hoped to move in by December of last year. We visited in January of this year only to see nothing built except the model homes they keep commissioning social media influencers to promote. Till date nothing to show and a refund request still in limbo. We’re literally on the verge of sending lawyers to finalize our refund. It’s a horrible experience, people in the diaspora please PLEASE be careful!!! We have all worked too hard to be tossed for a loop at home.
I’m sorry that has happened to you. I hope more people find out about these builders so they don’t get hurt like you guys have. I truly hope that you get your money back soon. Wow, what dishonesty.

Sadly, buying real estate can sometimes be nightmarish, as you have described. So sorry you had to learn the hard way. When such things happen overseas, they can be much more challenging to resolve than in your own country. Many influencers are promoting all kinds of international real estate opportunities, some involving citizenship deals. Seems like only the naïve would follow their advice, and that seems to be what such influencers are banking on. Do your research. Buyer beware!

Most of these realtors are not straightforward. They'll advertise a teaser price , and when you call , it turns out to be a different price or story altogether..

@Mrs F If one already have the land, it doesn't have to be in Accra , there're professional contractors who can build similar structures for less than $70000.00 within 6 months. Just get a good lawyer and shop around.

I enjoyed your video and your calm demeanor in communicating. It came off honest and genuine. If you are one that accepts feedback, here’s my two cents. It appeared you had fallen in love with the four bedroom house and sort of compared the three bedroom to it in your referencing. It appeared the four bedroom was an anchor and the three didn’t measure up (which is factual) however in real estate sales and marketing, it’s always best to focus on the strengths of as an entity on its own no matter it’s flaws or comparative value. For example, Speak to being perfect for smaller families that are growing and looking for a starter home, or for investors looking for STR’s Etc. Overall , you did very well. This isn’t a critique but an appreciation of your work. I’m into real estate and would love to work with you in the near future! God bless and follow your bliss!
I just left a tour of this development 2 weeks ago the 2br 45k property - at all stages is sold out. Of course I was informed after I traveled all the way to the development.

She's not a good marketer, how could she be using the negative aspect of the property to market to the people. Instead of using the positive selling point, she's talking about smaller, smaller, smaller. Go for training.
To be honest, 45k is a fair price (on profits of course). But you can build a 6 bedroom 1 storey with this amount. I have done that, and it is possible.

Beautiful properties, reasonable prices. I just wish developers incorporated a bit more green space. Ghana is humid, a couple trees and grass wouldn't hurt! The 4 bedroom would be my pick...it's just open and bright.

the prices are now as of june 16th $35,000 more than when this video was released. keep that in mind as you explore the prospect of buying. it went from very reasonable to competitive.
The first people get the best price because they need to sell to recoup and not much if any demand. Then as demand increases, so do the prices. Same here in the US

Very nice affordable properties! Very close to neighbours, several windows especially bathrooms shower windows look straight into neighbours bathrooms. Other issue, is that there is no outdoor space at the back for children to play or even if you need some outdoor privacy.
Overall nice properties.
When you show properties at different price points and different sizes never compare them? Accentuate the highlights of both.

Is there a group where people can talk about their experiences with realtors, car dealers, land owners etc? It’s come to my understanding that the amount of scams in the motherland is SO rampant you can never know for sure if anything you invest in is just a pile of dog poop. Hurts my heart to think about it because I wanna come home so bad but DAMN. This sounds scary AF been slaving in states so long that the thought of coming home just to be scammed and taken for everything I’ve got is terrifying. I also noticed no one replied to the negative comments or addressed their concerns at all.

So the problem of buying property in Ghana is you have to be there yourself, you see the property make inquiries about it you pay it with evidence especially land but when it comes to houses make sure you know the particular house you’re buying the location not online or they can tell you pay half before they show you please don’t do it. Scammers are everywhere so have evidence both in person and paper
I don't know of a group. But there's a security company, Genescis (formerly Global Sky Security Limited), that does comprehensive background checks on properties, and businesses when requested. Their payment plans are reasonable, at least to me.

The problem is most Ghanaians dont do their research. When the price is too good to be true, the alarm bells should start ringing for u.
For example when the equivalent houses in the area is selling for around $200k its not possible that they can sell theirs for around $100k (ding! Ding! Ding!)
Jasmine, I loved the video! As a buyer of one of the homes from SuCasa Properties, I can confirm to your viewers the prices are as advertised. Unfortunately the experience has not been as impressive. It would be nice to finally receive the keys to our unit instead of constantly seeing them being used for advertisements. Some of the buyers in this community have been waiting for more than 16 months to get the keys to their properties. What was sold as a 16-week timeline is turning into 2 years for some!!!

@@chigasaki06 Your guess is as good as ours; all we keep getting is one excuse after the other. Each month the completion dates keep getting pushed forward with no logical end or explanation. There is little regard to the buyers who have paid their hard-earned money with hopes of having a retirement, vacation, or investment property. Great concept; horrible follow-through or commitment to building on trust.

Are the security bars absolutely necessary in Ghana? Everyone says Ghana is so safe but you guys live in fortresses behind electrified walls. Even in the worst communities in my city we don't live like animals in cages. Otherwise this is a nice place.
I love everything about this property but the kitchen doesn’t look that amazing. I wish they could’ve made the kitchen a little bit bigger with more cabinets. Great video Jas❤
I agree. The kitchen in the 3 bedroom actually looks a little better than the 4 bedroom property. The cabinets in the 4 bedroom house looks basic. But at that price, they can easily be switched out.

Love the home. But 2 down fall for me is , to close to other homes and window in shower to big. I would have just a short window that goes to top of wall where no one can't see in but still allow light to come in.❤
The problem is , no trees , no space between buildings , so close to each other , no backyard , so much concrete. you have to allow the buildings to breathe.....

Why are you guys just not doing the right thing or follow the foot steps of those doing the right thing in this line of business, I just called only to realize it’s not true as advertised, please lady I really have been following most of your educative and informative videos but with this house adverts are bad for your image , at least be truthful on this matters , I just called only to get a totally different information, the $45k is for two bed rooms plus , this houses on the screen are over $100k and one has to pay it all for you to build , this is another level of scam , I was willing and ready to pay cash for one of this unit then get it furnished before December for Christmas with my family , only to be disappointed at this , please I know it’s not you but the owners make you do this to catch our attention, it goes a long way to make many wanna unsubscribe to your channel cuz it’s misleading information

You're so right! The layout makes sense unlike the many houses that people build here in Angola (the windows aren't big enough to let the light in and the layout are usually crazy). These houses are even well priced. Kudos to the developers 👍. I think english speaking african countries are more advanced in many aspects than the rest of the continent in my opinion even when it comes to the architectural designs and layout of houses.

It's more Teddy's story so what I'm doing? I'm trying to get a better visual of how does homes look in Ghana? Let alone the type of neighborhood she lives in

Very impressive properties for the price. A wee bit disappointed that despite mentioned security post, the ground floor windows of the 4 bed has the dreaded metal bars. When you are selling a product, you don’t tell how nice it is according to your likeness. Such comments like “I really like it” makes it more of a mockery. Just tell me the features and let me decide if I like it or not.

And it's hair salons right there. Then that's the Hair Salon. She works at her name is Linda
The prices they show on RUclips triple when you contact them. I was quoted $75k for 3 bedrooms and 105k for 4 bedrooms. They be scamming over there.

Even is this building is sitting on a third of 70×100' plot, it is still impossible to sell this property at $45000.

the government needs to grant land to Ghanaians ,free without charge and freehold.
if they sell to a non citizen in law make that 50 year leases.
developers you are shooting yourselves in the foot if you are not building individual homes on plots of land that Ghanaians can afford and enjoy. why? because people from the americas will not come and buy if the country is not safe and stable. having homes for local population is very stabilizing. it creates a measure of discomfort between those that have and this that have not, African Americans will not come because it will drive prices of stuff up for locals. by having more of the local population in their own homes allows a developer to charge higher prices. but not two tier prices. for example African Americans paying 100,000 +, they can build in the US. think now, what is the compelling reason people should first come, second buy a house, third stay.
as a developer you want to get the government on your side. that means you and they need to plan out streets, lighting, paving roads in cities and towns, build sewage systems and rainfall water system. you need them, to clean cities, towns, streets, grounds, cut grasses, etc. this will create a great number of jobs and local people that can buy houses. but, it will also add value to every property you are developing and selling. those jobs will create other jobs. don't let America fool you. the government is the largest employer in the United States. in America there are state governments and city government all employing people. from those people working steady jobs all other jobs grow and expand.
Flat roofs are not suitable for our Sub-Saharan tropical environment where we receive heavy rain...
Then, why do we hate plants and greenery? Is due to living in arid countries like UAE?
This tiny and overcrowded little country will soon run out of space for its indigenous people as it sells itself to the highest foreign bidder. This is why I am wary of African integration; after such myopic countries sell themselves off to foreigners, their people will try to run to my country crying "one Africa". I don't think so.
If I heard her right. 2-bedroom = 45,000 USD, 3-bedroom = 70,000USD & 4-bedroom = 105,000USD.

They claim there's phase 2 @ kantamanso(not east legon hills) and phase 3 @ Ayi-mensah so why do they keep advertising this🤔. This marketing strategy is not cool. I don't mind with the *off plan* attached, this is not fair. Are this buildings really for sale or sold out ?

Can't they build 1 or 2 units fully furnished at those locations and display them for marketing. The earlier you know their target and agenda, the better for us all.
I was informed phase one and two are sold out but they are now selling phase 3. I have made it my job to let u know what is available but its also important for everyone to make direct queries with the sellers to ensure you are buying exactly what suits you. I wasn’t informed about the the different locations so thanks for sharing 🥰

Very nice!! Here in America you can't even buy a studio apartment for $45,000. Most people rent and even if you wanted to buy a studio apartment it would probably be no less than $150,000. And that would be in a very bad neighborhood. And that's for a small studio apartment with a bathroom and kitchen. In fact if you go to New York studio apartments are a lot more. And big apartments, also called condominiums are in the millions. But I think that when you change it to cedis that's when it will be more expensive for Ghanaians who don't make as much money. It would take me over ten years to save $45,000 lol. Maybe longer than that. Anyway thanks again for sharing this video.

See the comment above from someone who purchased a unit, but has not received it after 2 yrs. This appears to be a scam- building the properties, allowing people to view it, but never releasing the keys to owners who paid their money.
