This is lovely and not meaning to sound negative, but the risk of buying such housing types in Ghana is the lack of maintenance culture and how inconsiderate neighbours can be. 6am and someone would have their stereo on full blast with total disregard for others. I grew up in the 80's in Italian flats community 2, which is about 10mins drive from these apartments, used to be one of the nicer areas in Tema. Recently went back after 20 odd years of not visiting and I couldn't believe how bad such a once lovely area had deteriorated.
Italian flats not a gated community so maintenance was left up to individual tenants. So sometimes u will notice one level is painted and the rest have been left alone.. etc
My dear you just wrote about the unfortunate truth. You’re dead right about the description. A neighbour will be praying, shouting and killing witches , wizards and principalities all night. I wouldn’t live in such apartments in Africa for free, talk less of buying 😬😬😬😬

Yes its AFRICA and they busy trying to turn it in a concrete jungle like the west. Some ppl will shout “don’t change a thing “ because they have lived in building and their lives and have NEVER known the beauty of fruit and other trees around them. They will also say “ don’t change a thing” because they are probably NOT parents and can’t see the potential of children drowning in a pool left wide open for curious children to jump in. These apartments show very well. No TV, No eating in my bedroom. Do take drinking in before bed. I try not to have the mobile phone charging in my room but so far haven't conquered that yet. Your hair & outfit becomes you Jasmine 🌻
I do love Sakumono- it is so green and quiet. Thank you Jasmine, these are some of the nicest apartments and houses ive seen on youtube. They are obviously built for families and not just for profit. The greenery, trees and space are beautiful. Thoughtful people built these homes. These are not flashy bachelor pads built for show and not for living, which are so common on Ghana RUclips. All the rooms were spacious, thoughtfully laid out, no ugly tiles, no ugly POP, and no paint on the door architraves to clean up! No obvious snagging list, just a beautifully finished estate. 👏🏾👏🏾👏🏾
This is impressive, we are gradually getting the European apartment housing system in Ghana, this makes me miss Berlin, where such buiding securities and addressing system is almost perfect

I love it. It's green, spacious, quiet, etc. I would live there. My only small critique is the color of the building. The green color is not nice and inconsistent with other apartment blocks. Other than that, it's a win.

Really nice but as someone on here has alluded to…will residents pay their maintenance dues? Will they understand the need to work together to keep the whole community clean? I live in a gated community in Greater Accra now. It’s a nightmare to get some of the residents to follow the bylaws and help maintain the value of their properties.
Maintenance and security should be the absolute top priority for this property to grow it's equity in the next 5-10 years. If it starts to look poorly managed then it becomes a glorified issue. All greenery should be as green as possible ALWAYS. Including 10 miles of road headed to the property. Police presence should be visible at all times to allow tourists to flourish. There should be businesses of all kinds surrounding the entire compound.

I always watch your channel when it comes to property Africa is way over price with low wages and poor roads. Turkey, Panama, Portugal, Spain, Thailand is much cheaper and have better infrastructure. Ghana need to rethink there house prices.
It's true that properties are very expensive in Africa, but there is a reason for that. 1. Most of the building materials are imported. About 80 to 90% of the materials are imported from outside. By the time you pay cost + freight +insurance + taxes, your cost will go up. If a builder in Turkey or Spain buys a door for, let's say, $100, a builder in Ghana will pay $200 or more for the same door. These costs go into pricing the property at the end of the day. 2. Land acquisition and preparation. Land is very expensive in prime areas. You could pay in excess of a million dollars just to get a land. You have to pay to get water, electricity, roads, drainage etc. These come at high costs and are added to the prices of the houses.
It is the same reason why a car is more expensive in Ghana than places like Germany & USA. For example, you can get a Chevy SUV for $40k in the USA but the same car will cost you $50k in Ghana because of costs associated with importing the car to Ghana.
@mitchelbuilding Yes, prime area land in Ghana is very expensive. We recently went to see a land in Tema industrial area going for 1 million US dollars. (I was there to see it personally). Some areas around the airport, East Legon, Cantonments, etc, are very expensive. I'm not making this up. Ask estate developers. If you are even lucky, the land will be without problems. Otherwise, you will have to go through a painful court process for years before you can even build anything on the land.
These apartments are nice but why don’t the fridge come with the stove in the kitchen🤔 I can do without the dishwasher and microwave but fridge…😮 Nope 😖 I like the non carpets easy to clean and the flooring is so shiny all you need is a damp mop…don’t want to chemically ruin the floors shine😊 No laundry in apartment buildings no mailroom no work-out area…hardly no amenities in apartment…Why should they be for sell? At that price…. No grills on balconies just outside but if you want a propane stove on your house balcony nice, but not apartment… Wow those prices for house didn’t include appliances should be cheaper…no washer dryer should be cheaper…. The apartments for purchase is too much….what would the rent price be? I wouldn’t buy an apartment with so many people but I might rent….😮 With so many people and children you may not want to stay too noisy😮 Thanks for showing apartment and home living in Ghana, Africa….is y’all living wage higher…cause the places was a bit pricey….

This development lacks infrastructure like landscaping, more pools more kids areas and it could do with a community centre. There is a lot of apartments in this development right now it’s boring!!

Sockets in bathrooms are supposed to be ingress protected. However the ones in the buildings aren't. In South Korea were i live, the ingress protected Sockets are manufactured with a covering which protects it from water. From my experience in buildings electrical design in ghana, we indicate these tiny details but i think the developers end up buying the regular sockets for installations in bathrooms and water prone areas.

The stand alone maisonette have no inbuilt wardrobes thats the only missing thing i could love but they are very spacious well organised and built
