I’m a Ghanaian-American living in Ethiopia. I haven’t really seen home developments like this in Addis Ababa it’s a very densely populated city.
Any type of nice properties are super expensive ($400k US and up). The only alternative are apartments and they can be built poorly with too many people, leaks and pests.
The really nice luxury apartments cost about $270k!
Ghana is the way to go for modern living in developed communities that don’t break the bank.

Most restaurant kitchens in the U.S. are disgusting, as are public bathrooms littered with germs everywhere. It is what it is, and low impact with germs is what keeps a healthy immune system, but I cook with bottled water, and if you don't want to bathe in water with shit particles, then just get a water filtration system. The high ceilings open up the spaces giving them an airy and breathable. From the outside view, it does not appear that the inside provides the brightness it does. A tray ceiling would have given more depth. But I understand the modern design.

These builders has to know whom they are attracting to buy these houses. For one thing, many of the locals can't afford these prices, so who are they marketing to? Many of these houses will sold to none Africans because many will not be able to pay those prices.

This is more of a concrete jungle. Bunch of concrete stacked together. Why even have private fences in front of the home buildings when there's practically no space between the road and the buildings. The fence makes an already clustered community even more squeezed up...

Homes without any greenery and shades can be likened to huts on a desert. Those are far cheaper.

Ghana being a tropical country there should have been trees planted at the corners of each compound to create cooling zones.

It is also important you talk about the land on which these nice buildings are built. Especially the interest the purchaser would have in the land. Whether a lease for 99 years or an Assignment with the number of years remaining. Also at the expiration of the said term, how smoothly can the interest in land be renewed and the amount consideration
