250000 dollars in Oyarifa and it’s all sold out with only 3 remaining. Really? Go there at night and you will see that only 2 people live there and that 80% are empty. You building these homes for the people in the diaspora but the diasporas themselves are suffering abroad with no money and none of them want to go for a mortgage so my advise to developers in Ghana. The way the world is going right now, build affordable houses for 70-90 thousand USD otherwise you will only lock your money in these unaffordable homes only to turn them into air B and B with little return on investment .

Everytime South Africa prices are down. Check the price of land and the importation of build materials for the finishing of the house and then you will sympathize with the developers in Ghana.
You can't compare two countries. The economic situation in one country is not the same in another.

1. Cost of land
2. Ease of acquiring land
3. Cost of capital (Interest rate)
4.Cost of construction
5. Labour cost
6. Market force (eg demand and supply)
7 Location of building
8. Demand for that location
and many more
Clarification:
Not blaming expats for wanting find a home on the continent. But as with any other capitalistic society, supply and demand determines price. Ghanaians taking advantage of the demand from the influx of expats is no different than the real estate market in Florida, California, etc.
These Ghanaian developers always making the maid's room as tiny as possible as if they're going to be standing all night or maybe presume they'll be sleeping on benches

The most fundamental rule in real estate is location. You cannot compare prices of homes in different countries, not even different areas of the same city. Also, prices are determined by the market.

Not only in America in Southern Africa we have small garden at the front and massive back garden it's the norm, it's only in Ghana where I've seen the main garden at the front of the house.
Yeah the back of the house is the front in Gh. Ideally the pool and garden is at the back of a modern contemporary European etc house. But in Ghana, ppl want to show off so you have to walk past the pool and garden if there's any before you go into the house😂

Most of us don't have any options than to buy, let your family members build for you and you will regret, let private developers do it for you and you will regret as well. I started growing grey hair soon as I started my project due to stress... I'm actually planning of acquiring a weapon so I can go and deal with ppl back there, it seems to be the only thing there are afraid of.

Every time I see these expensive homes I am always thinking about the students that finishes college and need a job but can't find one that even pays well. I think the houses prices are high so people who are not from ghana can't purchase it and make money from it. I don't want to live in Accra, I want to build business in accra then my house will be in Kwahu. Lands is cheap over there and 30K can get you some nice house!!
Ridiculous prices can get a 4 bed home in Texas for that where I have good roads continuous electricity water cleaner air and side walks.

Not a bad house. The price egregious. The average Ghanaian can't afford this house. Definitely built for the expats. I live in the US and would not pay 250000 for this house in Ghana or the US. Shame on the builders only trying to line there pockets.

Please don't be so quick to lash out, these are potential customers. The comment was "the average Ghanaian" which is a true statement. People in the diaspora are Ghanaians as well, and many reside in both Ghana and wherever their second homes are. They are also mostly informed with first-hand information, not TV. It is true that comparatively, the location and quality of buildings in Accra are not at par looking globally. A small gated community is not enough, the entire city counts. The reason for this is understood as well; cost of land and imports to name a few, so I don't see a scam here. I will personally value this property at ~$100, 000. Where are the shades, greenery, play grounds, etc. I wouldn't want to live in a confined area where there are no trees. Health hazard.
That house has a terrible floor plan. It has so many walls 🧱 which make it look lize a maze. Second, it's way and way overpriced. I can get a bigger house or apartment in South Africa 🇿🇦 or Kenya 🇰🇪 where they have much better infrastructures and better neighborhoods for that kind of money; therefore, my bid for your house is $140K

That is super overpriced. If the locals can’t buy it then we can’t either. Once moving there we won’t be making American dollars. So it makes no sense to buy a house that cost that much. Only to become broke and have to leave. People don’t seem to think ahead. All yall doing is creating another form of poverty. But the home is gorgeous. I’m just not trynna go broke there.

What do you want the authorities to do? Tell businessmen how much they can sell their products? If you can't afford this one, there are plenty of other houses that will be within your budget. Please go through the channel, i have lots of other options available

There are institutions in Western countries that appraise properties. They can tell you the estimated price suited for your house. In Ghana, I only hear of Appraisers when there's going to be an auction of Gov't vehicles.
Basically, these Appraisers will give you an estimated price based on their evaluation and it is up to you to add your margin.
@@gamej7946 That is very true, and most developers do take appraisal report for the properties because of clients who use mortgage to purchase the properties. And from my experience, the valuation reports I have seen especially those from the Banks price the properties far more than their market value. The reason for the high price of properties in Ghana is more complicated than valuation report, maybe I should do a video explaining some of the challenges in the industry in Ghana.
