While the Charente region and areas like Cognac or Angoulême remain attractive in terms of price per square meter, this gem is truly exceptional. 🌟 It’s becoming increasingly rare to find a pure Charentaise house with its enclosed courtyard and tall walls. The double entrances with beautiful gates and doors add even more charm to the entire property. 🏡✨ The hidden garden behind the garage, near the barn, is a huge bonus. 🌿 Given the amount of remaining space to be developed, it’s essential to enlist the services of an architect to approve the plans (they usually handle everything, and their cost is quite reasonable). The good news is that the current owner has already done this and has plans for the two large buildings that can serve as a great starting point for a new buyer. 📝 Personally, I’d recommend living there first, which is easy to do with the 350m² already beautifully renovated, to see how the light changes throughout the day and take the time to really get a feel for the place. This prevents any regrets from rushing into decisions. 🕊 For example, in my current 17th-century home, my outdoor renovations were slightly delayed, but it turned out to be a blessing because I changed my mind several times to get the perfect layout. C’est à notre avis, une des plus belles propriétés disponibles dans le Sud Ouest, et son prix est vraiment incroyable ! On l’adore !
