  • I know what it costs to have an architect draw up a set of plans and I also knew that I could do it. So I did! With a pencil, eraser and graph paper and I got our building permit using those plans... Follow us on o Off Grid Home build over the next four months by subscribing

    As an architectural draftsman, I’m very proud of you. I went through years of schooling, learned thousands of building codes and ACAD command to do something you did on a drawing board. Congratulations!!!

      I am in the process of submitting my drawings for a residential addition permit. They kicked it back saying I needed to site the building codes. Currently using 2015 IRC/IBC in my county. Any info or help would be so greatly appreciated, thank you!

      @@GGg-ug3jr I did ok with the codes but the county kicked it back again saying the foundation needed to be engineered so I hired a structural engineer to test all loads against the counties requirements. That took six weeks, he just sent me the numbers this week saying all passes the requirements. Time to submit to the county yet again.

    Fantastic! My brother made his own plans too, and after a dozen corrections they finally gave him the permit. He was in the town so they got picky. Now he's on 67 acres, and he was approved for a house 3 times the size of the first one, and it took only one visit. I've watched a few of your videos, and I'm loving them. Bless, Sheila

    Had to start back towards the beginning so I can see where it all started....These plans look great and we are glad we do not require inspection for our area as we have also started drawing our own home plans.

    Hello I brought a home that needs floor repair and some sill replacement I. Call the 2×8 along on the foundation that the studs of the north wall are nailed to the sill city inspector wants a architect draw up before permit like you said it will cost way more that way I want to draw up plans myself any help you recommend books video etc etc would be appreciated.thank you.

    Even if your county requires stamped plans
    Just submit them without it
    If they meet the criteria they will usually eccept them
    If you're using trusses they will come with calcs
    You can use built up lumber for your beams and headers
    But microlambs are cheap and less labor

    Congratulations on the approval! Amazing approved without the plans being redrawn and submitted, welcome to good rural living.
    San Diego County California and some places here in Phoenix will not accept drawings unless stamped by an engineer and they require they draw the plans themselves. San Diego County is a real stickler on how they want the submittal packet despite the hundreds of homes that were lost then (client forced submittal when I wanted to hold back and have reviewed by a Professor at the community college).
    I am chuckling as in your introduction video you stated came from the Southeast Phoenix, guessed Gilbert, and about that, was right?

    When my grandfather was building his house, my uncle drew the plans (he is an engineer) but the plans kept getting denied over and over again. Untill he put his title in front of his name and they got accepted. This is how they do it in the Netherlands. It has nothing to do with how good the plan is or if it is safe or not, they only look at your title and education. Wish I lived in the US where people can still think like people in most states.

      a ruler and a draft paper. I drew it to scale. Kept it very simple. IT's not hard.

      showing a friend today ya vids. we got talking about a plan he was wanting to do and showed him the barn thing and he is hooked now. he wants to do the same. and said yours looks beautiful lol. he is not type GUY to say beautiful. he came to the barn i lived in it was metal siding. the wood was a nice touch for him to understand homey

    thnx red; one comment - the outsource architect service - in most cases will have those beam sizes and truss engineering (the structural mathematics of) 'under belt'. comment #2 > its basically foolproof - enrolling in continued adult education course work @ the local community college. example: surveying I & II you will gain the skills and understanding to produce a reasonably accurate plat of survey for that off grid homestead, which, with a bit of extracirricular 'homework' maybe with that goal in mind, the survey coursework / trigonometry could be applied to the structural engineering of what else it is you want to gain from the overall project. thumbs the window wells, tar & moen hdwr.; the styro - concure; over the course of time , well worth the initial out of pocket expense. (the buildings lifetime)

    May I ask. So What does it takes for I want to draw everything by myself and start putting the work together?
    First. Those drawing is just dimension or the house top and side view? And in video he did say something about engineer stamp?
    So in the end we still need to go the engineer guy?
    I can draw the whole house like those drawing. Is that all to it? or I still need like how the beam is going through and the plumbing? Thanks in advance if anyone can help

      Depends on your codes. Mine don't require professional plans but the beam had to be engineered for the application. Check with your codes department.

      What about the "instructural plan"? is it like this much of concrete for the base, beam for the house is 4 x 8, IDK. Those seem to be something an architecture would do right? I was hoping to find out, like what are the requirements for the owner build to able to actually hold the sled hammer and start breaking wall and rebuild again.
      All i know so for is floor plan is required, other than that, I kept hearing different story from different people. If anyone can point me to the right direction would be cool

    When we met with an architect to draw up our plans. She wanted 5-10k to do it. We were like that was what the entire project was projected to cost. It’s crazy how expensive they are.

      I want to build a 20x20 Tiny house and was quoted $6,000 by an architect. Absolutely crazy. I'm going to find out if I can do this in my municipality. I think I'm cable of drawing up 400 square feet that only require interior bathroom and kitchen walls.

      @@latonyalee7821 our town let us do our drawings for the 2nd floor remodel. We moved walls. And just to be sure about things we hired a structural engineer to let the town know the walls we were taking down weren’t structural but we were still going to brace one of them to avoid possible issues because of the span.

    Hello there,
    Great content, I really enjoy what you are doing. I actually binge watched all your episodes in two days.
    I disagree with you though on the decision of not hiring a licensed architect. As I see the progress of the construction, I notice the typical omissions that end up on my desk from clients who took the same approach only to realize unfortunately too late that some design decisions cost 3 to 4 time more than what they should have.
    To put it on a level that everyone understands, it's like someone with a flu who takes over the counter medications avoiding a visit to the doctor and end up with a pneumonia.
    I won't enter in the details, It would be too long,
    I hope you won't take this comment too bad,
    I really like what you are doing, keep the good work, and if you need my detailed opinion I would be more than happy to give it to you.

      Thanks for watching. I always had a hard time with architects. Most of the architects I knew never had any construction experience and therefore their plans reflected this. That being said, my wife's uncle is an architect and he's great at what he does but he's also a builder. I'm sure you're a great architect. I knew what I wanted in a house. It's such a simple house that an architect likely wouldn't have had much more to offer.

    If you would like a 3D computer version of your house I would do it free. It would include interior and exterior walls, roof truss/rafter.
    It would be viewable with an online viewer (free).

    too bad this doesn't apply in ontario, canada. We need someone qualified under the ministry exams for the sections of buildings they are drafting. This being house, small building, large building, complex...etc.

    OK...sorry to choke the joy .but I thought the purpose of " off grid " is to avoid permits which means permission.....and to be your own authority......and not have a corporate entity telling you what you can & can't do...! all those permits....just makes you subject to their " rules & regulations " ....hum...perhaps you could clear my thoughts.....what do I know....!

      There is some truth to that. There are counties in Idaho as well as other states that do not require building permits. We wanted to live in a county that happened to require a building permit. All that this means is I have to get the home inspected during the building process and I have to build my house to certain building codes. The cost of this permit is very cheap compared to where we came from. For us this was acceptable. For others, maybe not. We chose to live in an area where this is required. The term off grid usually applys to access to power and other utilities. We have no utilities available therefore we are off grid.

      In most counties in the US, you can try building without permits, but they can then make you tear it down, and even put a lean on your property if you don't do it when your supposed to. So, it's smarter to get it approved, and when it's done, you never have to deal with them again. Off Grid, means Off the electric. Grid refers to electrical distribution, and I think what your talking about is connected more with building the new "Tiny House" but even then you can be put off the property in strict areas. We used to have almost no codes at all, and now there are very heavy fines if you start something without permission and approvals. My neighbor built a deck that was 75' x 20' and had to tear it down because his neighbor reported him. So, all in all, it's best to play by the rules, they never bother you again, if you do it right.       NhguaVhayz Ajerutas I'm in the same boat as TPR, sure it would be nice to live where you can avoid permitting and other regulations, but most of the US is strictly regulated by local and federal law. It is so good to have videos like this that show us that it is possible to get this stuff done safely. Hopefully we can get enough good examples to help convince lawmakers to allow for more self sufficient living.

      even though most if us would like big brother to keep their noises to them selfs... some times it's needed..
      and yes we need building permits..
      look around the world were tgey build what they want... when disasters hit the carnage...
      some of that multiplied by a lack of building to codes...
      there are lots of people that have the ability to build to the codes or better...
      but them there are those that think they know every thing... but accualy know little.. and are unsafe...
      think of it this way..
      at some time we will have passed to the other side...
      some other family seeing our property (dream).
      and deciding it perfect for their family...
      wants to know that the things built on the property are safe to bring raise their family on..
      and every city/ county, needs their money to run on...
      one of the fees i have run across..
      since using solar panels generates no income for the city..
      they have a yearly solar (?) tax (fee)..
      if i remember right it's $154 a year..
      at least we live in a country where we can complain...

    You have 5 kids... why would you build a house, one where you said you want to live in forever, with only 3 bedrooms? I mean, keeping the kids in 2 bedrooms by gender, fine, that happens. But the age range is so big... especially with the boys.. But what about as they get older? What about when they get married and have kids? Do you not want to have a place where everyone can be? I guess not. Its just, here you have all this space, you can do anything.... and a 3 bedroom....
