I love your page and am getting ready for my exam but these specific questions might be good for a very base understanding but are way too easy and simple. Not likely to see many of these on the exam. Appreciate the explanations when you do your q+a’s though! I would love some complicated math questions!!!
The exam is not as difficult as you might think. We tend to overthink things. Keep it simple and you’ll see how much easier it goes. Best of luck to you and thank you for your kind words.
Go over #4 ans. Bilateral Agreement vs Valuable consideration:
Yeah, that one threw me off too. When you say mutual exchange of promises that sounds way more like bilateral agreement then valuable consideration. But when they say something of value it sounds like valuable consideration. I'm pretty sure they put too much info into the question making both answers correct.

This was so good. I only got one wrong. I’m studying for my real estate exam on Wednesday, May 8 and Maggie. You have been such a blessing. I will be a real estate agent in Tampa very soon. 4 could easily be bilateral agreement or valuable consideration. 5. could be meeting of the minds or offer and acceptance. Does the actual exam have multiple answers that are technically correct? If im off base please, someone explain to me how, by definition, 4 and 5 dont have 2 correct answers?

C. a sworn, written request for investigation.

A sworn, written request for investigation because a lis pendens is basically a cloud on a title which has nothing to do with GREC, and since the other two (A & B) have member of public vs. licensee, that's definitely not it as ANYONE can file a complaint. So the best answer would be C.

How long does a realtor have to remove an online listing once the deal is closed?
That wasn’t the exact question but it was along those lines. I know realtors have 10 days to remove a sign off a building once sold but what about online?
@@zackallen2392 that seems more state specific. I'm not too sure what an online listing is. Never heard of that. Was 10 days an answer choice?

Contracts are so confusing to me I keep getting implied and express mixed up
An express contract is stated in clear terms, either orally or in writing, while an implied contract is formed by the actions or conduct of the parties involved, indicating their mutual intent to agree. Hope this helps.

I do not understand question 22. How is the contract enforceable if it is not in writing ?
Because it’s for trade fixtures. Not for a sale and purchase of real estate where it would need to be in writing to be enforceable.

i have a question. can u give me an example of a void contract, and an example of a voidable contract?
Void contract: we enter into an agreement to cut your lawn even though the HOA says only they can cut lawns. That’s illegal so it’s void.
Voidable contract: we enter into a contract and then you find out I am a minor. That’s voidable.
