@@se7endispatchandlogistics996 yes, a few unconventional tips. I looked up on RUclips videos on how to study and how to retain info. Medical students were most influential. They read a subject from 3 different sources. I also took any test I could find. I will do a couple videos on how I passed but determination and faith is everything

The real estate book from Hagerstown Community College and a guide from Keller Williams Realty.
Studying has been complicated for me but I’m going to push really hard and not give up.

@@dranium07 no tricks, just make sure u understand federal housing, fee simples. Leases, and ur disclosures any material fact.and listen to Jonathan’s question they help.

They are similar to the real exam. The real estate commissions pull from a database of over 10,000 different text questions so these are good samplings of what you'll find on the real exam.

@@letaygebremskel9270 for help with the state exam, you might call the broker of the office you're going to join and see if there is a local real estate school they recommend for state questions or classes. They should know of a real estate school nearby with some good resources.
On question 11 i had the concept but the interest rate through me completely off.

@@jinhuiyan9709 If I remember correctly, there's 85 National, and 65 State. I'll be retaking my National portion in May. I was provided with a calculator, an eraser board, and a locker to store my things. Good luck to you!!

Great video! I don’t understand why a heater would be considered functional obsolescence. Wouldn’t that be more like a bad floor plan, or a home with 4 bedrooms and 1 bathroom?
For that question, it would only be because the heater is in a house located in a very hot climate. So it would be unlikely that the heater would ever be used there. And so that’s what makes it functional obsolescence. Simply because the function of it is obsolete and not needed. And you are correct that it can also be a bad floor plan like a house with lots of bedrooms and only one bathroom. It’s just another example of a unique test question that could appear on an exam.

I think I’ve used my heater maybe 5 times in the 48 years I’ve lived here, so I see your point just thought it was weird to hear, coming from Miami. Btw, I love your videos. You’re changing lives!!!

Any insight of what you recommend to study?
My recommendation is to contact a couple of local brokers in your area, and see who they recommend to get study materials there. Because you will need states materials to pass the state exam also. And it’s a great way to introduce yourself to a couple of brokers. There might be some local real estate schools they might recommend who would have some good local materials.

Does this pertain more to state or national?
Since these are good for all 50 states, I"d say national for sure, but most of the state questions are also good for all 50 states. There will be a few "state" questions that differ from state to state though.
