    Awesome video. I always wanted to buy a stone house in Boka Kotorska but it's way above my budget so I bought land outside of Podgorica and started building a house there where I will be using stone for its facade.

    Thanks for making these types of videos. I do feel these prices are very high for Eastern Europe. Especially Montenegro, where the average income is just under 1,000€ a month.
    Now again thanks to this video I do see where you're looking is a big tourist area and Cruise ship destination.
    Will you be making a mini series of houses for sale in between your travels?

    We’re just creeping up on 1 Year of building and still a few weeks out until move in date. My patience have really been put to the test. But it will be great when it’s completed. No more !!! Are my final words.

      It takes a lot of patience to do a renovation or rebuild. What country are you doing this in, Ecuador if I’m not mistaken.

    Great to see. I bought a place in Montenegro a couple of years ago. Looked at Kotor and Peras and some of the other places. Perast is post card nice but way too small to actually live in. Even for a long summer. Kotor is too full of tourists and doesn’t have any good accessible beachen. Prcanj and Stoliv are both nice, but again rather small.
    I chose the city of Herceg Novi at the month of the bay instead. Good access to beachen/swimming and more year-round services.

    I've heard people found snakes in their toilets, sinks, attics. These stones seem to attract snakes and there is a plenty of snakes in Montenegro.

      Really??… curious when you were last in Montenegro? I’m noticing a very negative Montenegro narrative pattern in your recent comments on Montenegro videos as I review your history. I know you mentioned prior you are in Toronto currently. You seem to cherry pick statistics to paint a negative picture against the country. So the big question is when were you if ever in Montenegro and what is the root of your problem with Montenegro. I happen to enjoy Serbia and have many friends in Serbia, but I do find when I meet someone with a negative attitude they are from Serbia and haven’t been to Montenegro since prior to 2006. I’m wondering if this fits your background. Forgive me for wondering but the reality you continue to try to paint is not near the current reality.

      @@WarrenJulieTravel Truth be told all the Balkan is overpriced big time, but especially Montenegro, Belgrade and Dalmatia. I believe, but I am not sure, that the last time I was in Montenegro was in the summer of 1979. I was in Belgrade in the 90s. I was pretty satisfied with Balkans back then. In the 80s, prices were unified all across Balkans, around 350eur m2 and stayed at that level through the 90s. Maybe a little more in the Adriatic, but not much more. I am now in Canada where each property can be traced online all the way to its origin, with all transactions. For example, my condo was built in 1995 and sold new for $285,000cad, 1475 sq ft. I bought it from the first owner for $387,000cad in 2008. On the paper, now it is 1.5mil. What we had since then, since 2008 was, first the subprime mortgages slump, and then never ending quantitative easing rounds, helicopter money. This all spilled over all around the world, including Balkans.
      We do not have such property tracing in the Balkans, but we remember prices from the 80s and 90s. Now, if we compare graphs of price changes from, for example, 1990 or 1995 till now 2023, comparing Montenegro and Belgrade with Toronto. Taking into account everything. GDP, average salary etc. 350eur 1990/95. And in 2023 you mentioned something like 4000eur? This is 13 time increase in price! And I am talking about flyspeck in the hole and not a pleasant house. 1300% increase. My way overpriced condo in Canada, which is known for its ballooned prices, gained 350% since I purchased it. So if that is called ballooned, as IMF stated about Canada, I am wondering what would IMF say to Montenegro (and Belgrade and Dalmatia) for their 1350% price increases in the same period. Why would we exclude Montenegro from comparisons. Not long ago, whole buildings at the outskirts of Boston could have been bought for $450k, with a lot of apartments to rent. Through this comparison, I evaluate these houses as shown to maximum 100k, although I personally wouldn't pay that much. Balkan prices remind me much like Timeshare: the presentation starts at $16k organized by the district sales manager. And the district sales manager owes only $4k to the chief brain in England. I know this since a district sales manager friend revealed it. During presentation, whatever prospective buyer says, my friend would put his hand on their shoulder pronouncing Sold!

      @@Burevestnik9M730 you’re failing to recognize that these are prime areas in Kotor Bay, you can find much lower prices in Niksic , Podgorica or Sutomore but you’re not in Kotor Bay. You must understand there are locations in Toronto that are higher than other areas. Same in Montenegro, Perast is going to cost two plus times more than Risan 6 Km away and five times more than Niksic. It’s location location location… and historic value that can’t be replicated.

    My mother's side is all Montenegrin and father's from Novi Sad you visited already. I love Montenegro but keep one thing in mind when buying a 'stone building'; Montenegro is prone to earthquakes so make sure the house is retrofitted to earthquake-safe.

      I think after the Turkey earthquake it’s more on people’s minds. Of course there was the 1979 earthquake in Montenegro and there seems to be a large one every few hundred years. I pulled this information from the think hazard site: (Montenegro) earthquake hazard is classified as medium according to the information that is currently available. This means that there is a 10% chance of potentially-damaging earthquake shaking in your project area in the next 50 years. Based on this information, the impact of earthquake should be considered in all phases of the project, in particular during design and construction. Project planning decisions, project design, and construction methods should take into account the level of earthquake hazard. Further detailed information should be obtained to adequately account for the level of hazard.

      Old buildings are stronger than many new buildings on the Montenegrin coast.With possible reinforcements, it can be very good. My house is 200 years old and made of stone, it was damaged in an earthquake, but it was rebuilt in 1980 with reinforced concrete on the inside, and now it is stronger than new buildings on the coast.

    275k that's 25 thousand bucks over the original price if it wasn't for the dollar not keeping up with the Euro like last year. Still those houses in Monte, are a deal compared to crappy properties you can get in the US for 400k and up.

      Prices have risen in the Kotor Bay Area due to location and supply and demand. This said a lower cost stone home can be found in areas not as well known and invested in.

      @@WarrenJulieTravel Yeah that's also a factor. Montenegro in general is getting popular. I remember a cpl yrs ago, rental places around Kotor, were much cheaper.
