  • We went house hunting with Real House Realty in Novi Sad Serbia. Serbia is a country that has an affordable quality of life and Residency is allowed to home owners. Homes for Westerners can be quite affordable in Serbia even for those on a low budget.

    I love your guy's content! I am also thinking of purchasing some property in Belgrade. But I think I will spend some time to learn more about Serbia and see if there's better alternatives (Novi Sad for example). Also I'll see what I can learn from your videos about the process, thanks a lot! 😁

      Properties in Novi Sad and Belgrade are WAY overpriced today... Be careful with your investing, I would recommend to you cities like Subotica and Zrenjanin.

    Very nice. As an American I can stay for 90 days. This seems not enough time to become familiar with an area, search for the right home and go through the purchasing process. For me, I would likely need 6 months min. Also, would the resident process eat up my 90 days? Any tips for a longer stay in Serbia? Thanks

    You should definitely check out small town near Novi Sad (since you liked it so much) called Sremski Karlovci. Its lot more affordable and really beautifull with rich architecture and history. Good luck

    I just watched an ad about a modern project in Antalya-Turkey, the price of the new flat is 39000 $, which is a significant variance compared with the high prices of the real state in Serbia.

      @@WarrenJulieTravel The half-basement depth of the apartment is in Serbia considered as very low quality. So the price for this one is too high. Maybe it's like that because of the location.

    I really love the third apartment you visited on the outside of town!! How difficult is it to rent in Serbia with pets if one doesn't want to buy property immediately?

      Renting with pets should be pretty easy. You’ll have more willing to accept pets than not.

    A little heads up considering property in Novi Sad. Navi Sad is home of one of the biggest music festivals in Europe, the "exit" festival. So if you like peace and quiet, better choose your home a little bit farther from the center and from the "Petrovaradin" fortress. But it's not such a deal breaker since the festival lasts for about 4-5 days. I just think it's useful information to have if somebody is choosing a home.
    On the other hand if you plan to rent property during the "exit" festival prices for accomodations in Novi Sad skyrockets

    First apartment: renting at $300 per month. You could double your money in only 256 months, not including upkeep expenses + property taxes. Not a real estate pro but...can't see how that's a good investment. I like the video you guys did on the old houses in Serbia better. $20K for a huge house with property, still probable low yield but would be suitable to live in.

      These are probably not the best properties to invest in under that strategy, property values however in the area have been going up decent percentage each year. It’s a great place for a renter for sure and if you wanted residency through homeownership it’s pretty affordable.

    After buying flat apartment government will give permanent resident permit?

    That first property is not worth it asking price, however..no parking..probably worth about 45 k max

    Property is so much more expensive now in Novi Sad and Belgrade. Was hoping to buy in Serbia this year, however I think we'll be waiting. Prices seem to be coming down again.

I found out today about the migrant issue (problem) in Serbia. What is the current situation in Belgrade and Novi Sad? It sounds like an important consideration that would be helpful to know more about. Again, thank you for your fine work and hope to be in your shoes in a couple of years.

      I had to research what you were speaking about, as far as I can see in March there was a protest with 200 people upset about refugee migration predominantly from the Middle East. It’s not a movement against people that are self-sufficient from coming into the country.

      @@glenn2878 Nowadays, there simply aren't that many of them. Outside of the park next to the Belgrade bus station they are a relatively rare sighting. For them this is but a stop on their way to Western Europe. For the most part they don't cause any trouble as the police keeps pretty close tabs on them. An average retiree will not be affected by them in any way.

      I'm from Belgrade, Serbia. I will try to answer your question to the best of my ability. I think the current law is that as a foreigner you can buy a house with a land, but you can't buy just a land. But I think you can apply for citizenship when you have a property, and I believe that dual citizenship is possible it just takes longer

      It depends on your investing skill, you need to account for annual tax and inflation. If you can achieve an 8-11% average return you should be able to take out 4-5% to live on or $20-$25k a year.
      This said $2,000 a month in many countries gives an outstanding lifestyle.
      I would say if you are single and looking at Belgrade yes, but I am assuming you are investing. You can check out my investing video from over a year ago for income ideas. I like prosper.com a peer to peer lending platform if you won’t need to take a large chunk of cash out quickly. I have a mix of B C and D loans there and average 11% currently.

      In novi Sad probably not, in villages near Novi Sad, you can buy whole house for that money.

      @@danielabouza9315 One room apartment, 25m2 is around 20-30 thousadns of euros. Novi Sad, Belgrade. But, in suburb of belgrade, 30minuts BUS is, lets say 10 000 euros. But, the best way is to come to Serbia and ... Touristic visa, 3 months.
