    Distance to Noida International Airport from this project is 15 kms and it currently is taking 25 minutes of drive and not 5-7 minutes

    1- Green Bay Golf Village (Premium Project with Golf Course and Good Gentry, Best Club & Other Amenities, Wide Road -start from meter, Plot Dimensions is very Good, Golf Facing Plots, Low FAR ratio-More Green Area, Best security and safety, Nearby Forest Area, Clubs, restaurants, bar and Gaming Zone, cinemas is near by Ace YXP, Ready Amenities & Infrastructure, A Remarkably High Quality of Life, High Return on Investment in Future of this type of property, Reasonable & Competitive Price)
    2-Gaur Yamuna City-GYC (Narrow Road -9 meter, Maintenance Issue, Less FAR ratio, smaller size plots, Security Issue, crowded-more compact, Gaur maintenance, CRM, and management team are worse, issues with everything right from power, lift, security, and building quality)
    3-Ace Estate (Highly Costly-not justifiable price as per current scenario, Plot Dimensions is not Good, B part in the name of EOI / Booking, High FAR ratio-Less Green Area, Not Value for Money-1.30 Lakhs per sq.yard).
    Good analysis. Ace Estate plots ke price's ne pure Yamuna Expressway townships ka mahool kharab kar diya. 1.15 lakhs per square yard is not justifiable price as per all current scenario as i evaluate. Better to buy in another township in this price point. Plot dimensions bhi acche nahin Ace Estate ke. Ace ke marketing acchi hai bas isliye broker/seller market main ek haath main tail aur ek haath main chuna leke baithe hain, jis bande ko idea nahi hota ussi hisab se tail ya chuna laga diya diya jaata hain 😅😊 As well you have to pay few percentage of amount as B part in the name of EOI / Booking as i heard in market. Totally mashup system of Ace. Ace Estate develop hone main abhi bahut time lagega and their are lots of things which needs to shorted in this project. Not worth to buy at the price of 1.15 to 1.30 lakh per square yard. Ace Estate ka FAR ratio bhi kam hain as comparison to Greenbay. Congested bhi hain.

    On either the 3rd or 4th of April, I submitted a cheque of Rs. 1,000,000 EOI in Ace Terra project for a 1770 sqft unit. The amount was debited on 9th April 2024, and I received the payment confirmation email on 18th April 2024.
    On the launch day i.e.12th May 2024, I reached at 8:45 am with my one-year-old child for the unit allotment. Despite assurances from the contact person, Ankur, and waiting until 5:00 pm, I was informed that the unit I was offered, C-6/2202, had already been allotted to someone else. This experience was extremely disappointing and frustrating.
    I am deeply concerned about the lack of transparency and professionalism in this matter. It is unacceptable for a reputed brand like ACE to allocate the same unit to two different individuals.

    Apne samjhaya nahi developer ko apni calculations ke hisaab se market price jyada mai lunch kar rahe ho..project
